I ADMIT IT: when last month’s Diamond Jubilee bank holiday drew to a close, I felt bereft. The leaking skies and gloomy clouds gave me a troubling case of the “what-now” that even my own impending wedding couldn’t shake. My nuptials seemed like small beans in the wake of Her Majesty’s prolonged celebrations - after all, my special day wouldn’t see the neighbours throwing street parties, stringing coloured bunting from window to window or donning paper masks of my face (or my partner’s - it’s not all about me) as they went their merry way rejoicing. My calendar was suddenly shockingly empty of Big Ones.

It was with sweet relief therefore that I turned my attention to another looming national preoccupation, one I hadn’t previously considered: the Olympics. And for once, rather than focusing on the Londoner’s usual complaints - the sudden infl ux of tourists, inevitable congestion and increasingly jam-packed commute - I embraced the Games for what they really represent: another chance to get behind what makes Britain (and particularly the capital) such a great place to live, work and play in the 21st century.

People are at their best when they’re getting together and sharing the good times, and the Olympics gives us the opportunity to do just that. And with events like the London 2012 Festival taking place round the corner, we don’t even have to stray far from home turf to join the fun. In a city that can sometimes seem to move too fast, and where any of us could be forgiven for feeling lost in the multitude, it’s nice to be reminded that we’re all part of something bigger and grander than ourselves. It’s also good to recall that, whatever her drawbacks, London is a veritable monarch among cities - and north London is one of the brightest jewels in her crown.

This is our ‘Body Issue’, where we get in the sporting spirit and focus on health and wellbeing. You’ll fi nd a three-page spread on new local bootcamps (p36) as well as a detailed report from Lime Wood Hotel’s ‘Welly Bootcamp’ in the picturesque heart of the New Forest (p52). We’ve also prepared a round-up of the best detox delivery diets out there (p39) If you hadn’t started already (if you’ve been too busy with all that toasting), it’s time for the beach-body countdown. If you’re off on holiday soon, head straight to this month’s fashion shoot for some serious globetrotting style inspiration (p28).

Oh and I did get married in the end; I had a blast. Wishing you all a very happy July!

Here’s to you, Mrs RobinsonEloise Baumann talks to West Hampstead resident Kate Summerscale about her new tale of vice, virtue and Victorian intrigue

LEAD INTERVIEW NX JULY.indd 14 02/07/2012 20:35

PROFILE

The meteoric ascent of Kate Summerscale is a tale well-told in British publishing circles. Formerly a literary editor at The Times newspaper, Summerscale

published her fi rst book, The Queen of Whale Cay, in 1998. Warmly received by readers and critics (and winner of a Somerset Maugham Award), it marked her out as a promising writer - but it was with the launch of her second book, The Suspicions of Mr Whicher, or, The Murder at Hill Road House, that Summerscale became one of the best known and loved authors in the country.

The book, which tells the true story of the murder of a young boy from a middle class Victorian family and the tortuous hunt for his killer (or killers), proved as gripping as it was grisly, and picked up plaudit after plaudit as a result. Its crowning glory came when it took the prestigious Samuel Johnson Prize for Non-Fiction in 2008. Bestseller status soon followed and Hampstead-based Summerscale became one of the British book industry’s most illustrious stars. Summerscale’s latest work, the similarly compelling Mrs Robinson’s Disgrace, was published in May, and revisits the Victorian era so expertly conjured in The Suspicions of Mr Whicher. At the core of the book is the true story of a Victorian wife who committed some of her most intimate and ardent romantic transgressions - whether real or imagined - to paper, and who was subsequently discovered and divorced by her husband in a very public fashion. Mrs Robinson’s downfall is movingly retold, meticulously researched and, in a move that is fast proving a Summerscale trademark, set against a story of shifting social attitudes that serves to absorb the reader just as much as the actions of the tale’s main protagonists.

Elegantly written, keenly considered and eschewing any hint of salaciousness or sensationalism, it’s a superb book - so we were very happy to be able to chat to the author about its genesis.

How did you discover the story of Isabella Robinson?I came across a reference to it, just a short account of the case, when I was researching The Suspicions of Mr Whicher. It was pretty sketchy, but it immediately fascinated me – this story of a diary being used as proof of adultery; also the story of the defence, which was that Isabella Robinson was mad rather than an adulterer. So afterwards I went and searched for newspaper reports from the time, trying to get more information. It was nice actually, because while I was still working on Mr Whicher, I kept going back to [the Isabella Robinson story], to see if there was enough for a book. It gave me another outlet.

So when you started digging, there was never any certainty that the trail would last – it could have tailed off at any moment?Exactly, and it was the same with Mr Whicher. I never know how the story will end when I fi rst start to do research, it’s always a bit of a leap of faith. If I fi nd something interesting I just keep investigating and seeing where the story leads. I never imagined that Isabella Robinson’s story would take me where it did.

In essence, you become a bit of a detective yourself, like many of the main characters in the books – trying to piece together the truth from these little shreds of evidence.Yes, I suppose so!

Your books tend to tell two stories, tying together very neatly the personal histories of the people involved with the social and cultural context in which they lived. Mrs Robinson’s Disgrace is as much a tale of Victorian attitudes towards freedom, sexuality and relationships as it is the story of one woman’s moral ‘transgressions’.That’s one of the things that was so fascinating; the more I learned about the

case the more I saw this diary as a key to understanding the wider situation. Diary writing had become so popular in the 19th century, especially among women of a certain background, and at fi rst it was just assumed that a diary was a private record, like a letter to oneself. And then along comes this very high profi le divorce case where a diary is argued by one side to be incriminating, and by the other to be at least partly fi ction. There were these great fears about women’s sexuality and freedom that really came to the fore during this case.

And along the way you introduce us to all these incredible characters, whose personalities and lives you seem to assemble so convincingly. It must be a real gift to a storyteller…Thank you! At the start I had no idea of the involvement of so many of these people. Like George Combe [founding father of the popular Victorian ‘science’ of phrenology, whereby a tactile reading of the shape and dimensions of a person’s skull was used to analyse their personality and predict their behaviour], I didn’t know he was involved at all until I came across a reference to him in a letter. So I started to explore his archived correspondence and came across all these letters – not just from him but from other people – in which people were discussing the case and the characters involved. Suddenly I had all these new angles.

It sounds like a huge amount of work. How long did it take you to research and write the book? Both books took about three years.

You live in West Hampstead – do you write at home? What’s your routine?I do write at home. When I fi rst gave up my job, I was so worried that I used to be very strict with myself and force myself to go to libraries to work! I still do a lot of research at places like the British Library and the National Archives at Kew. But mostly I write at home. I’m fortunate for a writer in that my son is at primary school and I have most of the day to work.

