The Capel Manor students, who ran a buttonhole masterclass, were helping to launch World Skills, a nationwide competition dubbed the “skills Olympics” because the event involves young people from across the globe.
Among the stars to linger at visit their stall was Theo Paphitis, the chair of stationery company Ryman’s and star of Dragon’s Den, while Business Secretary Vince Cable and skills minister John Hayes also asked for help with smartening up their suits.
The event was aimed at encouraging sponsors for the 41st World Skills competition, which is to be held in London and is expected to attract 150,000 visitors with demonstrations from 50 countries.

Both regulars who live in the neighbourhood as well those further afield patronise the beloved local.
Now the future of The Engineer is under threat as landlords, Mitchells & Butlers intend to take possession of the property and add it to their estate of 1,600 pubs and High Street Operations.

Bryn Williams’ story highlights just how far hard work can get you. But he didn’t set out
to become a television chef: his focus was always, quite simply, on food.
“I knew I would work with food from a very early age; the idea to become a chef came at around the age of 16,” he says. The television spot came by chance, later on in his career. Back in Wales, where he was born and raised, Bryn had worked his way up from the ground floor, taking a job in a bakery as a young boy which later led to work as a chef in a local Colwyn Bay restaurant. Impressed by Bryn’s talent, his head chef at the time encouraged him to take his skills to the Big Smoke. It paid off: Bryn came to London and in no time at all was taken on by Marco Pierre White at The Criterion.
Bryn is matter-of-fact about his ascent through the ranks of some of the capital’s leading restaurants. “Yes, it’s demanding, but I genuinely love what I do. One of the things that sends me mental is chefs that moan! We all know the hours are long, so if you sign up to it, don’t complain.” He hammers home the point with a final, “Shut up or get out!” And there we have it: Bryn was obviously built for kitchen life from the outset, his ‘get on with it’ attitude standing him in very good stead.
After three years with Marco Pierre White, he became a sous chef under the tutelage of culinary legend Michel Roux Jr at Le Gavroche. His experience is varied and shows an intense dedication to every aspect of the trade – he undertook a position at the Patisserie Millet in Paris (where members of the Roux family studied) and went on to

work at the two Michelin-starred restaurant Hotel Negresco, in Nice.
His accolades steadily mounting, it was back in London at another Michelin-starred establishment, Orrery Restaurant on Marylebone High Street, where things began to take off in a big way. Working alongside Andre Garret, Williams competed for the Roux Scholarship, finishing in more than respectable second place overall. He was then spotted by the BBC’s representative of Great British Menu who was looking for a chef to represent Wales on the show. As an unknown sous-chef, he felt little pressure – but the show lifted him to star status and he is now recognised as one of Wales’ leading culinary talents. Soon after, he was offered the role of head chef at the legendary Odette’s in Primrose Hill – the restaurant of which he is now owner.
Having worked with so many of the industry’s legends and luminaries, I ask him how he stays inventive and what makes a great chef? Again, he gets straight to the point – and I’m fast realising that this is not a man to hesitate or ponder a subject for too long.
“Nobody’s going to reinvent the wheel. Modern British cooking is a ‘take on things’. For example, on the menu at Odette’s at the moment is asparagus with egg and cress salad and Arctic roll with lemon curd - a very British mix of flavours. Customers should understand the combination of foods on the menu. Keep it classic but with a modern twist. That’s the challenge for a chef in my opinion. It’s not so much staying ahead of the game as trying to bring your own sense of personality to a restaurant.”

