Welcome to the inaugural issue of the rjgroup magazine. Many of you know me as your realtor and now I invite you into my

amazing world, which will be showcased in this magazine. Real estate is a dynamic, fluid business filled with loads of adventure, excitement and incredible people that come into your life. I’m fortunate to have gained some of the greatest friends in my life through my dealings in real estate.

This business is fun. Over the years, I have formed an exclusive group of clients, service providers and friends. We all love and embrace the Calgarian lifestyle and I am going to share it with you. In this magazine, we will meet locals, visit businesses, get advice and explore local eateries. We will mix in shopping and design trends, along with a social page featuring events we have attended around the city.

The art of real estate is a serious business, but at no means does that exclude creativity and entertainment. We all need to let loose, sit back and enjoy the life around us at times. Our priority remains in buying and selling homes. This magazine helps as a marketing platform to sell your home faster. Alberta has an opportunity to diversify as oil and gas prices plus demand recover. Oil and gas along

with farming and forestry are key sectors of the Alberta economy. Commodity markets generally go in trends, in 2008 we saw a global deflation trend started followed by a significant global economic downturn. The U.S and China shortly after the downturn implemented large stimulus measures, which created a weaker USD and stronger commodity markets. The recovery lost some momentum starting in 2014. The USD started to strengthen, followed by a decline in many commodities. Deflation trends and slower global growth emerged once again. We may be through the worst of this with the recent gains in most commodities, hopefully we see the global economy slowly regain stability. The weaker CAD is helping Canadian commodity and manufacturing companies to lessen the negative impact of lower commodity prices. Many other commodity-producing countries also have weaker currencies against the USD, which allows those countries to be competitive in global markets.

Alberta has tremendous opportunities to diversify its economy. Examples are: Calgary has an oversupply of office space. Calgary along with other parts of Alberta has reasonable housing costs when compared to major centers

like Toronto and Vancouver. Alberta has tremendous skilled labor. Calgary has people in engineering, accounting, technology, and trades to name a few. Calgary could become the Silicon Valley of Canada. Provincial and Municipal governments should focus on concrete policies to attract investment. The recent increase in corporate taxes if reversed may attract more head offices and jobs.

Having been in the Global Commodity business for over 30 years and dealing with many countries around the world, I believe Alberta should have more “open for business” policies. We could then see the economic future turn around. With seven billion people on earth, the opportunity to attract investment and export products is tremendous. The key is having positive policies to do so. Without a detailed understanding of the global economy, Alberta like other Provinces could continue to lose out on investment and jobs to other countries, where wages are lower, and environmental policies are not always on a level playing field.

An example of a potential opportunity for Alberta was the recent decision to phase out coal, without a detailed analysis of potential alternatives. In Europe and the UK rather than closing all coal plants, an idea was developed

to help reduce carbon emissions. Governments in that region offered incentives to coal plants, to mix coal with wood pellets to reduce carbon emissions. Many of the largest European and UK energy producers are now mixing coal with wood pellets while reducing carbon emissions. No study to my knowledge was conducted to see if this would have worked prior to the announcement to close down coal plants. This could be costly to Alberta taxpayers and increasing further the debt of Alberta.

Another example is the negative impact of the Mountain Pine Beetle (MPB), which started in the B.C interior about two decades ago. The MPB has expanded into Alberta and also into several U.S states. The dead or dying forests emit carbon, where healthy sustainable forests absorb carbon, thus the importance for a healthy sustainable forest industry. An idea for Alberta forestry industry would be to build more wood pellet plants using up forest residuals, hopefully these wood pellets can be considered to mix in coal energy plants to reduce carbon emissions, rather then close them down. This may save the Alberta taxpayers a lot of money, and help with the negative impacts of the Mountain Pine Beetle. The MPB epidemic is a significant environmental issue crossing into Alberta and into the U.S. The environment can become a passionate debate, but it is very important to ensure proper science and math is used when determining environmental policies.