What are your favourite things in the local area?I’ve lived here for twelve years;

my parents live in Hampstead and my grandparents lived there before them, so I have a lot of affection for the area. My son goes to school locally, and I have my favourite places: I love The Kitchen Table, on the corner of Mill Road, and of course the heath, which is just within striking distance. I

walk everywhere!

Finally, what’s next? Do you have a new story in the works yet?I have a few ideas for possible projects, nothing Victorian this time. But fi rst I have some talks to give in the next few months, and The Telegraph are printing excerpts from Mrs Robinson’s Disgrace over the next few days. But really, right now I’m just enjoying the lull between books!

Though it’s been 25 years since their acrimonious split, the popularity of The Smiths and their infl uential music has remained a constant in both the British and

international music scenes. Characterised by sardonic lyrics and the eyebrow-raising antics (and outbursts) of mononymous lead singer Morrissey, The Smiths transcended musical genres, appealing to both alternative and mainstream audiences.

In conjunction with the 30th anniversary of the band’s formation, Proud Camden are hosting a retrospective by the acclaimed photographer Kevin Cummins, who not only shot the band’s publicity stills and editorial for the NME but travelled the world with them too, documenting their performances. The photographs depict the band in their

Northern Soul

hometown of Manchester, the city that shaped them. A native Mancunian himself, it was a case of right place, right time for Cummins, who was perfectly positioned to capture some of the best new bands emerging from the northern music scene in the 1980s including Joy Division, The Stone Roses and The Happy Mondays. The gritty, Thatcher-battered atmosphere of Manchester during this time was an intrinsic component of The Smith’s iconic sound and style. Cummins’ images capture an informal and urban beauty of a band on the cusp of something quite remarkable: escaping their hometown, but never truly their roots.

Two of the hottest labels of the moment, House of Holland and Superga, have joined forces to create some of the most desirable sneakers we’ve seen since canvas made its big comeback in the early noughties. Spicing up the famous Superga shape with HoH’s statement designs, the plimsolls run the gamut from mouth-watering candy colours and polka dot prints to jet black versions featuring a ‘granny chic’ crochet pattern. The range also includes super cool booties strewn with printed letters and our favourites - a platform plim with ‘Holland’ emblazoned along the side.House of Holland for Superga, offi ce.co.uk, 100 Commercial Street, E1 6LZ

OUT OF AFRICACentral St Martins graduate Buki Akib, Nigerian-born and London-based, is a knitwear designer whose fi rst menswear capsule collection was inspired by Afrobeat pioneer and all-round musical legend Fela Kuti. The fashion glitterati loved it, but where were the goodies for us girls? Wonder no longer: Akib’s latest launch is a bag collection that pays homage to Kuti’s 27 wives, combining Yoruba hand-weaving and a European pastel palette for a continental crossover triumph. CUT AND PRINTMenswear’s print revolution shows no signs of abating as we head into autumn, and some of the new wave’s most striking apparel is being produced right in our back yard. East London label Agi & Sam is fronted by two 26-year-old designers with CVs that include stints at Alexander McQueen and Karl Lagerfeld. Their A/W 2012 collection is an expert fusion of bold patterns, bright colours and carefully structured shapes - positive, playful and perfect for the man who likes to make a statement.agiandsam.com

WEBSITE OF THE MONTH: Bureau of TradeOnline shopping can be a depressingly soulless endeavour for those who like their material consumption served with a mitigating dollop of good taste and romance. Fortunately, the fine gents at Bureau of Trade are doing their damnedest to bring refinement, flavour and fun back to buying on the web, with a daily edit of the best pre-owned and vintage wares to be found on sites like eBay and Craigslist. Encompassing everything from menswear and furniture to cars, taxidermy and some rather lovely vintage timepieces, their cleverly themed (and wickedly funny) mail-outs are essential reading for anyone with a love of the characterful and unique.bureauoftrade.com

HIGH CONCEPTFollowing the successful launch of their Upper Street store last year, British label Ben Sherman has finally found its feet after a decade or two spent fluttering at the fringe of mainstream menswear relevance. As a result of this renewed vigour and rocketing popularity, the brand has recently set up shop in Spitalfields and launched a new project to boot: Modular Blanc, which will see the basement of the branch dedicated to emerging brands and designers. The best of young talent alongside Ben Sherman’s revitalised streetwear and tailoring lines? Well worth checking out. bensherman.com, 108 Commercial Street, E2 6ZY

STYLE

What is the Tatty Devine story? How did you meet and when did you start making and selling jewellery together? We met at Chelsea School of Art in 1996 where we were both studying Fine Art Painting. In our second year we lived together and worked at the V&A restaurant, and it was there that we realised we made a fantastic team. After graduation we decided to make stuff together to sell on a market stall. We started customising things, but after Harriet found bags and bags of leather sample books outside a furnishing store we started making leather cuffs. All we really wanted was to defer getting a ‘real job’ as we wanted to become painters, but within six months we were being sold in Harvey Nichols and featured in Vogue, and so Tatty Devine was born.

What were some of your earliest designs? At fi rst we just made jewellery out of whatever we could fi nd. We had no knowledge in manufacturing, so we invented ways of making tape measures, cake decorations and plectrums into jewellery. I used to get a day return to Paris and then barter in bad French to get good prices on keyrings of the Eiffel Tower! There wasn’t really any internet then and we had no way of sourcing them any other way. In 2001 we discovered perspex shapes in a signmaker’s in New York, we made them into brooches and then found ways of making our own shapes in perspex. That was the start of Tatty Devine products as people know them today.

What do you think of the fashion scene in London and how does this infl uence your jewellery? For both of us, London has always been the only place we want to be, or could possibly envisage designing in. There are really exciting fashion designers and there is such a distinct style not to be found in Paris, Milan or New York.

How did you end up opening the studio on Brick Lane? When we started we were working from our bedrooms, but towards the end of 1999 we felt the need to get a space to work from. We lived on Brick Lane and spent a day walking up and down it looking for studios. We reached the end and then, feeling defl ated that there was nothing around, we looked

up and saw a ‘to let’ sign. We rang the number and to our surprise the rent was

just outside our budget, but it was a whole shop with beautiful, small red stained glass windows. We moved in just after the new year in 2000. At fi rst it was just our studio, but over the following months people would knock on the door wanting to buy what we had on display, so we started trading as a shop and have never looked back.