We talk more, and agree that food reflects the current trends of the time. Bryn feels strongly that schools maintain a rather outdated outlook on meals.
“Take an art class for example. You can throw colours about, blow through straws and all sorts! I wish schools would bring that sense of personality and good quality to food.” I wonder if he’s waiting in the wings as Jamie Oliver’s successor… although something tells me Bryn is too occupied with his current enterprises to have thought about that. His ‘heads down’ nature suggests it’s something that would only happen if he was approached – he doesn’t seek such publicity out.
So if he’s always busy, does he ever eat food on the quick? Beans on toast or a Pot Noodle? He balks at the idea of the latter, as if I’ve suggested something unheard of. “Woah… never.” He will, however, reveal that he eats dried pasta and that his girlfriend (Sharleen Spiteri, lead singer of pop-rock band Texas) makes a mean cheese-on-toast.
“The thing is,” he says, “there’s a difference between ‘fast food’ and quick food – I eat quickly sometimes during the week and cooking at home is obviously different to

With his book as with every other part of his career – which now includes special supper clubs and wine tasting evenings at Odette’s – it’s clear that Bryn Williams is doing it his own way. Before I say goodbye, I ask him which chefs he admires, and he tells me that they are, quite simply, the ones with whom he’s worked, the ones from whom he learned his trade: they helped him gain the skills he needed to find his own style. A leader, then – not a follower.

He continues, “People like to pigeon-hole food. I eat pea soup, not because I’m vegetarian but because I love it. All that matters to me is if it tastes good.”
Williams loves to share his skill with others, too; though at home he tends not to put anything on a plate.
“I use the same ingredients as at the restaurant but everything comes straight out of the oven onto a chopping board.” And now he’s sharing some of his recipes with the public in his latest book, Bryn’s Kitchen. He holds Odette’s

Stress seems to be a word that is often thrown around to explain away any number of mental and physical symptoms. To some, it may appear to be a very vague term but its effects are very real.
WHAT IS STRESS?When we face a situation that our body feels is dangerous, our brain triggers an alarm which releases a cocktail of chemicals into our blood (adrenaline, noradrenaline and cortisol). These chemicals are designed to ready ourselves for fighting or running away. They do this by raising heart rate and quickening breath to get more oxygen to our muscles, and releasing fat and sugar into the blood to give us a burst of energy. The trouble is that in most modern day stressful situations, the danger does not require this reaction so the chemicals keep circulating through our body unused.
IS STRESS DANGEROUS?An appropriate level of stress is useful for concentration and focus. It is essential if we are in a genuinely dangerous situation. However, in most scenarios, our bodies build up excess chemicals. Adrenaline raises blood pressure which can damage the heart and kidneys. Cortisol lowers the immune system. The extra rush of fat and sugar into the blood can lead to diabetes and cardiovascular problems. Our hormonal system can become damaged. Stress tires the body and affects sleep, and affects digestion which in turn impairs our ability to absorb nutrients. Apart from all the physical effects, stress causes mental, emotional and social problems.
HOW ACUPUNCTURE & CHINESE MEDICINE CAN HELP WITH STRESSChinese medicine sees all health disorders in terms of a disturbance in the QI energy flow through your body. Chinese Medical theory differentiates different types of stress and knows which particular organs are being affected.
Therefore a Chinese Medical Doctor will first find out which type(s) of stress you are suffering from and then improve the QI flow and tonify those affected organs (including the Liver). This will help to:

