There’s been a lot of change in Dahlsens over the past few months. As we adapt to the ever-changing landscape there is much speculation about what we are doing and why we are doing it.
As the competition between Bunnings and Masters heats up, we did not want to be distracted in a battle where we don’t have the financial clout to compete. It’s not our core business and we are far better off focussing on the really important parts of our business: servicing the builder market and manufacturing trusses and frames. We have pulled out of retail to be better at trade.
These changes dramatically simplify our business. Eliminating catalogues, advertising, importing and all the additional management required to operate a retail business, we can now focus solely on the core parts of our business:
• Manufacturingframesandtrussesefficientlyandaccurately
• Stockingtherightrangeoftimber,hardwareandbuildingmaterials for the builder

Over the coming months as all these changes come into effect, you can expect to see some real improvements as some of our trade initiatives start to bite. Along with a renewed trade focus these include:

Recent market reports are also showing a very modest improvement in housing starts which provides optimism for the year ahead. My view is that we can finally start looking at a small growth and a gradual stabilisation of the market. This must be good news for everyone.

Housing finance in Victoria continues to maintain decent levels across most segments of the market.
Compared with the three months to November 2011, the number of loans owner occupier new homes for the three months to November 2012 was up by 8 per cent.
For owner occupied established housing, compared with the three months to November 2011 the number of loans for the three months to November 2012 was up by 10 per cent.
Let’s stay with owner occupier housing, but turn our attention to the type of buyer. First home buyers have been returning to the market amid improving affordability, off the back of falling interest rates, softening prices, and steady growth in household incomes. The number of loans to first home buyers in the three months to November 2012 was 13 per cent higher than in the same period in 2011.
The quarterly number of loans to trade up owner occupier buyers has fluctuated quite consistently between around 25,000
and 31,000 per three month period. The November 2012 ‘quarter’ was an exception with over 38,000 loans. This result was 4 per cent higher than the November 2011 quarter result.
Lending for rental property, whether new or established, was quite weak in late 2012. Compared with late 2011, the value of lending to investors in new homes was down by 7 per cent, while the value of lending to investors in established homes was down by over 5 per cent.

Late last year at the Crown Palladium in Southbank, the 2012 HIA Housing Awards showcased the industry’s best building professionals from Victoria. It was a night full of glitz and glamour with entertainment and banter throughout the night.
Alongside the awards for the residential properties short listed in the regional categories were the 2012 HIA Alec Fuller Victorian Apprentice of the Year awards, partnered by Dahlsens Building Centres and the Building Commission of Victoria.

Research Master Builders conducted about three years ago revealed that qualified tradespeople wanted the recognition that they deserved to enable them to stand out from the industry ‘cowboys’.

You can also work towards gaining your DBL by undergoing a Domestic Builder Registration course. It seems the use of innovative CUPOLEX® plastic domes for a redevelopment of units around Colac’s historic Balnagowan House has got the locals talking.
Inwood Constructions’ Leigh Rich, who owns the 121-year-old homestead, said he would use the innovative CUPOLEX® plastic domes in the concrete bases for the 55 retirement village units on Balnagowan’s grounds. After a visit to a Dahlsens Trade night, and the need to find an alternative to Waffle Pods due to wastage and insulation issues, he settled on the plastic domes which offer an impermeable barrier to moisture and other advantages over other concrete foundation alternatives.

speedWay super sedansRecently out on the speedway track Dahlsens have been behind promising Super Sedans driver Mick Nicola Jnr in his quest for the Victorian Speedway Super Sedans Title. With recent strong performances in a National race in Sydney, and back in Victoria with podium finishes at Bairnsdale and Avalon, it was all setup for a big race at Wahgunyah.
With a strong field of 16 cars in attendance Mick Nicola Jnr took out a hot Round 4 of the Formula E Go Karts Victorian Super Sedans Series 2012/13 with a win and is now looking forward to the Victorian Titles being held at Western Speedway in Hamilton on Saturday 9th February 2013.