What is your design process? Harriet and I go through what we are currently interested in and start collecting images and objects. We roughly sketch out our ideas then Harriet sits down to translate our ideas into workable drawings that the laser cutter can read and samples can be made from. Then there is the editing process and the fi nal selection. We like our collections to have a theme and enjoy how we have created a language that we love speaking in.

What are some of your all-time most popular pieces? The moustache and dinosaur necklaces and the plectrum pieces.

Why did you decide to do a recent launch in silver? Was there a demand for it?We wanted to make something in a precious material that was more refi ned and mature; we would get a lot of comments about how people wanted to see our ideas in more expensive and precious materials. We also wanted to make jewellery for a new type of customer, something luxurious but still fun.

such as UV damage, together with the visible ones. Using this alongside a thorough skin examination, the team formulates the correct treatment plan to fi t each client’s lifestyle and get the results. THE TREATMENT: I opt for the HydraFacial, which is aimed at resurfacing the skin without lasers. Using a spiral shaped tip, my aesthetic nurse Chantelle expertly extracts the impurities that have built up in my skin. Though slightly scratchy, it is far from painful, and contrary to most skin treatments, I actually feel like it is doing something to ameliorate my skin. The beauty of the treatment is it cleverly infuses hydrating anti-oxident serums. After, Chantelle shines red LED lights on my skin to increase collagen and elastin production.

THE VERDICT: Unequivocally the best facial I’ve ever had. My skin was instantly brighter, cleaner and fresher, and following the stream of compliments I got, I will certainly be back, perhaps even for Botox, a treatment I’d until now discounted.

THE CLINIC: Tucked away just behind Harley Street, visitors to the Waterhouse Young clinic would be forgiven for thinking they had stumbled across an exclusive members club, such is the elegant façade. Scaling the staircase up from the grand entrance does nothing to disabuse one of the notion, until, at the top, you are greeted with smiles and a genuine sense of welcome. Waterhouse Young’s eminently experienced team specialises in non-surgical cosmetic procedures. Sound intimidating? It shouldn’t. Between its registered aesthetic nurses, doctors and surgeons there is no team in London with more expert knowledge of facial structure.

THE WELCOME: The warmth of the reception is the fi rst thing to strike visitors. As you reach the top fl oor – which is fl ooded with natural light – you are ushered into a comfortable waiting room, complete with copies of Vogue et al, and even iPads – and offered nuts with an anti-oxidant drink of your choice; detox, age defying, multi vitamin or energy.

THE PEOPLE: Norman Waterhouse is one of the UK’s leading plastic surgeons. He has held a number of senior posts including President of the British Association of Aesthetic Plastic Surgeons. Richard Young is a specialist in craniofacial surgery with a particular interest in cosmetic surgery and facial rejuvenation. The most recent addition is Dr. Michele Engel, chosen to complement the team for her unsurpassed understanding of facial structure. She is renowned for her personal approach, which is entirely in keeping with the clinic’s culture. For her the art is in subtlety and enhancement, as opposed to radical change. THE ETHOS: It is all about holistic care at Waterhouse Young. The onus is on treating individual needs, and rather than affecting a perfect symmetry or an identikit frozen face, the team focuses on augmenting natural beauty and looking at overall skin health. Treatment options available include Botox, Dermal Fillers, Dermaroller, HydraFacial and Obagi; all patients are offered a computerised skin analysis prior to treatment to identify underlying issues

OTHER TOP 3 TREATMENTS1. Botox: The clinic specialises in administering Botox, the muscle relaxant which minimises the appearance of lines on the face, can tighten jaw lines giving a lift to the neck and is great for eliminating excessive sweating. The effects can last for three-to-six months. Each person is given a full consultation beforehand to determine exactly the effect they hope to achieve.

2. Dermaroller: Advanced micro-skin needling which catalyses the regeneration of collagen and elastin and as such is perfect for treating acne scarring, sun damage, facial and décolleté lines, stretchmarks and overall skin rejuvenation. 3. Dermal Fillers: A treatment which plumps the skin, immediately reducing the signs of ageing. The effects typically last 6 – 12 months, and at Waterhouse Young, the team uses a range of Juvederm and Restylane products.

3 TIPS FOR RAPID FAT LOSS

FROM MATT ROBERTS

1- Eat Small Meals at Regular Intervals.Rather than eating three large meals, try to eat fi ve-seven smaller meals and snacks throughout the day. This will help you regulate your hunger and provide a steady fl ow of energy, meaning you will not be so tempted to start snacking.

2- Drink Water or Green Tea.Fruit juice and fi zzy drinks are laden with calories which will promote fat storage; while they will provide you with a short-term burst of energy, in the long-term they will leave you feeling tired and lethargic. Keeping hydrated by consuming enough water helps prevent hunger pangs and burns fat more effi ciently, whilst consuming green tea has an added advantage of enhancing your metabolism - making you burn more fat at rest.

3- Bodyweight Exercise Can Get Results.Squats, lunges and press-ups from the knees are all great exercises for getting in shape. Not only this- they are a great starting point for the inexperienced exerciser or if you are just getting back in to a routine.Matt Roberts Personal Training offer bespoke personal training in four luxurious London centres. 4. MATT ROBERTS The training centres are now running a special Two Week Blitz programme to help members get in shape for the summer. Designed to maximise results in a short amount of time, the package includes 10 personal training sessions and a copy of Matt’s latest book which includes a full diet plan and recipes.mattroberts.co.uk

5. GAVIN WALSH BOOTCAMP

This programme comes with a money-back guarantee, claiming to get the best out of its campers. Training in small groups of 15, the emphasis is on the psychology of motivation as much as the exercise itself. 1. RAW FAIRIESBest for: Weight-lossThe unique meal delivery service from Raw Fairies is for those completely committed to a serious diet shake-up, or fans of the raw-food movement. Gourmet raw food chef Anya Ladra and her team create a daily menu of innovative, botanical cuisine made from raw and living organic plant foods. The meals are devised using special processes such as soaking, sprouting and dehydrating. The taste is, admittedly, an acquired one (getting accustomed to cold food is defi nitely a challenge) but the meals are surprisingly fi lling and the results incredible. Though the diet aids energy levels and hormone imbalance, the rapid weight loss (and low day commitment, starting from three days) makes it perfect for brides counting down to their big day. From £22.50 a day, rawfairies.com

