1. Our reports are prepared and carried out in accordance with the instructions received from the instructing partyand their intended use is for the purposes of residential letting only.
2. The report should not be used as an accurate or definitive description of every item or fixture. The descriptions ofthe listed items and fixtures are for identification purposes only and this report is a record of furniture, fixtures andfittings only.
3. In the absence of any conflicting comments noted in a report, an item is free from obvious defects, damage orsoiling.
4. Items are visually identified and not identified by their original manufactured name, material used in theproduction, or the period produced.
5. Niche Communications are not experts on fabrics, woods, materials, antiques etc. They are not required to statewhether an item is antique, made of precious metals, of unique origin, or whether it is new despite the appearancebeing obviously so (unless receipts or proof is provided prior to the inspection).
6. This report does not constitute a survey or valuation and must not be construed as such.
7. This report only extends to parts of the premises that are immediately accessible. Areas such as attics, lofts,cellars, garages, sheds and outbuildings are specifically excluded. This also applies to storage areas which are full ofitems. Property within such areas that have not been inventoried are the sole responsibility of the Landlord, likewiseare the fixtures and fittings within these area. The Assessor will not undertake to search through drawers orcupboards to either locate or enumerate items.
8. Gardens and outside areas are always inspected where accessible for general condition, fixtures and fittings only;photographic evidence is provided of the area in its entirety. It is not normal practice to list and record plantsindividually. Niche Communications will not be held liable for discrepancies which may arise as a result of extremeweather conditions and/or poor daylight. Niche Communications are not specialists in gardens and/or plants andcannot comment on technical aspects such as pruning or specific garden maintenance.
9. Lighting, electrical appliances, machinery and other similar items will be tested only for power, when practical.Burglar and security systems are specifically excluded. The listing of an item does not in any way certify itsfunctionality or compliance with health and safety regulations.
10. Mattresses will only been inspected where they are accessible, but will not be moved or turned over unless easyto do so.
11. Floor coverings, rugs and carpets will be inspected to the extent that they are sufficiently clean so that burns,stains and other damage can be ascertained.
12. Every effort has been made to check the property and its fixtures and fittings carefully, however NicheCommunications will not undertake to move heavy items of furniture therefore some observations may berestricted.
13. Unless specifically agreed prior to the completion of an inventory, collections of books, compact discs, records,

cassettes, video tapes etc. will be listed as collections, not individually.
14. Unless specifically agreed prior to the completion of an inventory, items in boxes, sacks, bags and othercontainers will be assumed to be awaiting removal and are specifically excluded from the inventory. In addition,should a tenant not return items to the stated place at point of check-out, the Assessor will not undertake to searchthrough drawers or cupboards to either locate or enumerate items.
15. Where inventories are completed with tenants in situ and it is deemed difficult for Assessors to differentiatebetween items that are belonging to the landlord or tenant, then the report may contain inaccuracies for which theAssessor cannot be held responsible.
16. Where Niche Communications have been instructed to carry out a check-out using a report originally compiledby a Third Party provider, we will have taken their inventory/check-in report and copy-typed this across to beincluded in our Check Out Report as a comparison. Whilst every care has been taken to ensure the exact data iscopied, please refer to the full original inventory in the avoidance of doubt as to the inventory and schedule ofcondition at the commencement of the tenancy.
17. Niche Communications statements and assessments regarding Fair Wear and Tear (FWT), Tenant Liability(TT) and Landlord Responsibility (LL) are based upon the information provided to us by the the Instructing Agentprior to the property visit. Niche Communications cannot be held liable for incorrect assessments when we have notbeen made party to, in writing, the following information: Length of Tenancy, Number and Ages of Tenants,Condition and Age of Items at Commencement, Average Useful Lifespan of the Item, Reasonable Usage of the Item,Reported Maintenance or Authorised/Unauthorised Changes during the tenancy.
18. Any query regarding the contents of a report should be notified to Niche Communications within 72 hours uponreceipt of the report. After this time, we are unable to consider any amendments and the reports are locked.
19. In the absence of signatures collected onsite, it remains the instructing parties’ responsibility to distribute thereport and obtain post visit signatures where appropriate. Niche Communications will not be held responsible forbeing unable to collect signatures onsite in the event that relevant parties are not present, or refuse to providesignatures as the time of visit.
