PROJECT DESIGN STAGES
Immersive Planet is one of the few firms in the world that is able to provide turnkey service, from conceptualization to design, fabrication and through installation and operational training. That is due our experience in writing, design, produce and project manage each project from start through completion.
OUR DESIGN PROCESS
Through a combination of communication strategies, efficient work procedures and supporting organizational documents, Immersive Planet will ensure that, while we may be working from a distance, the process will be the same as if we were right down the street.
Along the design process, a series of meetings and presentations will take place at the project site and/or client offices, ensuring that the Client designed representatives can be involved throughout the development of the project. At these meetings, senior members of Immersive Planet’s team will be in attendance to ensure consistent communication and accountability.
As a project moves into production, select members of Immersive Planet’s project management team would relocate to the project site, personally overseeing the final production and installation of all attraction components for which Immersive Planet is responsible and thus ensuring that the final product aligns with the client’s vision.
PROJECT DESIGN DESCRIPTIONBEFORE WE START
Before starting the work, the Client agrees to provide Immersive Planet information about:
• Original Vision • Site Analysis • Topographic maps of the project area • Resident population (number of inhabitants) in the area • Current amount of tourists in the area • Hotel accommodation in the area • Facts about parks and other entertainment options in the area • Possible limitations or conditions affecting project construction • Information on roads and access options, both private and
public
Immersive Planet for its part undertakes to make appropriate inquiries to compare data with the client and make recommendations
PHASE 1
CONCEPTUAL MASTERPLAN (MA) The Master planning phase builds on the Immersivestorm results into a Preliminary Project with a selection of rides and attractions, theming, traffic and guests flow, zoning layout, as well as front and back office requirements. We consider not only the areas with views of customers, our philosophy is make a comprehensive design package that includes all public and service areas, offices, technical areas, etc...
The scope of work in this phase is:
• Preliminary site study • Concept definition • Storyline, concept • Preliminary Master plan • Attractions selection • Planning paths, public flow • Access, relation with the environment, connections • Feasibility plan approach (optional)
PROJECT DESIGN STAGES
PROJECT DESIGN STAGESPHASE 2
CONCEPT DESIGN (CD) A Design Concept is a presentation of design solutions and ideas that are based on both the existing Site and Building Character Assessment and the completed Project Program and Storyline. It consists of rough thumbnail sketches, study models, reference images, and narratives that convey various approaches. A Design Concept is still at the idea stage, prior to developing Schematic Design Alternatives. In this phase, storylines and storyboards will be applied to the attractions, building volumes and other park elements. The result will be Masterplan with renderings and artist impressions of all park areas, attractions, restaurants, shops and all other marquees visible to the guests.
The scope of work for this phase is:
• Site Study and analysis of the site of project • Concept definition • Storyline
- Overall Storyline and per themed zone, a paragraph describing the guest experience for each Iconic attraction, activities and thematic area with reference photos or drawings to represent design objectives and support the storyline.
• Storyboard • Master plan
- It is included Park-wide Circulation Diagram to show: primary and secondary guest circulation, vehicular circulation, service circulation, employee access and exit, fire route, and emergency egress.
• Visualizations – theming (renders, artistic impressions) - Color illustrated bird-eye artwork of the entire park, Color POV of main
entrance of the park, sketch of perspective and POV of the main zones to clearly explain the design intent
• Characters and Mascots - Study of the main park mascots and characters from different thematic
areas or attractions
• Content and architectural briefing - Building program, describing GFA, requirements, capacity, BOH, etc.
• Attractions - A balanced study of rides/attractions according to the total capacity, the kind of ride
per height of guests and the attendance per ages and kind of experience.
- List of activities, attractions and shows for each zone with drawings or single photo references, description, main parameters, total installed capacity and THRC, adapt to guest target, guest experience (especially the unique experience type), PPH and equipment cost ex-works.
- Original attractions design.
• Operations - Viability plan, a social economic study of the area, including a population
study and accessibility by isochrones of distance. An accurate study of attendance per ages.
- An estimated attendance derived to the viability study for the first five years and an opening calendar calculating opening days and opening hours.
