Gardens and GroundsThe mature gardens and grounds extend to about 7.23 acres in total, and were laid out by James Temple, Shaw’s cousin, from 1868. The garden is set on rocky sandstone outcrops surrounding the house and features many exotic and rare trees and shrubs, together with a pinetum and bamboo dell.

DESCRIPTIONLeyswood House is a striking and individual country home, dating back to 1868/9 and sympathetically updated to enhance the light and generously proportioned accommodation. The house sits in an elevated position in an Area of Outstanding Natural Beauty, with countryside views from the upper floors, and set within part of its original 19th century landscaped grounds, on a natural rocky crag.

HistoryGrade II listed for its special architectural or historical interest, Leyswood was designed by the renowned 19th century architect Norman Shaw, in his domestic ‘Old English’ style, with a mix of gothic, Tudor and 17th century influences. Shaw was originally commissioned to build near-by Glen Andred and he subsequently persuaded his cousin James W. Temple to buy the overlooking land. Shaw then produced designs for a “large, imposing, country house (with lodge, dairy and walled kitchen garden), to be called Leyswood. It sported a proliferation of gables and ranks of thickly ribbed chimneys, described in one contemporary journal as ‘excessively ugly’ but later as ‘an exceptionally fine example of Norman Shaw architecture’ (1919 Sales Particulars).”*

During World War II, the site was occupied by the Canadian Army, and from 1945 by a Cecilia Watkins. From 1951 Leyswood was briefly the property of a M.W. Higgs and was sold in 1952 to Ian Simpson who demolished most of the house, apart from a gatehouse, gazebo and staff wing, which were then used as a more manageable family home and company offices until the 1980s. Points of note include: • decorative external features including carved masonry, castellated

parapet and gable, part scalloped tile hung elevations and Tudor-style chimney pots;

• majestic gated entrance through a high archway, linking the tower to the house;

• rich and decoratively carved internal oak joinery, including intricate architraves and wall panelling;

• high ceilings and gothic arched leaded light window panes in the principal rooms;

• wide oak front door opening to an impressive entrance hall with oak balustrade staircase to the upper floors;

• formal panelled dining room with a decoratively carved stone fireplace;

• drawing room featuring a wood burning stove set within a striking marble fireplace, decorative plasterwork to the ceiling and opening to a garden room, creating lovely space for entertaining;

SITUATIONLeyswood is situated in a semi-rural position at the end of a long shared private tree lined drive from Corseley Road, about 2 miles from the centre of Groombridge village. The property enjoys an elevated position on a natural sandstone crag, with north easterly countryside views. The drive also gives access to an enclave of properties beyond Leyswood House, some of which formed part of the original Victorian estate.

Groombridge enjoys a thriving community and local amenities include a well regarded primary school, GP’s surgery, general store, bakery, post office, two churches and two public houses. Leisure facilities include a cricket ground, tennis club, bowls club, recreation ground with children’s play area, as well as Groombridge Place. Further amenities are available in Tunbridge Wells (6.2 miles to the North) or Crowborough (5 miles to the South).

State and private schools: Groombridge (St Thomas C.E - outstanding Ofsted), and Withyham primaries. Preparatory schools include Holmewood House (Langton Green), Rose Hill (Tunbridge Wells), Ashdown House, Brambletye and Michael Hall Steiner Waldorf (Forest Row). Kent grammar schools in Tunbridge Wells and Tonbridge.

Mainline rail: Eridge (1.5 miles), London Bridge in about 60 minutes. Tunbridge Wells (5.8 miles), Charing Cross (via London Bridge and Waterloo East) and Cannon Street in under 1 hour.

Communications: M25 (junction 5) via the A21 just North of Tunbridge Wells about 17.5 miles. Gatwick airport about 21 miles via the A264. Eurotunnel at Folkestone about 50 miles.

Directions: From Tunbridge Wells, follow the London Road / A26 south. Continue straight over the first roundabout and at the second roundabout take the second exit onto Major Yorks Road. At the top of hill turn left onto the A264 towards Groombridge. Follow this road through Langton Green (when it becomes the B2110) down the hill into Groombridge village. At the mini roundabout, turn left onto Station Road towards the village, bearing right onto Corseley Road before the Post Office. Continue out of the village on this road for about 1.4 miles, passing the primary school on the left, then the sports ground. Continue past Forge Road with the sign for Eridge Station on the left and the entrance to Leyswood will be found on the left-hand side. Continue along a tree-lined drive, bearing right at the bottom where the gates for Leyswood House will be seen immediately ahead. Proceed through the gates, then right under the arch.