An Entrancing ExperienceExperience
Monica Black is one of the country’s foremost qualified Master Clinical Hypnotherapists, a leading
practitioner of NLP (neuro-linguistic programming), an in-demand trainer and public speaker and a media lifestyle commentator. It’s an impressive CV, and I was excited to meet her and find out about Virtual Gastric Band Surgery, one of the latest and most talked-about treatments in the world of hypnotherapy.
Right now, the surgery (non-invasive, of course) is more topical than ever, with the nation (and indeed the wider world) facing a serious social health problem in the form of mounting obesity levels. And though I’m not looking to get the treatment myself - and Monica makes it quite clear that, as a responsible practitioner, she wouldn’t provide it to me if I was - I’m interested to know more about it.
With so many health issues now linked to obesity, one thing has become clear to governments and individuals both: professional intervention is often required in order to change the habits and behaviours of seriously overweight people. There are various conventional ‘last resort’ medical approaches, of course, for when the ‘common sense’ solutions offered by a good diet and regular exercise don’t work out for some reason. And then there is hypnotherapy - an alternative way of dealing with the problem and one that doesn’t require daunting surgery.
Besides the fact that traditional surgery is complicated and can entail long waiting lists, there’s also the question of risk. Doctors will often only recommend invasive procedures
when all else fails - and hypnotherapy presents a useful alternative.
But Monica offers treatments aimed at helping with more than just weight loss, and during our session we discussed one of the problems we all face: stress. Stress is thought to be a root cause in a significant number of ailments, manifesting itself in various ways. As Monica explains to me, stress can even influence the eating habits that can then in turn lead to being overweight.
The anti-stress session that follows takes me through some basic relaxation techniques. I do feel an increased sense of calm in Monica’s presence, but wonder how I will fare when I’m back out into the big wide world. Will counting down from 25 help me when I’ve been issued my fourth parking ticket of the month?
I am intent on trying to retrain my brain though, and learning to control my reaction to stress. If I can lower my anger and frustration at times of stress, it can only improve my wider life. And the prognosis is promising: according to some surveys, hypnotherapy garners a higher percentage of recoveries than psychoanalysis and cognitive behaviour therapy. Monica tells me that she generally recommends six sessions and supplies me with some follow-up CDs so that I can better understand how the course would progress after this initial session. Regular patients also receive
these CDs, to reinforce and support their treatment.
The benefits of hypnotherapy are thought to be long-term, addressing the issues at the heart of the problem rather than just the symptoms that result from it. I personally find the theory very interesting: it’s empowering to realise that our negative cycles of behaviour can be broken, and that it is within our reach to do so.
It also strikes me that hypnosis is definitely a positive option for those suffering with extreme or long-standing ailments. As a non-risk method that focuses on retraining the mind in a beneficial way, it offers those with open minds and a desire to change the potential of real and lasting progress.

The struggle with most people that suffer with bad necks and backs is to know just what to do when the pain and stiffness kicks in
We’re always asked, “Should I use hot or cold packs? Should I use paracetamol
or ibuprofen? Should I rest or keep moving?”
There’s a lot of conflicting information out there on the googlenet and in wikiland, and it can be nigh-on impossible to decipher it all and find out what’s best for you. That’s the single most important thing about seeing a physiotherapist, though: their ability to problem-solve your back or neck as a unique set of bones, muscles, nerves, connective tissues and experiences - past and present. A good physiotherapist can help you get to the root of the problem and find the answer to all the questions posed above - and many more.
That said, as unique as your pain and stiffness may feel, neck and back problems tend to lead to some very identifiable patterns of dysfunction in us all. Recent research has shown that weakness and dysfunction occurs most frequently in the muscles we use to stabilise and guide our joints through everyday movement. In the case of the spine, these are known as the ‘core’ muscles, and without corrective treatment of the dysfunction, there can be little hope of a trouble-free spine in future.
“Core stability” you’re probably thinking now. Most of us have heard of it these days. It’s a phrase used the world over in gyms by trainers and aficionados of all things pump, step and spin. But what exactly does it mean? Ab curls on a Swiss ball? Planks and side planks? Power plates and Pilates?Well, none of the above, actually. But they can all be useful in improving your core stability in the long run. It means exactly what it suggests: to keep the core stable. To extrapolate a little, it means to use your legs and arms efficiently and not to use your spine unnecessarily - that’s the crux of it.
To successfully re-establish your core stability, regain control of your spine and to minimise the pressures and demands placed upon it, you need to know what you’re working with. Using a Real-time Ultrasound Scanner, we can see the layers of the ‘core’, identify each individual muscle and watch how it works under both low and high loads. Some people are great with low loads but struggle when the work gets harder
NECKS&BACKS- these are usually sporty or active individuals who get backache when exercising.
Once you truly understand your core, you’ll know how to use it, how to improve it and how then to look after your spine for good. A big claim, sure, but really it’s like riding a bike or driving: you might get a little rusty when you haven’t done it for a while and a refresher course might be called for, but the basics won’t be lost. You’ll remember to put in the clutch when you change gears, or to signal when you’re turning.
And like learning to drive or ride a bike, improving core stability can be a little bit tricky at first. But with repetition and correction, what starts out as a highly cognitive process will easily integrate into your work, sport or daily chores and ultimately become habit. That’s when you can expect a better back and neck, better performance in all things active and generally to feel a lot happier!