TOP 5DELIVERY DIETS 2. NOSH DETOX

Best for: Tailor-made packagesRather than a simple agenda to lose weight, Nosh Detox Delivery offer the whole package. Their unique service is based on founder Geeta Sidhu-Robb’s personal experience and food issues. Once a corporate lawyer, Sidhu-Robb’s life took a dramatic turn when her baby son developed multiple food allergies and anaphylaxis, spending much of his fi rst 18 months in hospital. Sidhu-Robb developed her own solutions using nutritious, balanced meals and alternative therapies and even qualifi ed as a healer and Medical Intuitive. This resulted in the creation of Nosh Detox Delivery, which profi les clients health issues and delivers a bespoke, nutritional programme to their home or offi ce. So far, Nosh are the only company in the world to provide such a service. Now that’s pretty special. For prices see and information see noshdetox.com

3. PURIFYNE ALKALINECLEANSEBest for: DetoxingIt was quite a surprise to open our fi rst Purifyne Detox bag to uncover - amongst the many bottles of juices and soups - a loofah, a whole host of supplements and a pH level strip. The Alkaline Cleanse diet goes beyond regular weight loss and looks to redress acidic imbalance in the body caused by external factors such as caffeine, sugar, pollutants and stress. The chlorophyll-enhanced juices, though a rather off-putting shade of ‘swampy green’, are essential to lower acidity and balance pH. The range of vegetable juices and supplements, plus a

helpful daily tips email, makes the service (which ranges from 3 - 14 days) an invaluable tool in a total health re-evaluation. Prices start from £235, purifyne.com

4. THE PURE PACKAGE Best for: Busy lifestylesCelebrity favourite the Pure Package supplies delicious, freshly-prepared meals direct to your door. The award-winning programmes vary according to client requirement; from standard ‘weight loss’ to ‘healthy skin & ageing’, ‘training support’ and even ‘pre & post baby’. No fuss and no gimmicks, the Pure Package was derived from founder Jennifer Irvine’s experience growing up in rural Ireland with an abundance of fresh food and produce at her disposal. The meals are a lifesaver for those bound by busy work schedules and this is one of the easier diet plans to follow on the market. Prices from £399.50, purepackage.com

5. DETOX KITCHEN Best for: Satisfying mealsThe word ‘detox’ can strike fear into the heart of even the most devoted of dieters. The meals created by Detox Kitchen, however, are genuinely satisfying and tasty and won’t leave you craving stodgy dinners or sugary snacks. The diet box, which arrives every morning, provides three meals, supplements, herbal tea, snacks and a shot of wheatgrass (the least appealing of the lot). The whole kit is created by a team of nutritionists, holistic chefs and detox experts and avoids toxic ingredients such as red meat, sugar, artifi cial additives and dairy, so you’re safe in the knowledge that everything provided is the best for your health. From £29.99 a day, detoxkitchen.co.uk

Three weeks until I go to Ibiza and I need to get my rear into gear. Literally.

EF Medispa are offering a bottom-improvement package with my name on it... so I rock up and drop my kecks.

My lovely therapist, Fleur, is going to primp and prime my bottom into shape. Acoustic Wave Therapy (AWT) is now one of the most popular forms of treatment for cellulite. Madonna loves it so much she has her own machine - now EF are paving the way for beauty clinics everywhere, combining AWT with the newest treatment machine on the block, the Cellactor, which delivers the same cellulite-busting action plus fat mobilisation for body contouring, skin tightening and fi rming. My fat cells better brace themselves for a shake-up.

Here’s the science-y bit: in a study by Storz medical, the equipment developers found that after treatment 95% of clients reported smoother skin surface while 84% reported fi rmer legs. As for body-shaping, 72% of clients experienced a reduction of 2.5-7cm in the circumference of their thighs! I can’t wait to get going.

AWT accelerates the lymphatic fl ow, stimulating metabolic activity and encouraging fat breakdown by working on the connective fi brous walls which trap fat and toxins. It gives me a slightly odd sensation as it penetrates far beyond my skin’s surface to the fat layers beneath. Mercilessly, it doesn’t hurt.

The Cellactor machine, Fleur tells me, sounds like a jackhammer. “Good to know,” I say, wishing I’d taken up with a personal trainer instead. And I can’t lie: as Fleur fi res the machine up, I feel nervous. The treatment gives an unsettling feeling and I bite my lip throughout. As it draws to a close - and just as I’m about to give myself an almighty pat on

BOTTOM’S UPHelen Baron road tests EF Medispa’s

‘Three Weeks to Chic’ package

the back - Fleur tells me that she turned the dial to just below two - a lot of her clients have it cranked up to fi ve. Great. Despite my valiant efforts, I am, it seems, a wuss.

The radio frequency is probably the most relaxing of all the procedures, giving a warming feeling, but it soon heats up and there are moments of discomfort. I wonder how the women who make up EF’s ever-growing list of regular clients manage more

intense settings without sending their cortisol levels through the roof.

Fleur fi nishes my fi rst treatment by massaging my legs - and despite those moments of discomfort, fi rst impressions are pretty good. Maybe I was looking in a fl attering mirror but my bum looked so smooth, I couldn’t really see any cellulite. Best of all, the results really do seem to get better and better - with each new session my bum looks smoother and perkier. By the fi nal treatment I’ve even come to enjoy the jackhammer noise - it conveniently slots into the equation that hard work equals results. Well, it may not be hard work, but it sure sounds like it.

The whole process, I am told, increases blood-fl ow to treated areas - which produces fresh and thicker bands of collagen. Used for orthopedic conditions such as tendon and muscle disorders, the machines will apparently be in use at the Olympics for muscle and corrective tissue tightening in athletes. Ooh-er.

By my last session I’m wishing I had the time to fi t this into my life regularly. It defi nitely makes a difference - it even spurs you to stick at your exercise regime so that you can fl agrantly bask even more in the glory of a gifted bum. Three weeks to chic may sound impossible, but take it from one who was Ibiza-bound and running

out of time - now I can’t wait to show off my derrière.

BATTLE OF THE BRUNCHnorth v east

north Karpokarpo.co.uk, 23 Euston Road, NW1 2SDBest For: Juices and SmoothiesKarpo is an industrial-styled, self-proclaimed ‘urban’ newcomer to the burgeoning King’s Cross café scene. With American chef Daniel Taylor at the helm, the menu features some well-loved classics from his homeland (including good old bagels with lox and cream cheese) but the overall influence is more worldly. The in-house baker is French (the window display of baked goods changes throughout the day) and there is also a pastry chef knocking up delightfully artful cakes in the French style. Our hot tip? The smoothies: the beetroot, cucumber and ginger concoction knocked our socks off. On a road teeming with rather unsavoury fast food joints, Karpo is bound to become a hang-out for the local art students looking for a decent brekkie.