- A business plan in EBITDA terms according to the viability plan and the annual attendance. It will include a whole study of income by main lines (main gate, food and beverage, merchandising, photo opportunity etc.) as well as an expenses study with personnel, maintenance, COGS by income line.
PHASE 3
SCHEMATIC DESIGN (SD) The Schematic Design phase lies between the Concept Design and Detail Design especially in regards to theming, decorative elements and all building definitions that will be needed for the next phase. In this phase we will implement all elements of design from the conceptual phase into a technical set of documents.
The scope of work in this phase is:
• Storyline adjustment to CD Client needs after CD approval • Areas theming design • Light design • Attraction design
- Detailed design development of rides/attractions - Original attractions design development. - Attractions theming design - Show and parades design development
• Signage design development • Shops and Merchandising design • F&B areas design development • General sections and facades • Facility plans and requirements • Interior design • Set of complete drawings as rendering, the bird´s eye view and
Skyline • Original music soundtrack creation • Budget analysis and adjustment • Operation Plan
PROJECT DESIGN STAGES
PROJECT DESIGN STAGESPHASE 4
DETAILED DESIGN (DD) Once a final solution has been reached with the Schematic Design where all the architectonical requirements are met and the customer approves the solutions provided in it, the Detail Design is where each solution will be taken to the detail degree needed for tender process and production of the attraction and theming.
The scope of work for this phase is:
• Detailed plans with raised surfaces, general sections, interior spaces, and theming and furniture for interior and common areas
• Implementation of: climate system (active and passive), plumbing system and grey water treatment, data and voice systems, conventional and spectacular light systems (LED), sound systems, visual effects, technological and AV multimedia elements.
• Fire protection systems and other safety requirements • Evacuation routes • Acoustic isolation • Requirements and specification development for contractors in
construction and theming • Regarding theming and attractions construction, work hand by hand
under the supervision provided by the IP provider when required • Park and attractions AV design • Hardware and software design
• Logistics, shipping, custom clearance and temporary storage for theming elements, attractions and specific items
• Compliment with construction codes and other ordinances, norms of urban discipline, municipal ordinances, functionality, building, etc.
• Shops and Merchandising design development • F&B design development • Design coordination • Tender documents
PHASE 5
CONSTRUCTION DESIGN (CP) Once a final solution has been reached with the Detailed Design, where all the architectonical requirements are met, it becomes a Construction Design project where each solution will be taken to the detail to the degree needed for execution of the construction.
In this phase, we work in close collaboration with locals architects and engineers to ensure monitoring throughout the entire project of the regulations and local construction and security specifications.
The scope of work in this phase is:
• Detailed plans with raised surfaces, general sections, interior spaces, and theming and furniture for interior and common areas.
• Implementation of: climate system (active and passive), plumbing system and grey water treatment, data and voice systems, conventional and spectacular light systems (LED), sound systems, visual effects, technological and AV multimedia elements.
• Fire protection systems and other safety requirements. • Evacuation routes. • Acoustic isolation. • Requirements and specification development for contractors in
construction and theming.
PROJECT DESIGN STAGES• Regarding theming and attractions construction, third party
manufacturers supervision. • Logistics, shipping, custom clearance and temporary storage of
theming and attractions. • Compliment with construction codes and other regulations,
functionality, building, etc. • Design coordination • Tender process
Notes about the construction process
We have to state about our policy concerning safety in leisure and entertainment project regulations, that we apply the highest possible standards that the current regulations allow us. By our previous experiences in the project development in CIS countries is not unusual that we even will recommend techniques and security elements still not covered by these local regulations.
PROJECT DESIGN STAGESPHASE 6
EXECUTIVE IMPLEMENTATION - ON AND OFF SITE PRODUCTION
In a complex project such as this, the logic in terms of efficiency, schedule and budget, recommends that many of the elements that are part of it must be developed and built off site, in parallel with the on site construction. The most obvious cases are theming elements, original attractions, AV systems and hardware/software, both for attractions and park operations.
The scope of works in this phase is:
• Project Management • On-site supervisionOff- site coordination • Turnkey realization (Cost control, etc…) • Park As Build plans and Operation Manuals