Running from July 8-10 between 12 midday and 4pm, the fair’s central attraction will be a new pop-up food
market set to take over the ground floor of the N1 Centre. Four of the centre’s amazing eateries – Yo! Sushi, Tinderbox, Glassworks and Wagamamas – will each move from their usual homes on the first floor of the shopping centre and set up camp downstairs, while the fair will also play host to guest appearances from Waitrose and local baking sensation, Ariella’s Cakes.
The fun doesn’t end when the market closes, however, and one of the things we at The City & Angel are most excited about are the Yo! Sushi master-classes set to take place in the week after the fair. Showcasing the expertise of the Yo! Sushi chefs, this very special event will include a children’s class for five ‘mini ninjas’ – teaching kids how to make sushi – and an adult class that will see five lucky competition winners

INGREDIENTS• 180g prepared sushi rice• 1 full sheet of nori seaweed
(trimmed at around 3.5cm long)• 30g of sliced avocado• 80g of sliced salmon• 25g orange masago • 3ml mayonnaise
METHOD1. Cover the bamboo rolling mat
in cling fi lm and place a sheet of nori on it, shiny side down.
2. Spread the sushi rice evenly over the nori, leaving around 2.5cm of space from the top.
3. Then spread the orange masago evenly over the rice.
4. Flip the sheet of nori over so the rice and masago is face down on the mat with the shiny side facing up and the empty fl ap of nori closest to you.
5. Place the salmon along the centre of the nori and the avocado and mayonnaise on top.
6. Using the bamboo rolling mat to keep all the elements tightly packed together; carefully roll everything into a cylinder (or iso sushi roll).
7. Use a knife to cut into 8 even sized pieces and lay fl at on a plate, serving 2 per portion.

Lisa Roberts, the founder of The Open Plan recently started offering free interior advice sessions to locals who need guidance in the home department. We caught up with Lisa to talk paint brushes and fabric swatches...
The Open Plan online endeavours to do, is to source all the items the client needs within their budget whilst giving them all the information to implement future changes themselves.
You recently started a free advice service, tell us more about that...We’re currently running once monthly Interior Design Surgeries in a handful of North London venues (we hope to expand to the rest of London in the future) to promote our affordable design service. The surgeries are free and you do not need an appointment and so anyone can come along with pictures of their homes, cuttings from magazines, fabric swatches, plans, etc and get some free advice. Our next session will be at ‘The House’ in Canonbury 63-69 Canonbury Rd, London N1 2DG (see website for details). What motivated you to offer free advice?We felt that it was important to run these informal sessions in order to meet our potential clients and introduce ourselves and our unique, affordable services one-to-one. Interior Design is a very word-of-mouth industry and so no amount of advertising can beat a recommendation from someone you’ve met and/or worked for.
Do people come in with good ideas or do you have to guide them?