The Gilbert Scottthegilbertscott.co.uk, St Pancras Renaissance Hotel, Euston Road,NW1 2AR,Vibe: Franco-British DecadenceSet in the former entrance of the Midland Grand Hotel, the bar at The Gilbert Scott sets an opulent scene for anyone seeking a truly British brunch accompanied by a dizzying array of classic and original cocktails.

The menu is tailored to suit all appetites, using only the finest ingredients and offering comforting classics such as the ‘the George’ – a full English breakfast of eggs, bacon, homemade black pudding, homemade beans, bubble and squeak, toast and Scott’s own muesli.

The cocktail menu has a new arrival every month; on our visit it’s ‘The Parisian’, a sensuous mix of Amer Picon L’Orange, Martini Rosato, grapefruit and honey. My companion tries the ‘Trade Winds’, which proves just the ticket for rejuvenating his hungover head, its mix of Bols Genever, elderflower, ginger, lemon, green tea and spice matching the Gilbert Scott’s decadent decor and awesome ceiling just as perfectly as it complements its beautiful menu.

The Drift Barthedriftbar.co.uk, Heron Tower, 110 Bishopsgate, EC2N 4AYVibe: Sex in the CityA stone’s throw from Liverpool Street on Bishopsgate, The Drift Bar is ideally situated for those midweek morning meetings. Sharing owners with The Folly at Bank, the vibe and decor are of a piece with its sister establishment - and the food makes this place a solid brunch choice. The menu is reassuringly long and everything’s made with fresh, seasonal ingredients - bubble and squeak comes with shredded cabbage and sweet cured bacon, eggs fl orentine with gruyère rather than hollandaise. We went for a California Kick-start - poached eggs and hummus, guacamole, grilled plum tomato and a fi eld mushroom, all drizzled with sweet chilli sauce and served with a side of cinnamon pancakes. It was a refreshing antidote to the lazy brunch choices you so often fi nd in London. The fl oor-to-ceiling glass windows and canteen-style shelves stacked with vintage-looking vats of olive oil and other delicatessen-type curios give it a ‘meat-packing district’ edge. This is the kind of place Carrie Bradshaw would breakfast with the girls.

Bread Street Kitchenbreadstreetkitchen.com, 10 Bread St, EC4M 9AJBest For: Bloody MarysGordon Ramsay’s City venture gets an enthusiastic thumbs-up from us. Though it’s angling for the corporate quid, it clearly takes its aesthetic cues from East London, housed as it is in a cool warehouse space decked out brasserie style. In any case, ‘Lazy Loaf’ Sundays can’t be aimed at City workers, and highlights of the brunch menu have to include the ricotta hotcakes with banana and honeycomb butter and the ham hock hash with fried duck egg... so don’t come looking for beans on toast. There’s even a Bloody Mary buffet that lets you create your own concoction from green tomatoes, spicy vodka and other restorative treats. Signature cocktails include a Marmalade Fizz or Kentucky Dawn - and if you arrive too late for brunch, the Sunday lunch menu is equally tantalising.

It has been remarked upon that whilst “cotidie” means everyday in Latin, Cotidie is a far from everyday experience. In fact, it offers an encounter with Italian food which is as good as it gets in London. The only thing that is everyday is the frequency with which the menu is renewed. Bruno Barbieri (of Italian Masterchef and seven Michelin stars fame) selects his menu daily and brings the fi nest ingredients from various regions of Italy to an elegantly decked out restaurant on Marylebone High Street. It delivers authentic recipes with a friendly, jovial service. This is a modern Italian culinary experience. Classic Italian elements are present but are taken to the highest level or in contemporary directions, a completely different proposition to the ever-increasing list of ‘carby’ high street Italians.

The restaurant is set in stylish grey and slate tones with soft streetlamp lighting, pressed linen and slick table settings. Tables are spaciously laid out banquette-style with open, half-moon booths for those dining in couples. We were served by an extremely engaging and charming fellow who had my companion in stitches and helped guide us through the menu. He was similarly gracious with the rest of the smartly turned-out clientele amongst which there was a noticeable Italian presence. Throughout we received small and unexpected treats like the extra appetisers

of rustic lentil stew with balsamic vinegar. It is a small thing, but from the minute we tasted the quality of the restaurant’s olive oil (sourced from Perugia) and large emerald olives, we had complete confi dence in what would follow. Simple things like salmon tartare and roast potatoes with aromatic sea salt were top notch. Nothing is too traditional or stereotypically Italian, evidenced by the wasabi mayonnaise accompanying a warm sea bass salad.

The key to Cotidie is to keep some appetite at liberty for desserts, of which we had three each. The fi rst was an impromptu plate of sparkling petit fours. We especially liked the

tuiles and coffee brulee chocolate cup. The fi nal round was the desserts that we had ordered and both topped the lot. Bruno’s “Machiavellian” cup-cream and cherry compote is not to be missed, washed down with

a glass of Moscato d’Asti, but the chocolate cocotte with milk frappé was my dish of the night. Cotidie reminded my guest and I that we really don’t know half as much about Italian cuisine as we thought we did and that Marylebone village is an unrivalled hot-spot for new and classy boutique restaurants. RESTAURANTREVIEWS

With a combination of delicious food, elegant wines and real ambience, Le Bouchon Breton has embodied the style and je ne sais quoi of French dining since it opened way back in 2008. Situated in the rickety crown of Old Spitalfi elds it does make for an inconspicuous location - however once inside, the brainchild of restaurateur Ian Stoppani and Michelin-starred chef Michel Roux Jr, Bouchon Breton is a throwback to the elegant dining era of the 1970s. Undeniably retro in tone, the restaurant is tastefully embellished with belle époque touches and while it is inevitably geared towards the well-moneyed clientele of nearby Liverpool Street, the comprehensive selection of Angus steaks, cheeses and French bistro classics retain a near universal appeal.

Originally inspired by classic Parisian institutions such as Le Train Bleu, La Coupole and Bofi nger, the restaurant’s black-and-cream chessboard fl oor is home to a fi fteen-metre zinc bar serving champagne and seafood. Inside the drinker’s half of the restaurant there is a distinctive wine cabinet and luxury couches dotted with drinking podiums for everyone to enjoy an aperitif or two.

Starting off with a bottle of Domaine de Cabrials, this young Pinot was a charming introduction and accompanied an entrée of homemade pumpkin soup and the pièce de résistance, hand-chopped steak tartare, which had a tangible rustic fl avour. In keeping with the plush environment, the table service was impeccable; a rare example of patience and attentiveness, and the main courses swiftly followed in the form of a John Dory fi llet deliciously graced with Michel Roux Senior’s most famous sauce, Bois Boudran.

