SITE DEVELOPMENT

• Cut and fill site as required.

• Automotive duty asphalt paving to car driveways and parking as per site plan.

• Truck duty asphalt paving to truck driveways, fire route and yard.

• Concrete curbs and line painting to municipal standards.

• Full concrete apron to the loading docks and dolly pads to trailer parking.

WAREHOUSE & OFFICE

• Slab on grade to be 8” thick, 25 MPa concrete with 20 kg/m3 steel fibre reinforcing, 60 lb/100

sf traprock hardener, one coat sodium silicate penetrating sealer/hardener and sawcuts

unfilled. 8” Crushed stone to underside of slab on grade.

• Conventional structural steel frame and steel roof joists with a clear height to underside of

steel of 38’ and standard warehouse bay sizes +/- 54’ x 40’, standard marshalling bay sizes

+/- 54’ x 60’.

• R15 grey ribbed, natural grey precast panels to warehouse areas.

• R25, loose laid ballasted EPDM membrane roof, complete with vapour retardant, on 1 ½”

deep zinc coated Z075 roof deck sloped to roof drains.

• Clear anodized aluminum thermally broken curtainwall frames with sealed glass units. Inner

sheet to be clear glazing with outer sheet to be grey tinted.

• Main entrance doors shall be clear anodized aluminum with ¼” tempered glass.

• Fifty (50) – 9’ x 10’ high, vertical lift, insulated, weather stripped, prefinished loading dock

overhead doors, electrically operated and galvanized steel track guards.

• Two (2) – 14’ x 14’ high, vertical lift insulated, weather stripped, prefinished drive-in door,

electrically operated with galvanized steel track guards.

• Fifty (50) - 7’-0” x 8’-0” 40,000 lb. hydraulic dock levelers complete with bumpers and dock

seals.

• Wet-type automatic sprinkler system throughout the building. Warehouse to be designed

meet ESFR standards.

• Warehouse shall have gas-fired roof mounted high efficiency blow through space Heaters,

Cambridge or equal, with wall mounted louvres interconnected to dampers to provide 68oF

(+/- 3oF).

• Main electrical service shall be 1600 AMPS 347/600V 3 phase 4 wire service.

• Warehouse lighting to provide 30 FTC average maintained levels with LED fixtures based

on an open unracked area, complete with motion sensors. All lighting to be controlled by a

panel located near the electrical service.

• Exit and emergency lighting in accordance with the OBC shall be based on an open unracked

area.

• Exterior lighting to be wall mounted LED fixtures.

SPECIAL ITEMS NOT INCLUDED

• Fencing, lockers, furniture, window covering, furnishings.

• In-rack, column sprinklers and fire extinguishers.

• Mechanical and electrical work for Tenant’s equipment and process (i.e. compressed air lines,

compressors, etc.).

• Fire alarm and security systems.

• Telephone and communication systems.

• HST.

• Battery charging stations.
