What we’ve heard so far.... Priority #1: Shape Future Development

Use appropriate building heights, massing and design for all areas especially for residential areas and areas along Lakeshore Road.

Develop a new vision for the existing vacant and under-utilized sites, including the OPG lands, sites along Lakeshore and industrial areas.

Personal health of the community and the environment is critical.

Promote highest and best use for lands no longer being used for industry. (Industrial Lands, former Lakeview Generating Site)

Promote low-impact, high quality, sustainable development that supports strategic growth vs reactionary growth.

Lakeshore Road corridor needs improvements based on a feasible vision.

Lakeview has amazing stories to tell (Arsenal Park, Canada’s first Aerodrome, Cawthra-Elliot Estate, Adamson Estates and others).

Community Structure


Community Structure: Transportation



Lakeshore Road is both a major corridor and a village main street.

In Lakeview, Lakeshore Road has wide boulevards (30 to 35m) that will provide opportunities for improvements.

Lakeshore will likely remain 4 lanes with a continuous centre turning lane.

Consolidation of entrances and front yard parking will be re-evaluated through new development.



Transit will be flexible to meet the growing needs of the community.

An increase in density will coincide with improvements to transit systems.

Promote a balance between transit, driving and other modes of travel such as walking and cycling.

Plans for high order transit along HurontarioStreet from Port Credit connecting into Brampton are being considered.



Location of surface parking both street and on site should be re-evaluated.

Parking requirements could help shape new development.

Flexible parking requirements should be addressed through intensification.

Parking strategy will be key for intensification.


Community Structure:

District is approximately 3km wide and 4km from the Lake to the Queensway.

Approximately 22,000 people live in the District.

Approximately 6km of shoreline along Lake Ontario.

Streets and Public Space Opportunities

Lakeshore Road, Cawthra and Dixie Roads are major defining edges and transportation routes.

There are opportunities to improve these as attractive and well defined community edges.



Neighbourhood are defined by a variety of local streets with diverse character and housing types.



Waterfront, public parks, mid-block connections and streets should all knit together to provide comprehensive circulation.

Lakeview is fortunate to have major green spaces but visibility and public access is limited.



Public places provide complementary functions for other land uses.

Locations along Lakeshore Road could incorporate additional public uses.



Public places communicate heritage and meaning.



Public places promote use in the colder seasons.