Rounding off with a ravishing cheese trolley, the triple entente of Brillat-Savarin, Compte and Mont D’or proved to be creamy, mature and immensely satisfying. With over 40 regional French cheeses available, many will come back to Bouchon Breton just to savour the dessert trolley alone. Alas, if only there were more room to further indulge in cheeses after a wholesome evening of bistro dining. The amount of people I’ve seen tweeting/facebooking themselves parked at said bar has been off the hook since it opened last month. Maybe it’s where people gather to post en masse. Manchichi bar dinner @ BISTROTHEQUE (thank you Lulu Kennedy). Maybe it’s the name - it sounds like an over-elaborate bar for men with extremely hairy chests; it sounds like there may be a disco globe. (There isn’t.) What there is, is a bar in the middle of Bistroteque’s main dining room (featuring a brand new bar menu and drinks list) with seats for 28 around a central ‘American manchichi wood counter’. Whatever that is. Sounds exciting though, right?

Meter Pizzameterlondon.com,70 – 74 City Rd, EC1Y 2BJ 020 7253 2443 Where to go if you want to munch on a good pizza in a cool atmosphere while keeping it nice and casual? This pop-up bar and eaterie lies within the City-Shoreditch-Clerkenwell triangle, serving up Neapolitan-style pizza (you know, the thin ones with the airy crust) and priced per 0.25 metres. The ‘pizelle al pomodoro’ - a kind of alternative pizza-type treat - will certainly whet the taste-buds. Next time you’re hungover, don’t pop one in the oven; let yourself sink into the soft, leathery sofas at Meter Pizza.

The front drive of the Lime Wood Hotel is a bucolic masterpiece, a meandering gravel track that sweeps up through grassy meadows to loop neatly in front of

the hotel itself, a renovated Regency hunting lodge. As I rolled along it on the morning of my fi rst day at Lime Wood, I wished I was behind the wheel of a vintage MG or something even older – the car Mr Toad drove in The Wind in the Willows, perhaps. I imagined myself as a latter-day Grace Kelly, all pastoral prettiness and breeze-blown charm. I may well have looked more like Bridget Jones.

On arrival, a brief glance around the car park revealed my motoring fantasies were

not ill-conceived: among a couple dozen more familiar marques, I spot a Maserati, two Ferraris and an old-school Roller. And when my companion and I are guided to our room by a friendly young staff member, the hotel’s

fi ve star rating reasserts itself once again, this time in an eclectic mix of antique and boutique furnishings, beautiful fabrics and luxurious limestone tiles. Much of the stone is locally

sourced, as is the summery ash used for many of the fi ttings, and everything is peppered with a delicate English eccentricity.

Lime Wood House and its grounds are set within the New Forest National Park, an area of

such outstanding beauty that we can’t wait to get out into it and do some walking with the dog. Our yappy mini schnauzer is made as welcome as we are, with a huge dog bed and dog biscuits hand delivered to our door, but it’s the outdoors that makes him happiest, and before an

hour’s passed we’re exploring the ramble path that leads straight from the hotel grounds into a nearby patch of forest. The trees are literally a stone’s throw from our room (or maybe not if

I’m the one throwing, but you get the gist), and it’s a relief to be able to dispense with all the usual leash-tugging and just set the little canid free to wander in the wood.

I’m not only here to take in the scenery, however; I’m due to take part in the Herb House Spa’s ‘Welly Bootcamp’, a three-and-a-half day fi tness programme that includes cardio and weight-training in a scenic roof-garden before getting us out and about in the bracing forest air. The day starts at a rather challenging 7am and doesn’t fi nish until 5pm, though there are, mercifully, breaks between each class – and the package does include a daily massage. The bootcamp is ideal for anyone wanting to kick-start their fi tness regime or shed some all-important inches before a big event, and my group’s personal trainer John assures us that

and lunch is provided by the spa’s own café, Raw and Cured, which is as ultra healthy as the name suggests (nothing is cooked except the soup which comes warm instead of hot), while dinner is served at the hotel’s Scullery – unless you fancy ordering it to your room. A word of warning here: your dietary discipline will be sorely tested when you come to inform Room Service that you are, in fact, on Welly Bootcamp and need to order from the bootcamp menu rather than the main one, which latter includes the best macaroni and cheese known to man. Don’t ask how I know...

So this bootcamp is a more grown-up affair. Not to do down the camaraderie and solidarity, the collective spiritual fortitude that comes from all mucking in together at a more

‘basic’ bootcamp, but what can I say… the underfl oor heating in the bathroom at Lime Wood really did it for me. Knowing that at the end of your day’s efforts, you deserve that sports massage and that dip in the hydro-pool; that you can luxuriate in the roll-top bath or take an invigorating double power-shower...

Even a stroll around the grounds with the dog seems tinted with the rosy hue of victory when you do so in the full knowledge that you’ve had a bloody good workout beforehand.

With all the added perks, home comforts and pure luxury at Lime Wood, this is one bootcamp I can get behind.

Rates start at £245, limewood hotel.co.ukWelly Bootcamp rates start at £1,250 per person double occupancy, £1,740 single occupancy

everyone he’s had at bootcamp has dropped inches, if not weight. Classes are not overly intense in and of themselves, but after three full days you’re going to see results.

Welly Bootcamp is far removed from those other bootcamps (of which I have been a part) that see noisy hordes clashing cutlery in a communal dining hall like excited schoolchildren – except that instead of queuing for fi sh-shapes and chips, we are grown women baying for jicama salad. Lime Wood offers instead the full fi ve star treatment – breakfast

