Preface/IntroductionIt is important to read all of the information in this report to gain a complete picture of the inspectors findings. If you have questions please do not hesitate to contact RCI during regular business hours. About This Inspection: Red Cliff Inspections (RCI) is certified by the International Association of Certified Home Inspectors (InterNACHI) and RCI's inspections are equal to or exceed the standard set by the InterNACHI Standards of Practice (SOP). The InterNACHI SOP can be found at http://www.nachi.org/sop.htm or RCI can provide a copy. This report is an account of an impartial, time limited, visual, and non-destructive inspection. During the inspection the inspector does not disassemble any equipment or structure, move any personal property, apply stress to any object or structure, turn on any major system or component that is off, and/or do any destructive testing. The inspector does not turn electrical breakers on or off, and does not turn service plumbing valves at any time. Areas or items that are hidden, not readily visible, or that are not accessible, are not inspected or covered in this report. Some items or areas may not be checked because of one of the following factors: the item was disconnected or not accessible, was not visible, exhibited improper or unsafe conditions for inspection, was outside the scope of the inspection, and/or was not inspected due to other factors, stated or otherwise. This report does not include all items covered in the Real Estate transfer disclosure statement. An attorney and/or other related professional should be consulted on additional items not included in this report. Use of Infrared Imaging: Red Cliff Inspections includes infrared (IR) imaging as a part of our residential home inspections. This service exceeds the InterNACHI SOP and improves the inspectors ability to assess the conditions in the home. It also increases the depth and quality of service provided to the client. RCI's use of IR as a part of a residential home inspection does not constitute an 'energy audit'. Thermal imaging, or IR, is a better diagnostic tool than the human eye alone, however it can not guarantee 100% accuracy. When possible, other tools are used to verify what is detected by IR images. The efficacy of thermal imaging is affected by environmental conditions (e.g. ambient interior and exterior temperatures, construction materials and techniques, and etc..). Therefore, not all issues that can be detected with IR will be found every time IR is used. This Report is not a Warranty: This inspection identifies conditions at the time of the inspection. Conditions which are considered normal may not be noted in the report. This report is not a guarantee or warranty on the condition of the property or its contents, or changes which may occur following the inspection. RCI only warrants that an inspection for a standard residential home inspection and report will be performed in accordance with scope and Standards Of Practice (SOP) of the International Association of Certified Home Inspectors (InterNACHI). Glossary of Terms and Abbreviations: The following are found in the 'Condition Columns' (marked with an 'x' or numeral as appropriate) NP: (Not Present) The item is not present or not visible at the time of the inspection. G: (Good) In good condition and/or operating normally. F: (Fair) In fair condition and/or operating, but has a defect or may soon develop a defect, that may require repair or replacement. P: (Poor) Needs immediate attention or repair, and maybe unsafe; may not be functioning, have a defect, or be in a condition with high probability of developing a defect. The following abbreviations may be found in the 'Comments' section and elsewhere in the report narrative: COS or Cosmetic: Damage or deterioration that does not affect function or purpose. Exception: Issue that is an exception to a condition rating that does not lower the overall rating. General Note(s): Conditions that pertain to more than one area of the property, system, or space being inspected. GFI, AFCI, or GFCI: Ground or Arc Fault Circuit Interrupter. Electrical outlet or breaker designed to prevent electrical shock. IR: Infrared or Thermal. In this report IR will usually refer to the use of infrared or thermal imaging. LE : This symbol is a hyperlink to the 'InterNACHI Standard Estimated Life Expectancy Chart for Homes' found online. PSI: Pounds Per square Inch. A measurement of pressure. No comment. Home is in good , to very good, condition overall. The exceptions are noted below.
The condition of these items is not unusual and should be considered normal wear and tear on a home of this age: These items should be reviewed further, and may be replaced or repaired, if deemed necessary after review by a qualified contractor: -Shrinking of vinyl siding at rear of home - Shifted roof tile - Self closing hardware on interior door to home from garage - Kitchen faucet does not shut of at 'neutral' position and must be shifted slightly to the right to stop water flow - Smoke detectors in bedrooms on north (bed 2 and weight room) are not networked into the rest
Items rated poor have ceased to function, are not functioning normally, are about to fail, or are a safety hazard, and are in need of repair or replacement: - Gap next to electrical cover plate in weight room/bedroom - Moisture meter detected high levels of moisture at base of toilets in master bath, and 3/4 bath (this may be nothing more that a wax seal needing replacement, but it is important that it be corrected in a timely manner ) - Chirping smoke detector in NW (bed 2) bedroom
