The ins and outs of successful lettingMany of our clients have never rented out a property before. So, where do you start? Fortunately, with D.J. Alexander, our specialists will be with you every step of the way.

To attract the best tenants, the number one criteria is presentation. In our experience, the better the presentation, the more satisfied the tenant and the better they respect the property and the local community they join.

Having selected a suitable tenants, our Lettings Department will prepare the lease agreement and compile a comprehensive Condition Schedule on the property and its contents. The report is supported by photographs – just one of the many things we do at the start of each tenancy to help avoid loss or damage liability disputes at the end.

As standard, shortly after they move in, we survey every new tenant to ensure that our service levels have met or exceeded their expectations. We also notify all their near neighbours to make them aware that we are managing the property should any communal issues arise.

At D.J. Alexander, we’ve been looking after international and UK-based clients and their properties since 1982.

Our Accounts Department will lodge all deposits and collect the monthly rent. So there are no surprises, we’ll detail any authorised expenditure on your monthly income statement.

You can also rest easy about maintenance and emergency repairs. We have a dedicated Maintenance Department and a trusted roster of skilled tradesmen able to deal with all aspects of domestic maintenance – at the shortest notice.

We can also arrange major property upgrades, such as a new kitchen or bathroom to ensure that your property generates the maximum return and attracts the best tenants.

Maximum occupancy. Seamless transition.

New tenants – same attention to detailOur minimum contract is six months but most of the professional lets we manage average much longer – around 18 months. Our occupancy levels stand at close to 100% depending on location and rental value with the average time between tenancies often being just a matter of days.

At the end of the tenancy, each property is thoroughly inspected and liability for any dilapidations is agreed. That’s when preparing our condition schedules at the start of each tenancy really pays off.