Most people have an idea of how they’d like their space to look but they just don’t know where to start or where to source everything. Another thing we find is that the longer people live in homes the harder they find it to see it’s potential and ways to re-organise the space for the better. What we will also do is push people to be a little more adventurous in their home and coax them away from bland or cluttered rooms in favour of new fabrics, colours and styles and a more streamlined living space.
Has anyone ever come to you with a really crazy idea?I had one client who wanted to surprise her husband by getting the house designed and redecorated whilst they were away on a two week holiday, without telling him. The Open Plan is always up for a challenge and so we accepted the brief. We knew that it would entail lots of late hours and trouble-shooting, but we succeeded in completing everything just in time for their return, and he absolutely loved what we had done. It was an exciting project to do with the time-scale and it felt a little “home makeover show” with the surprise reveal at the end.
How have the sessions been for you - have they gone as you’d planned?The sessions have been really nice in that we’ve met lots of lovely people who are so pleased to finally get a professionals opinion. We’ve also
How did The Open Plan come around?I had trained as an Interior Designer and have worked as a designer for other companies in the past, but the last place I worked at was a TV and Film location company. That was a really interesting job as you got to go into lots of weird and wonderful buildings all over London and the Home Counties which most people never get to see. After a while though, I got a little frustrated as there was no creative side to the job so I set up The Open Plan in 2007 and started designing for friends in my spare time. Then, two years later The Open Plan went full-time.
What made you decide to be an Interior Designer?As long as I can remember I have always enjoyed creating spaces, spending hours designing Lego houses and building dens, scavenging the neighborhood for discarded furniture and carpets to furnish them.I would say that 60% of the job is shopping which I’m also very good at!
Why have you made your services more affordable than most?Not coming from a fabulously wealthy background myself, I find it unfair that up until now most people have not had access to, and still do not think of getting a professional to help maximise their home’s potential. I also believe that the interiors industry can often be elitist and snooty. What

which will demonstrate our ideas for the space to give the client a clearer idea of what we propose to do. Once the scheme is signed off we will source all the furniture and materials needed, and obtain quotes from trusted tradespeople to produce an accurate schedule and final costs. Next comes the physical work on the building, which can be disruptive but is always worth it in the end - you can’t make a cake without breaking some eggs and so too you can’t create a beautiful space without some degree of building and decoration.
Our new online service is an even more affordable way to use The Open Plan. For a one-off payment (dependent on the number of rooms that are to be redesigned) we send an in-depth questionnaire, along with instructions on how to photograph and measure the client’s room(s). We use this information to get to know the client and their home and design their scheme. Within two weeks the client will receive their ‘Personalised Design Pack’ which includes, a proposed, bespoke shopping list for furniture, materials, plan and sample board with a guide to where to use the colours, which finishes to use and the quantities which they’ll need to complete the job.
How do you source everything you use for your designs - from the clients themselves or your
own findings?Everyone has items that they love and will want to incorporate into their new room(s) and very often our designs can be inspired by such pieces as a well loved chair or painting. Other times we can easily work out what a client’s taste is and then we will draw from our vast library of suppliers both in the UK and abroad to find just the right pieces.
Finally, any tips for aspiring interior designers?If you’re going to do it properly, make sure that you sign up to a good course (this could be a degree course or a part-time course at a respected arts institution). Some people think that it’s all about picking cushions and curtains, but if you can’t produce technical drawings and at least have a basic understanding of building techniques, you might not be taken seriously and it will be so much harder to relay your ideas to a client. It’s also important to learn presentation skills.
Also, you need an insatiable appetite for interiors and inspiration can come from anywhere, so read more, take note of buildings and homes you love and try to work out what makes them work so well and record things that catch your eye.

The informal atmosphere of our venues also works well as people like to relax with a coffee or glass of wine which makes the events feel more like a chat with friends.
Do you prefer it when a project is slightly unconventional?Definitely, it’s always fun when we can push the boundaries and create something that’s not been done before or where we can have a little fun, not all rooms need to be conventional. Of course, we know where to draw the line with our clients and we won’t bully them into something they really don’t want to do, but it’s always great for a designer when you get a more open brief. We’re currently designing a showroom for an ethical kids and baby clothing company which is allowing us to be more playful than usual.
What is the general process behind redesigning a room or a house - from start to finish?Well it depends on which service you chose.
The traditional method starts with a visit to the client’s house to meet the owners, take an initial look at the space and get to know a little about their tastes and lifestyle. Upon being appointed we will survey (measure, photograph and draw) the rooms that need re-designing. We will also have in-depth conversations with the clients to ascertain what they want to achieve, and discuss budgets and time-lines. Next we put together what’s called a Mood Board and plans