The world is now a global economy. Alberta needs to consider having a global level playing field in many areas, including environmental policies. If not we may continue to lose jobs and investments to other parts of the world, where labor costs also can be significantly lower then those in many developed countries.

Q: What got you into being an athlete? A: Sport has been part of my entire life. Growing up in South Africa, it was mandatory to play sport in elementary school and high school. These sports included, soccer, rugby, water polo, track and field, cross-country running and swimming. By the age of 12, I entered my first 8 km road race and continued recreational road running until I discovered triathlon when I was 18. It was a natural fit for me.

Q: Tell us about the Maccabiah games and what it was like to win? A: The World Maccabiah Games is held every 4 years in Israel. It is basically an Olympic games style event for Jewish athletes complete with opening and closing ceremonies. Triathlon was a debut sport in 1993, which was the year I competed. Winning the gold medal was such an amazing and powerful experience. Even after 23 years, I still reflect on the experience and draw on some of the euphoric moments that I felt during the race.

Q: We need to understand fully, why you plan on competing in the Maccabiah games again? 25 years later! A: After I returned to Canada from racing in Israel and England (World Championships) in 1993, it was imperative that I found employment as I had just immigrated to Canada in May of that year. Earlier this year, one of my teammates was elected as the captain of the Australian Triathlon team for the 2017 games. I am as almost as fit now (maybe not as fast) as I was before so it would be a great opportunity for a reunion and compete in an amazing event 25 years later except this time I will represent Canada instead of South Africa.

Q: Tell us what a day in your life entails? A: I own a very busy medical supply company and I am a single dad, so my days are very busy managing my work and home life. From a training perspective, I try workout at least 5-6 days per week, which is normally done in the early mornings before work.

Q: Name some things you currently do in your training that you contribute to your success? A: Over the years, I have naturally tried many different training programs and have worked with several coaches. Each program

and coach has added in some part to my success. As I get older, I have discovered that I just don’t recover as fast as before. I believe that my current and future successes will depend on the way I train that is age appropriate. The plan is to exercise effortlessly under the guidance of my coach Grant Molyneux. In addition to that, proper diet and lots of sleep are critical. Finally, I recently incorporated yoga into my training plan, which has been extremely beneficial in creating balance between mind and body.

Q: What is your ultimate triumph? A: Being the best me that I can be… always!

Q: You are in great shape! What is your diet like? Any tips? A: Effortless exercise is designed in such a way that you re-tool your body to learn how to use fat as your primary energy source rather that glycogen. My diet is a high protein, high fat, (good fats), low carb/sugar and includes lots of vegetables. I also do my best to limit all grains due to the high carb component and grains have an inflammatory response to the body.

Q: Do you have any recommended reads online or in print? A: Effortless Exercise by Grant Molyneux. Primal Endurance by Brad Kearns. Age is just a number by Dara Torres. All books or papers by Dr. Phil Maffetone

Q: Do you have a saying or motto that you live your life by? A: My purpose is… Facilitating self-worth and assisting people in living their lives with dignity

Q: Where do you draw your inspiration? A: My two amazing children and my desire to succeed in all areas of my life.

MethodPreheat a large frying pan with enough olive oil to cover entire base.

Mix prawns, garlic, chili flakes, Italian parsley, fennel seeds and 3 tablespoons of olive oil into a bowl.

Once oil is heated, place entire contents of the bowl into the pan.

Continue to stir prawns consistently once they are in the pan to avoid sticking and create even cooking.

Once prawns start to become pink in colour on both sides, add the white wine.

Allow the wine to reduce on high heat.

Once wine starts to become thicker in consistency add your Sambuca to the pan. *Be cautious, as the Sambuca will ignite, creating large flames.

Continue to stir prawns for approximately 1 minute, until the flames disappear.

Prawns are now ready to be plated in serving dish of your choice.

Garnish with fresh chopped parsley.