HOTEL EDEN ROCAscona, SwitzerlandInfluenced by its close proximity to Italy, Ascona is the charming Swiss town graced with a unique micro-Mediterranean climate that appears to escape the rest of Switzerland. Though the snow-peaked landscape provides a striking backdrop, its other claim to fame is Lake Maggiore, the 68km-long wonder which sits majestically in all its splendour at the foothills of the Alps. Ascona is also the home of the Hotel Eden Roc, from where a visitor can enjoy the mountainous scenery, the inimitable character of the place and the watersports the lake affords everyone. In fact, at the hotel, a grand complex boldly decorated by interior designer Carlo Rampazzi in eccentric luxe décor, getting on the water is a must. Among the many activities, there are team-building exercises on sailboats and

fabulous speed boat jaunts to the quaint daily markets found in the nearby Italian town of Cannobio. Undoubtedly, the main draw here is the hotel’s for-hire private yacht, on which guests can sip champagne, watch the sun setting between the peaks above, while meandering around some of Lake Maggiore’s prime spots – principally the stand-alone island, Isola Bella. Perhaps not a place for jet-skiers; after all, is water-sports Swiss style. Doubles on a B&B basis at Hotel Eden Roc available from CHF 190 (£127) pp per night, price based on two adults sharing and includes service, taxes and VAT. ONE & ONLY LE SAINT GÉRANMauritius Under swaying coconut palms and an ever-brilliant sky, visitors to Le Saint Géran may feel reluctant to do much else but to kick back in this effortlessly chic and happily soporific resort. But that would be to miss the point; Mauritian waters are some of the finest in the world, and this One & Only hotel knows just how to take advantage of the natural beauty that surrounds the resort all around. It is one of the reasons why, therefore, all water-sports available at the hotel are offered on a complimentary basis. The pedalos, banana boats, tube rides or even kayaks, are yours free of charge for day-long hire at Le Saint Géran. Water-skiing is also hugely popular, as are not-to-be-missed day-trips to The John Battleday Waterski and Wakeboard Academy or the

There are also mono-hull lasers and small catamarans to take out into the choppier water, if they take your fancy. Of course, if you’re keen to put your feet up at this resort, there are always the myriad of irresistible boat trips on offer which mean that you can do all the sunbathing, snoozing and reading you like while cruising the waters, which is, of course, the very best of both worlds.

WYNDHAM RIO MAR BEACH, Puerto RicoThere are no less than eleven restaurants in which to indulge at the wondrous Wyndham Rio Mar. Gastronomic adventurers can try American, Puerto Rican and Caribbean fusion culinary delights at the resort, which sits happily in the middle of both the El Yunque National Forest and the Atlantic Ocean, on the north eastern coast of the country’s main island. After all, one soon discovers that the food is a necessary requirement in order to help sustain you through the multitude of activities which await all visitors at this paradisiacal tropical spot. For as well as the merengue classes, beach yoga, sailing classes and wave runner afternoons that can be arranged here, the most popular activity is that of the Bioluminescent Bay Kayak Tour – which can be booked

directly via the Rio Mar’s reception desk on arrival. It’s an unforgettable and much-sought-after experience: beginning at sunset, participants paddle out on a kayak with a tour guide and are taught how the dinoflagellates – the single-celled organisms which create a unique blue glow by releasing energy – bring this bioluminescent bay’s ecology to surreal life. Surrounded by a deafening silence and beams of marine blue in every direction, it’s an informative and peaceful trip. The Rio Mar is one of those rare multitasking hotels, while the three-hour Bio-Bay tour, is an inexpensive way to ensure your trip to Puerto Rico is as memorable as can be.

Having sworn off Italy’s Amalfi Coast for being overcrowded, Emily Wright is won over by the glorious

Italy’s gorgeous Bay of Naples is no stranger to great hotels, but the Excelsior Vittoria has the pedigree of being the first in Sorrento, and Italy’s oldest family-owned hotel (it’s been run

by the Fiorentino family since it opened in 1834). It is also, in some ways, the most central and most low-key. You’ll miss it if you don’t look. It’s tucked away down a long drive lined with heavy-fruited citrus trees, just off Sorrento’s main square, Piazza Torquato Tasso, where everyone gathers for aperitifs and people-watching.

Inside, the hotel’s interiors are a gift to any period costume-drama. There are large, elegant salons with silk wall hangings, damask-covered furniture and vast windows with stained panels overlooking a balustraded terrace and, beyond, a glistening sea and Vesuvius. Plaster cherubs smile down from the ceilings, and heavy gilt frames surround the ageing, foxed-glass mirrors, where 19th-century princesses would have once admired themselves by candelight. Look up, and you’ll see original ceiling frescoes, especially in the magnificent ballroom, where breakfast is served every

morning. The reception is packed with sepia photographs of luminaries rolling up in vintage classic cars, and Sofia Loren in her voluptuous prime, pouting on the balcony.

Of course, The Excelsior has had to keep up with the times. During its 172-year history, the hotel has built two extra wings, including a bizarre chalet-like building created to please Austrian royalty, who holidayed here in the 19th century.

The hotel’s biggest selling point is its location, perched overlooking the perfectly curved inlet of the Bay of Naples, one of the world’s most famous stretches of coastline, and justly so. Thanks to rigid planning laws, the area has kept developers at bay, so the coast hasn’t been ruined by identikit villa buildings. Towns like Positano look much as they did 70 years ago, when writers like John Steinbeck came here to hang out in small bars with local fishermen. Even so, things have changed. In summer, ten thousand tourists can descend on a town that was built to accommodate four thousand. In high season, the charms of the area, with its slow-moving, traffic-choked coastal road, can start to fade fast.

Which is why you need to get your walking boots on and head for the hills. The Germans and Swiss discovered the delights of walking the mountains that loom over this coastline years ago; the Brits have recently started to realise what they’ve been missing.

One of the best-known walks is the Path of the Gods, which you can do at a brisk pace in about two hours, or three with a picnic break built in. The walk starts in the hilltop town of Agerola, and follows a mountain path - scarily narrow in places with an unfenced sheer drop. On the way, you’ll enjoy magnificent panoramic views of the sea and the villages below, and can see sights immortalised by Homer in The Odyssey (the Bay of Naples is where Odysseus heard the sirens singing to him). That myth gives you some idea of the area’s sensually beautiful landscapes.

The path finishes at a village called Nocelle. From here, you can jump on a bus down to Positano, or brave the old 1,700-step stairway that takes you all the way down. Unbelievably, the nimble-footed locals still climb this stairway and some still

use donkeys to carry shopping and goods with them - it’s quicker than taking the long, circuitous route by road.

Positano is as lovely as you’ve been told. Small, white and labyrinthine, with a fine Baroque church and a sandy beach, it recalls island villages in Greece.

Back at the hotel, Vincenzo Galano, head chef at the Excelsior Vittoria, a born and bred Sorrento man, had rustled up plenty of sophisticated dishes involving special cuts of beef and fish.

The last time I came to this part of Italy, I swore I would never go back – it was too crowded. But I’ve changed my mind; it’s too lovely to ignore - just go early or late in the season.

Classic Collection Holidays (0800 294 9318) offers 7 nights at Grand Hotel Excelsior Vittoria, Sorrento from £1,661 per person this July, including return flights from Gatwick and private transfers.

