SITE DEVELOPMENT

WAREHOUSE & OFFICE

• R15 grey ribbed, natural grey precast panels to warehouse areas.
• R25, loose laid ballasted EPDM membrane roof, complete with vapour retardant, on 1 ½”
deep zinc coated Z075 roof deck sloped to roof drains.
• Clear anodized aluminum thermally broken curtainwall frames with sealed glass units. Inner
sheet to be clear glazing with outer sheet to be grey tinted.
• Main entrance doors shall be clear anodized aluminum with ¼” tempered glass.
• Fifty (50) – 9’ x 10’ high, vertical lift, insulated, weather stripped, prefinished loading dock
overhead doors, electrically operated and galvanized steel track guards.
• Two (2) – 14’ x 14’ high, vertical lift insulated, weather stripped, prefinished drive-in door,
electrically operated with galvanized steel track guards.
• Fifty (50) - 7’-0” x 8’-0” 40,000 lb. hydraulic dock levelers complete with bumpers and dock
seals.
• Wet-type automatic sprinkler system throughout the building. Warehouse to be designed
meet ESFR standards.
• Warehouse shall have gas-fired roof mounted high efficiency blow through space Heaters,
Cambridge or equal, with wall mounted louvres interconnected to dampers to provide 68oF
(+/- 3oF).
• Main electrical service shall be 1600 AMPS 347/600V 3 phase 4 wire service.
• Warehouse lighting to provide 30 FTC average maintained levels with LED fixtures based
on an open unracked area, complete with motion sensors. All lighting to be controlled by a
panel located near the electrical service.
• Exit and emergency lighting in accordance with the OBC shall be based on an open unracked
area.
• Exterior lighting to be wall mounted LED fixtures.

• In-rack, column sprinklers and fire extinguishers.
