In accordance with your instructions, we now take pleasure in enclosing our report and Market Valuation of the developedland in Jeddah, located in Al-Hamdania district east of the highway (Al-Haramain line) Jeddah city.

After examining the surrounding area adjacent to the property, we attach herewith the following report which provides thenecessary data and indicates the reasons for valuating the estimated market value.

The objective of this report is to estimate the fair market value for the subject land based upon the existing condition ofthe property on 17/12/2018 and the purpose of issuing it is to know the final market value of the property and issuing thereport for the internal use of the client.

The estimated property is a total land area of 799,413.64 square meters according to the attached documents.

Considering location of the property, current market conditions, and prevailing market transactional information, we areof the opinion that the market value of the subjected land is SR 530,740,205 (Five Hundred And Thirty Million SevenHundred And Forty Thousand Two Hundred And Five Saudi Riyals Only) as on 17/12/2018

The estimated property is a Residential commercial land having 799,414 sqm as per deed detailed regulation as follows.

For the purposes of this report, we assume there are good and valid and free ownership of any impediments or mortgages, fees orinterests of any third parties, and so forth. If not achieved, it can be influenced by the opinion of the property value. Therefore, werecommend that the legal counsel of the entity verify the ownership data, and we also emphasize that we do not rely on the abovepresumptions of ownership until the legal counsel confirms its accuracy

The project is located northeast of the city of Jeddah east of Al-Haramain road in Al-Hamdania district. Thefollowing figure shows the relationship between the location of the property and the main attractions of thecity. It also shows how to get to and from the location of the property; its relation with the traffic axes,directions and degrees at the city level, .

This technique provides indicators of value by comparing the original being valuated with assets matching similar or available information onprices. According to this method, the first step is to study the transaction prices of similar or similar assets that have recently occurred in themarket. If the transactions that have been made are few, it is also best to consider the prices of the corresponding or similar assets listed oroffered for sale, provided that such information is clear and objectively analyzed. Information about the prices of such transactions must beadjusted to reflect differences in the terms and conditions of the effective transaction, the basis of the value, and the assumptions adopted in thevaluation process being performed. The Saudi market is not transparent and it is difficult to collect accurate information. Therefore, we were able to collectdata for a sample of the lands that reflect the reality of the market in general. The selected sample includes 4 lands.We will provide their data and performance indicators as an embodiment of the market.

The project is located in Al-Hamdaniya district with medium density of middle-income residents. The proximity of Al-Hamdaniya district of middle- and high-income businesses in the northern areas of Jeddah has contributed to theincrease in the demand for real estate in this area, The surrounding area has also positively impacted the level ofprices, as the surrounding areas of the project are witnessing high urban movement, especially in the construction ofresidential villas and residential buildings, all of which will contribute to the future. Increased demand for land in theregion, which positively affects the price level.