Serve and enjoy while hot.

Recent Scotiabank Poll Reveals Canadians’ Strong Propensity to Secure Mortgage Pre-Approval - A recent

Scotiabank poll revealed that 61% of Canadians selling a house agree they would only consider offers from potential buyers who had been pre-approved for a mortgage. The poll was conducted by Leger Marketing during the busy fall home buying/selling time.

The poll also revealed:• More than two-thirds of Canadians (69%) say they are

likely to get pre-approved for a mortgage before they start shopping for a new home.

• An overwhelming majority of Canadians (83%) agree that being pre-approved for a mortgage makes an offer more enticing to sellers and adds to the buyers’ negotiating power.

“Building a financial plan, and getting pre-approved for a mortgage can help to ensure you are prepared for the important decisions that go along with making an offer -- or even just shopping -- for a new home,” says David Stafford, Managing Director, Real Estate Secured Lending at Scotiabank. “It’s not all about the rate, the lowest monthly payment, or the highest range of budget you can secure. A knowledgeable financial advisor will help you see beyond your immediate needs to ensure you select the right mortgage option and set you up for success.”

Additional national poll results include:• The majority of Canadians (62%) agree that the best

advantage of a mortgage pre-approval is helping to determine their maximum budget.

• 45% of Canadians say that the biggest advantage to getting pre-approved for a mortgage is understanding down payment requirements/monthly mortgage amounts.

The poll also revealed regional consumer insights by province, shedding light on the unique attitudes towards pre-approvals from Canadians across the country.

Regional poll result highlights include:• Albertans are the most likely (81.9%) of all Canadians

to say they are likely to get pre-approved for a mortgage before starting to shop for a new home (and 12.8% more likely than Ontario residents to do so)

• Just over half (59.4%) of Quebec residents say they are likely to get pre-approved for a mortgage before starting to shop for a new home

• When compared to those in Quebec, those in Manitoba and Saskatchewan are more likely to agree (69.4%) that if they were selling their home, they would only consider offers from potential buyers pre-approved for a mortgage

I think a space should really be a balance of beauty and playfulness. There needs to be a refined element that

catches your breath...paired with a sense of wonder. I typically pull from a clean, transitional feel that is soft and feminine...but bold and industrial at the same time. The pieces feel strong, and the proportions are always slightly larger then one would initially consider for a space.

I think a home, should have a heartbeat. Like you can feel the emotion of the people that occupy it. Their love of books, travel, architectural detail...it should all

be present and tell a story. The element of whimsy...like glass jars lined with candies, or framed art from the children themselves. Design should never overpower or intimidate real life...a beautiful space should look just as complete perfectly on point as it does with soiled fingerprints lining the white walls.

I tend to work with neutral tones, and allow the organic textures to layer and create warmth.I do work overlapping patterns, and geometric shapes...to balance out the starkness of neutral walls, and clean lines.

I love tufted pieces, and layering of toss cushions and throws...creating the feeling that the home itself if reaching out and pulling you in. A beautiful space should make you want to curl up, and stay.

20 October Gold Gate was such a large, vast space that I really tried to draw the space inward, and make it feel warm despite the large scale rooms. The finishing in the home was so striking, that I really wanted to enhance it and not overpower it. Solid walnut doors, stunning tile and millwork...the textures on the ceilings and walls were very strong. To balance it, I tried to bring in

a feminine warmth through wallpaper, neutral furniture pieces, and raw woods.

8 Golden Aspen Crest, was a renovation...a facelift so to speak. Being older, I wanted to enhance all the natural light, and smaller spaces...by creating an industrial simplicity. I wanted the walls to be white, so that the home had a bright and airy feel. The art, and wooden elements, really stood out this way...and the contrast between that stark, bright feeling and the strong industrial lights, décor, and architectural detail allowed for a masculine balance.