TRIED & TESTEDCity Academy offers a wide range of courses tailored to suit all tastes and all levels of theatrical skill - providing a creative outlet for business professionals across the City.
I was given the opportunity to try their Advanced Singing program, a twelve week course culminating in a showcase performance. Having some experience of drama school myself, I wasn’t sure what to expect, but I found the course and its teacher, Paul Harvard to be exemplary.
Paul’s knowledge of the anatomy and physiology of the voice helped him to paint a clear picture of how we sing - and this then made it far easier to perform the full range of singing techniques, including belt, cry and falsetto.
The course focuses on developing these techniques before applying them to a solo piece of your choice; Paul then assists you in correcting and perfecting your singing. The students in my class were from varied backgrounds and cut across a wide range of ages and talent levels. Among them were a French finance director, a Welsh company Secretary, an assistant headmistress, to name a few. The majority of the class are there to have fun, but there are a few who use it as a basis for developing their professional skills and confidence. Many of my fellow students had already taken part in previous courses at City Academy, and I can understand why: attending the academy builds confidence, gives your social life an interesting extra facet and provides a creative outlet you might not be able to explore while sat in your office.

The summer festival scene has become almost overbearingly saturated in recent years, with new contenders springing up
all over the country to compete for your hard-earned dough. There’s something for everyone two or three times over, and it can be a difficult task choosing which to attend – even if some are a conveniently immediate write-off (overflowing toilets, heavy metal bands and teenagers setting fire to campsites? We’ll pass, thanks.)
It’s pleasing, then, to know that one of the most enduring, acclaimed and elegantly presented of all summer music events (so elegant, in fact, that it doesn’t even call itself a festival) is right here on our doorstep – and features none of the inconveniences mentioned above.
Instead, the English Heritage Picnic Concerts at Kenwood House showcase music from some of the country’s greatest classical orchestras and singers as well as leading acts from the genres of pop, soul, jazz and world music. The coming season kicked off on June 24 with a concert featuring Welsh legend Tom Jones and continues until July 16, when multi-million selling singer-songwriter James Blunt will bring the fun to a close. Along the way there will be shows from luminaries such as Jools Holland and Sandie Shaw, Liza Minelli, George Benson and the Gipsy Kings, as well as a sure-to-be extraordinary ‘Kenwood House Summer Prom’ concert on July 9, celebrating 60 years since the first Kenwood House concert. This last will see the Royal Philharmonic Concert Orchestra and conductor Richard
Balcombe perform some of the greatest classical music ever composed – including patriotic ‘Last Night of the Proms’ favourites and Mussorgsky’s epic ‘Night on Bare Mountain’ – alongside some very special performances by guest presenter Aled Jones. In the run-up to all the excitement, we caught up with classical singer and broadcaster Aled to find out what visitors to the concerts can expect.
Hi Aled. So you’re taking the role of presenter and performer at the Kenwood House Summer Prom on July 9…Yes, Jack-of-all-trades and master of none! Seriously though, I’ve always loved doing these picnic concerts. Even if it rains it still doesn’t dampen the British spirits; it’s Britain at its best, if you like. An orchestra, lots of stirring music and people slightly worse for wear having fun and waving their flags!
What would you say to anyone who hasn’t been before?You should come! They’re really brilliant. There was a time when there were loads and loads of picnic concerts around the country, but now – with the recession – there aren’t many left. But we still have a few big ones, flying the flag. You have an orchestra onstage, big pop acts performing and people getting together to celebrate what’s best about Britain.