Emma Freemantle lives in a houseboat moored on a London canal, a lifestyle choice she embraces. It comes with compromises of

space and convenience, but the charm and the camaraderie of neighbouring houseboat-dwellers are captivating, and the slip-slap of the water and the call of waterbirds diffuse city-centre noise. Emma refers to her home as a cocoon, an igloo (during the snowy months). She is a designer, photographer and stylist; part of a group of artists drawn to the past and to things

beautifully crafted by hand. All of them share a philosophy of the beauty of imperfection, celebrating the recycled and the vintage. Emma makes customised bicycles wrapped in scraps of fabric, feathered headdresses and corsages, banners and wall hangings, all with

the idea of telling a story through threads and old fabrics and celebrating the imperfections that make a piece unique. “I am constantly sourcing for the unusual, for the unique,” she

says. “I am drawn to a world of yesterdays, where the artisan was an important member of the community. Things were made to last and the idea of mass consumerism was as distant as the concept of visiting the moon.”

GRAND OCEANThe art deco heritage of the Grand Ocean development, a former hotel on the edge of Brighton, is refl ected in interior designs by Derek Taylor of Ishoka. Known for his appearances on the ITV series 60 Minute Makeover, Derek has designed the apartments with art deco accents to combine modern living with1930s glamour.“I wanted the design of each apartment I created to refl ect the original design of the building. Features include mirrored walls, silk wallpapers and rich fabrics such as velvet to create art deco-inspired modern homes,” he said.

Hampstead is quite a seasonal lettings market and the summer is always our busiest period. Families are renting new properties now, before the summer holidays, ready for the start of the new school term in September. Understandably, properties within the best school catchment areas are in highest demand. With the sun shining, ground fl oor properties and those with gardens are also in high demand.

Affordability is an issue but if landlords are fl exible, their property is well priced and well presented, it will let. Smaller

properties in the £300-£550 pw price bracket always let quickly.Landlords are being more fl exible when looking for a tenant.

In fact, many are taking on tenants with pets, such as dogs, which they might not have considered before. They will ask for a higher deposit of 8-10 weeks’ rent, but being realistic means they shouldn’t have long void periods.Hampstead offi ce 020 7435 9681, www.brlets.co.uk

PROPERTY

I own a fl at with 75 years left to run on the lease and my landlord has approached me to extend my lease back up to 125 years. Should I accept? You do not say if whether or not your Landlord has also indicated the price or any other terms he or she is willing to accept to extend your lease?

Whether the landlord has or hasn’t suggested a price, it is advisable to obtain your own valuation. This will assist you in understanding if the price offered (assuming one has been) is reasonable. Alternatively, if the Landlord has not offered a premium, then you will have the benefi t of your own valuation to start negotiations.

Whilst you do not say if whether the Landlord is willing to offer a reduced ground rent or not, it is not unusual where a Landlord is offering to negotiate a lease term extension that they will insist that the existing ground rent provisions remain or that they are increased. That being the case, then the valuer will also advise what impact this has on the premium payable.

You should be aware that, subject to meeting criteria, you have statutory rights to force a Landlord to grant you a lease term extension.

Your statutory rights are set out in the Leasehold Reform, Housing and Urban Development Act 1993. This legislation sets out that you are entitled (amongst other aspects) to 90 years plus the unexpired term. This means that you would be entitled to a new lease that has 165 years left to run as opposed to the new lease of 125 years. Also, you will be entitled to reduce your ground rent to a peppercorn.

It would therefore be in your interests to ask the valuer to evaluate any difference there is in the premium for a 125 year lease and a 165 year lease.

IN THEIROWN WORDS

‘‘Marc Schneiderman, Director,

Arlington Residential

Marc Schniederman refl ects on nearly 30 years in the business

I never really imagined that I would forge a career from property, but I have. It started in the school summer holidays the day before my 16th birthday. My father suggested that

rather than idling away the summer holiday, I should go and do some work experience for a friend of his who owned an estate agency business in Marylebone. I spent 8 weeks photocopying maps, franking mail and buying sandwiches for boardroom meetings. On my last day the Managing Director, who I rarely saw during my 8 weeks, asked to see me. He asked if I would like to stay on and have a permanent job. My tea making skills had obviously impressed him. Wow, back to school to do A levels or take a job in the cut and thrust of the west end earning money? It was an easy choice. Some 12 months later I was asked to work at one of their branches in Bayswater, selling property, and I absolutely loved it. After a few years there I realised this was it for me and I could make a career in property. I was hungry to progress, I was attracted and excited by top end properties and with this in mind I called a fi rm who had established themselves as agents acting on the sale of luxury homes and asked if they had any job vacancies. My timing was perfect, they did- and I got one. In my 7 years there I absorbed a wealth of knowledge and acted on the sale of some of the best homes in London. I decided the next step was to do this for myself and so, in 1994, I opened the doors of Arlington Residential. For 2 weeks I sat in a big empty offi ce with just one desk questioning what I had done. That was until I sold my fi st property. We had no computers, yet I remember handwriting my fi rst invoice and shortly afterwards receiving my fi rst cheque.

That was 18 years ago.I look back fondly on our fi rst few

transactions in 1994 and see this as a barometer of how the market has moved in the last 18 years.

Our fi rst sale was a 4 bedroom house in Swiss Cottage at £405,000. The virtually identical house immediately next door sold last year for £1.7M. Our second sale was a semi detached house in a very sought after street in St John’s Wood which achieved just under £1m. Today that house would sell for between £9M and £10M.

A more recent change in the market has been the number of overseas buyers purchasing property in St John’s Wood and Regents Park. Whilst for years Mayfair, Kensington and Belgravia were considered to be the ultimate destinations for overseas buyers, NW8 and NW1 are postcodes now hitting the £3,000 per sq ft mark and the areas where properties are being courted by a new surge of wealthy investors and international home owners.

Today, I am very proud of what I have achieved. I believe Arlington Residential is widely respected and has earned a place as one of the most proactive agents handling homes at the middle to top end of the sales and lettings market. I cannot personally take all the credit for this. I have been fortunate to have Alex Fleck run our lettings department for some 13 years, and with her amazing connections and contacts we continue to maintain our positions as one of the leading letting agents in central and north west London. On the sales side, Jason Press has been with my fi rm for a number of years and has an enthusiasm to see our market share increase.

After nearly 30 years of working in the world of estate agency, I am still enjoying what I do. Aside from understanding property, I have learned a lot about people; after all it is really a people business. I have learned that buying and selling can be emotionally charged, and that there really are people out there who behave impeccably in business.

Arlington Residential is a continuing work in progress. That’s the story so far.