Both spaces feel very similar though...and that is the goal. The goal is always to create an emotion. To stir feeling, and draw people into the heartbeat of the home. It is much like a canvas may be to an artist...however this canvas is one that you can curl up in.

understanding estate planning

One of the most important things a person can do for his or her family is to ensure that

a basic level of estate planning is completed. A brief description of estate planning, and its importance, is set out below.

What is Estate PlanningThe creation of an estate plan allows an individual to determine how financial and personal care decisions will be made if he or she becomes disabled, while also providing for an organized and seamless transmission of assets to the next generation upon death. The execution of one or more of the documents described below allows the person who signed the documents (the “Maker”), to control what happens upon death or disability and ensure matters proceed on his or her terms.

Estate Planning DocumentsThere are many documents which can be utilized to bring a well thought-out estate plan into effect and the most common are described below.

WillA Last Will and Testament (“Will”) sets out clear instructions as to what is to occur upon the death of the Maker. Some of the items that can be addressed in a properly drafted Will are:

1 | The orderly passing of assets to future generations; 2 | Trust provisions for young or disabled beneficiaries; 3 | The disposition of specific gifts, family heirlooms, forgiveness of debts etc.;4 | Rights to use and final disposition of real estate such as current residence, rental properties and vacation homes;5 | Charitable giving;6 | Coordinating beneficiary designations for life insurance, investments, etc.; 7 | Guardianship of minor children; and 8 | Funeral directions, donation or organs and disposition of remains.

Enduring Power of AttorneyAn Enduring Power of Attorney (“EPA”) allows the Maker to appoint a person or persons to make decisions in the event he or she loses the mental capacity required to make

such decisions. An EPA deals only with financial matters and provision can be made for items the Maker might have wished, if competent, such as:

1 | Use of funds to benefit the Maker’s spouse/partner or dependent children; 2 | Assistance for adult children enrolled in a post-secondary institution; 3 | The making of reasonable gifts to family members; 4 | The payment of compensation to the persons appointed to make decisions; and5 | Continuing charitable donations customarily made while the Maker was competent.

Personal DirectiveA Personal Directive (“PD”), allows the Maker to decide who will make personal care decisions in the event he or she loses the mental capacity required to make such decisions. A properly drafted PD allows the Maker to make his or her wishes and values clear while setting out the criteria and governing principals to be followed in making these decisions. A PD covers matters of a non-financial nature including, without limitation:Health care;

1 | Where the Maker is to live and with whom the Maker may live and associate;2 | The Maker’s participation in social, educational and employment activities;3 | Legal matters that do not relate to the Maker’s estate;4 | Medical treatment and personal care decisions; 5 | Donation of organs; and6 | End of life decisions.

Benefits of an Estate planThe benefits of a well-crafted estate plan are many and a few examples are as follows:

1 | The Maker is the person deciding who will make

legal advice

all decisions in the event of death or disability and can ensure that only persons who understand his or her wishes and values have this authority; 2 | The likelihood of disputes is greatly diminished as the wishes of the Maker can be made clear and unequivocal; 3 | Non-legal but important matters such as family dynamics, religious and cultural values and other guiding principles can be expressly adopted into the documents; 4 | Family members can be specifically excluded from any decision making if desired and appropriate;5 | Income tax and other financial implications can be identified, addressed and minimized to the extent possible. It is not uncommon for families to be saddled with a significant tax liability that could have been minimized or deferred with a little advance planning; and

There can be significant negative consequences in the event of death or disability without a properly implemented estate plan. For example: A | If a person dies without a valid Will, legislation

will determine how that person’s assets are divided. This restricts the ability of the Maker to decide make important decisions such as what ages children are to receive significant sums and address other items specific to his or her circumstances; andB | In the event a person loses mental capacity due to an unexpected accident or illness without an EPA and PD being in place, his or her family will be unable to make important decisions without obtaining a court order to be appointed as a guardian and/or trustee. The obtaining of such court orders is often very time-consuming, intrusive and cost-prohibitive.