do you see yourself as an unofficial representative of the art-form now?Oh, no! I’m just someone who’s been lucky enough to sing and do what they love as a child and as an adult. And now, with the presenting aspect, it’s even more fun. As a singer, you just have to go on stage and do your bit – presenting is lovely because you get a better feel for the overall event.
The show on July 9 features the Royal Philharmonic Orchestra, what can people expect? Is it a ‘Last Night of the Proms’ kind of affair?Exactly that! You’ll hear your ‘Rule Britannia’, your ‘Land of Hope and Glory’. It’s all popular classics, stuff people know and love. I’ll be singing things like ‘You Raise Me Up’ and the nation’s favourite hymn. It’s literally like being at Last Night of the Proms but in the open air – and in a spectacular setting!
And finally: do you have any favourite places in North London – other than Kenwood of course?Definitely the Emirates [Stadium], before that Highbury - home to my beloved Arsenal. Best team in North London. I have many happy memories of going there!

SAVILLS RENTS GROW FASTER THAN SALE PRICES IN LONDON The cost of market entry for first time owner-occupiers is preventing many from buying and so is boosting demand for rental property. A dearth of rental stock in many locations is pushing up rents and future prospects for rental growth are very strong say Savills researchers, who forecast that the private rented sector will account for one in five of all households by the end of 2016. Mainstream rental growth has been particularly pronounced in Greater London where average residential rents rose by 16 per cent in 2010.
The prime rentals market is also seeing strong price growth. Average prime London rents increased by 3.4 per cent in the first 3 months of 2011 and by almost 12 per cent in the past twelve months, latest analysis of the Savills prime London rentals index shows. This growth shows no signs of slowing, and outpaces the 2.8% growth seen in Q1 2011 of the underlying value of properties according to latest analysis from property advisor, Savills. “This value dynamic will push out yields and attract investor interest, and there is clear evidence that investor buyers are already emerging from the shadows,” says Yolande Barnes, head of Savills residential research.
Corporate demand and City cash boost rents in North and East London Central London rents are traditionally driven by demand from corporate tenants from overseas which focuses on the high value prime areas and which has been on the increase since the recovery in the financial and business services sector in 2009. Boosted demand, coupled with fewer frustrated sellers or ‘accidental landlords’ providing supply into the market following two strong selling seasons, means that rents have risen since the beginning of 2010 and steeply in 2011.
Price growth has been particularly pronounced in locations where renewed City confidence has translated into boosted demand for good rental property, both from domestic and international tenants. This has especially benefited prime East London (Wapping and Canary Wharf) with rents up 4.3 per cent in the quarter and 13.4 percent year on year and North London (Islington and Hampstead) where an uplift of 3.6 per cent in the quarter and 16.1 per cent year on year has left values some 15 per cent above their former peak levels. Much of this growth is due in no small part to low levels of good prime stock.

to the current uncertainty on the future movement of interest rate. The mortgage initially tracks the Bank of England rate for 2 years and then moves to a fixed rate for a further 3 years.
Ray Boulger, senior technical manager at John Charcol, comments: “It is no exaggeration to say that this is one of the most innovative products that the market has seen for some time. Following the latest smoke
signals from the Bank of England most economists no longer expect a Bank Rate increase this year and the discussion now tends to be “will it be next year and, if so, when?”
“With the great pricing we have achieved on this hybrid mortgage it offers better value than any 5 year fix on the market unless Bank Rate AVERAGES more than 1.75% over the next two years. Not only that but the lower the average rate of Bank Rate over these next 2 years the cheaper this mortgage becomes. It seems unlikely that Bank Rate will remain at 0.5% for the whole of the next 2 years but should that happen the average rate on this mortgage over its 5 year term would be 3.31%.
“The details of the mortgage, which is available for both purchase and remortgage, are:
Bank Rate + 1.79% to 31/8/13, giving an initial pay rate of 2.29%, followed by a fixed rate of 3.99% until 31/8/16. The maximum LTV is 75% and for mortgages up to £750,000 there is a booking fee payable on application of £99, with a completion fee of £1,900. The overall cost for comparison is 5.2% APR.
