WHAT I DID IN THIS PROJECT

1. Project Designer (conceptual design) 2. Quality supervisior (supervise the progress making the conceptual design into drawings)

DESIGN INTRODUCTION

The land parcels that are the subject of this design reportconsist of a combined area of 77,412.8m² consisting ofa larger north land parcel of 55,940.3m² and a smallersouth eastern land parcel of 21,530.98m². The subjectland parcels currently are occupied by what appearsto be light industrial buildings with large portions of theland considerably changed in levels, shape and profilethrough protracted occupancy and usage. A largishridge runs through the centre of the northern largerland parcel extending out to the east and wrappingaround the eastern boundary of the smaller southeastern parcel. This ridge adds considerable interest,character and value to the development area and isintended to be largely for public usage.The two land parcels are surrounded by newly builtand proposed road infrastructure with the only builtroad being the Qixian East Road that runs along thesouth western boundaries. The proposed roads havehad a considerable impact on design decisions andhave influenced the design response considerably.Entry point addresses and overall circulation patternsin and around the proposed scheme have all be directlyinfluenced by the proposed surrounding road system.Adjacent to the northern land parcel and to the west is aproposed Dalian Wanda development to be built basedon a Wanda Plaza design model. This developmentwill be a major mixed use consisting of a substantialamount of mid market retail, residential, hospitalityand commercial product. The exact details of thisdevelopment are not available and assumptions havebeen made on what the development will potentiallybe based on an understanding of the Wanda approachand product.To the south west and north east of both land parcelsare existing and proposed residential mixed usedevelopments. While to the south east lies the largeexisting natural ridge line that as previously mentionedadds considerable natural character to the area.The coast is a considerable distance away from thedevelopment area, but northern and eastern views outto the open water can be achieved for a large portionof the development at higher levels.The concept design foundation, framework anddirection for the master plan have been establishedthrough the clear definition of the projects DesignIntent, and by embodying the design response witha clear Vision of what the project will become in thefuture. The Design Intent and vision are supportedby several Guiding Design Principles and a numberof Design Standards that provide design directionand help to manifest and clarify the schemes ValueProposition. The concept design is structured arounda Conceptual Planning Framework that is based on anintegrated mixed use model of development.In summary the architectural concept design responseoutlined in this report is intended to provide cleardirection based on solid planning under pinned byproven mixed use design principles. The schemein this report intends to ‘points the way’, encourageand support high level planning discussions, be thebasis for future design development, and ultimatelylead to the creation of a market leading, and sociallyresponsible development.

WHAT I DID IN THIS PROJECT

1.Assisted BIAD in conceptual design(concept No. 1 )and in charge of deepening BIAD's idea.

2.Design director of Concept No.2 who in charge of the whole designing process.

DESIGN PHILOSOPHY

Scenario 1: Followed the "circle" concept of the subway transfer hall and considerate both the subway station and buildings in the two sites, our design begins with the urban spatial form and spatial relations between ground and underground. Then, we let the "circle" theme of underground subway hall reflected in the ground floor space which means that we create the dialogue between up and down hence help them to resonate among each other.

The two 180m high buildings around each other. Their multi-layer and three-dimensional structures with straggly level bring people rich and full of rhythm visual experience which let them as the landmark of the whole Liuliqiao area.

In Scenario 2 we use "square" and "circular" to interpret ground and underground spaces. The design principle is to construct buildings which are simple, modern and most importantly, imposing.

TODA t r a n s i t - o r i e n t e d development (TOD) is a mixed-use residential or commercial area designed t o m a x i m i z e a c c e s s t o public transport, and often incorporates features to encourage transit ridership. A T O D n e i g h b o r h o o d typically has a center with a t rans i t s ta t ion or s top (train station, metro station, t ram s top, or bus s top) , surrounded by relatively high-density development with progressively lower-d e n s i t y d e v e l o p m e n t spreading outwards from the center. TODs generally are located within a radius of one-quarter to one-half mile (400 to 800 m) from a transit stop, as this is considered to be an appropriate scale for pedestrians.

DESIGN PHILOSOPHY

Plans:

We profess a historical successful design approach which is refered to as “planning from the inside out”

This philosophy places the person in the dwelling unit in focus during the design process and radiated his needs outward.

This is the opposite of fitting functions into a predetermined exterior design.

This approach identifies those desirable elements of a residential project which are the closest to the individual.

Elevation:

Our design lets consumers learn about the artistic concept of neoclassicism style.

We expressed neoclassicism style by modern technologies, materials and architectural language.

The elevations of buildings not only bring people feelings of a strentch of the elegant tastes of life but also provide a suitable living condition to them.

DESIGN PHILOSOPHY

The architectural style of R6R7 plot is " M e d i t e r r a n e a n R e v i v a l " m i x e d w i t h contemporary masters in order to find out a common architectural language.

The feature of Mediterranean is that the arches and arch and a half, the horseshoe-shaped windows and doors.

The Spring Valley Garden Home C o n c e p t i s t h e e m b o d i m e n t o f critical past and present criteria for comfortable, healthy and inspiring living. The freshness of mountains and forests, the intimacy of a village atmosphere, the convenience of urban facilities and the unique individuality of units offers the advantage of both “City” and “Country” l ifestyles. Combined with our design philosophy to visually merge indoor and outdoor spaces, this project will appear to be rooted in nature but, will clearly be pointing to a new direction of healthy modern living.

DESIGN PHILOSOPHY

The thirty North American style houses include townhouses and semi-detached houses are provided with steep and large slope. The house facade of them is made of precious stone material and carefully polished, and each window offers the owner ideal view.You can touch nature easily after opening any door, sun shine settle down in courtyard, children play in the sight of solicitude. There is point that sight stays everywhere, there is imagine space everywhere.

Famous multiple courtyard which is praised highly by the advanced villa occupant in North America unexpectedly permeate the mark of the old Chinese courtyard house of Beijing which proves again at the same time: the classics are borderless; the one that is suitable for the mankind to live is the best.

DESIGN PHILOSOPHY

Mountainous terrain is the major land feature of Qingdao city. Our plot is not smooth either which, fortunately provides wonderful conditions for the special landscape design. In our design, we use terrain to our advantage: water fall landscape, grass slop and high platform. Besides, both Chinese style courtyard and English geometry garden can be seen in our blueprint.High-rise buildings are arranged in the north and west which effectively prevent the noise from urban road and viaduct also give the inside courtyards privacy.Characteristic of European neoclassical is embodied in façade processing which grave people the feeling of noble and elegance.Large scale balconies are highlight in our unit design which provides consumers expanded vision and make façade of buildings full of rhythm.
