Tenders

Tenders are invited by noon 1st May 2021. A Tender Pack including Tender form and ‘Heads of Terms’ for the tenancy and licence are available from Stags Professional Services Department in Wellington. All Tenders should be returned to the Stags Wellington office in a sealed envelope marked “Lawnmoor Farm Tender”. The bid should clearly state the part of Lawnmoor Farm to which it relates and the amount of annual rent or licence fee tendered in pounds sterling. The Tender Form should be accompanied by a summary of the Tenants farming background, current farming operations and a proposed cropping rotation. The Landlord is under no obligation to accept the highest, or any Tender.

Directions

For the main farm (Lots 1 & 2) from the A358 from Taunton, turn left at the traffic lights at Mattock’s Tree Hill onto the A378 towards Wrantage. After approximately 0.2 miles, turn left onto Solomon’s Hollow. Continue onto Windmill Hill and into North Curry. Take the first left after the Bird In Hand pub onto Queen Square. Take the first right to continue on Queen Square/The Shambles and continue onto Moor Lane the farm can be found on the left-hand side of the road after approximately 0.3 miles, marked with a Stags ‘To Let’ board.

For Lot 3, as you enter the village of North Curry on Windmill Hill, turn right onto Greenway and then take the second left onto Cricket Cottages. The land can be found at the end of a short track, marked with a Stags ‘To Let’ board. To access the remaining two fields, continue past the Bird In Hand pub onto Stoke Road. After approximately 0.2 miles, turn right onto White Street and continue onto Helland Hill. As you reach the edge of the Hamlet of Helland, turn right onto a track. Continue up the track for approximately 160 yards and the land can be found to either side, marked with a Stags ‘To Let’ board.

Access to the property is afforded via a private driveway leading from the council-maintained highway known as Moor Lane.

The Land is registered with the Rural Payments Agency for the Basic Payment Scheme (BPS) and BPS Entitlements will be transferred to the tenant, to be returned to the landowner (or a nominated party) at the end of the lease.

A number of the farm buildings benefit from planning consent for a change of use under Application No. 24/00/0032 for the commercial stabling of horses.

The livery is currently occupied by seven different tenants, on what are understood to be unwritten monthly agreements.

The landowner is retaining Building 2a and Building 3c and will reserve a right of access over the adjoining land to access these buildings. A right of access is also reserved over the farmyard and land to the west in favour of the Landowner and those authorised by him, for the purposes of accessing Lot 2.

Lot 2

Lot 2 is available on an annual Licence for the purposes of grazing and/or mowing twice and comprises approximately 55 acres of generally level and gently sloping permanent grass leys, the most recent of which was re-sown in 2020.

Access to the property is afforded via a private driveway and drove access leading from the council-maintained highway known as Moor Lane. A right of way will be reserved over the farmyard and adjoining land, in favour of the successful Licensee.

The land is classified as Grade III on the Agricultural Land Classification Map and is unfenced but bounded by well maintained mature hedgerows and rhynes; the latter of which provides natural watering to most parcels.

Lot 3

Lot 3 is available on a five-year Farm Business Tenancy and comprises a total of five parcels of productive arable land, extending to approximately 28 acres in all.

The land is generally level, classified as Grade III on the Agricultural Land Classification Map and well suited to growing maize.

The land is contained within two neighboring ring-fenced blocks, with access provided via Greenway and Helland Hill respectively.

The land is registered for the Basic Payment Scheme but Entitlements are excluded from the lease.

General Remarks

Services:

Lot 1 benefits from both a spring and mains water supply, in addition to mains electricity; all of which are shared with the farmhouse. Lot 2 benefits from natural watering only. Lot 3 is unconnected to all mains services.

Nitrate Vulnerable Zone

The land is not located within a Nitrate Vulnerable Zone.

Sporting & Mineral Rights

The sporting and mineral rights are reserved but not exercised by the landowner.

Wayleaves, Rights of Way, Etc

The property is let subject to and with the benefit of any wayleave agreements in respect of any electricity or telephone poles, wires, stays, cables, etc or water or drainage pipes, etc either passing upon, over or under it. The property is also let subject to and with the benefit of any public or private rights of way or bridleways.
