_UO TALLAHASSEE, FL is part of an urban revitalization plan targeting the 70,000+ Florida State University student population within walking distance. The mixed use master plan includes luxury rental apartments, restaurants and retail along a previously industrial corridor. The existing stand alone building was originally constructed as a railroad warehouse to serve the adjacent rail line running to the south. To accommodate this industrial use, the floor plan is kept as open as possible with a rigid steel structure at the perimeter and no intermediate columns.

_STOREFRONT The building’s expansive street presence and minimal zoning requirements gave us multiple opportunities for signage. The formal entrance on Woodward Avenue (pictured left) uses powder coated aluminum letters with neon backlighting to create a dynamic presence from the street during both the day and night. The more pedestrian Gaines Street entrance has a smaller painted sign that’s been applied directly to the existing sliding metal door. Found doors and windows were incorporated into the simple tube steel storefront system at moments of key customer interaction.

_INTERIOR The rectangular open floor plan is broken by an angular back of house volume creating separate zones for men’s and women’s. The fitting rooms and sale area are also housed here. A change in flooring from existing concrete to wood further helps define the change in merchandising zones.

_UO GARDEN STATE PLAZA located 15 miles west of New York City, is the largest mall in New Jersey. The two story Urban Outfitters space is adjacent to a newly constructed parking garage and has prime visibility from the adjoining entrance. Though the main entrance from the mall is located at the second floor, most of the store’s square footage is located at the ground floor and is only accessible at the second floor.

_STOREFRONT With frontage at the parking garage as well as the mall interior, a unifying signage approach created clarity and consistency in an angled storefront. Both use aluminum plate letters routed into the heavy timber storefront structure. Pops of orange are used to highlight the connections between wood and steel. Running bond cement board created a cost effective, neutral backdrop against the timber and steel entrance.

_INTERIOR Providing light and giving an otherwise cold space character and warmth became the two biggest challenges of this mall space. A generous stair cut out at the parking garage storefront provides visibility to the ground level and also provides a unique perspective into the space before entering. The timber stair treads add warmth and contrast to the concrete floors at both the ground and second floors. Salvaged wood, pegboard and end grain plywood collages add an additional layer of warmth and interest at the walls. Working with the design build team, a “chairingbone’ patterned wall was designed to run continuously from the ground floor to the second floor at the stair platform. The “chairingbone” is incorporated again at the second floor cash wrap.

_FITTING ROOMS The fitting rooms were approached as feature element at the ground floor. Keeping the fitting room volumes simply clad in plywood allowed for a more playful pattern at the floor. Keeping installation and labor costs in mind, a panelized system was design to allow for off-site fabrication. The fitting rooms are clad in white washed plywood with the exception of two feature doors, clad to mimic the colored pattern on the floor.

_UO AUSTIN TX is an existing Urban Outfitters location , refreshed and reprogrammed as the women’s retail component for the lifestyle center concept SPACE24TWENTY. The center features two casual dining components, a stand alone men’s shop and an active wear boutique all connected by an adjacent outdoor event space. Small changes to the exterior-new signage and paint-helped give new life to the existing Urban Outfitters facade. The interior benefited from a refresh in lighting and fitting rooms, as well as the addition of a new entrance to the courtyard space.

_FITTING ROOMS Previously located on the ground floor, the existing fitting rooms were dated and lacked natural light. As a solely women’s shop, the fitting room concept now lent itself to having a more communal, public component on the second floor. Each stall is kept private by a denim curtain with magnetic tabs sewn at the edges. The tabs are held to the wall at a steel strip fastened to the back of the opening jambs. The fitting room service/ go back is located as the last ‘room’ in the fitting room sequence. It’s designed to be open to the sales floor for immediate assistance.

_COURTYARD While most of the exterior of the existing store remained as is , an additional entrance as well as new signage was designed to define the women’s shop from the courtyard. The door design takes cues from the existing second floor rear windows. Additional structural steel angles were added to create the new opening in the existing CMU wall . A corner blade sign is visible from multiple locations in the courtyard. A steel armature allows the plantings below to grow around the signage while still being visible.

_UO WESTWOOD, LOS ANGELES: MENS’ SHOP Located just off of the UCLA campus, Westwood Boulevard is a commercial corridor serving a largely student population. The space had formerly been used for retail, but many of the architectural and structural elements had been concealed with gyp. and acoustical ceiling tile. Removing the existing ceiling tile revealed a wood truss structure which became one of the defining features of the space. Unique to this location, the mens’ shop is located directly next to, but not connected to the UO womens’ shop. This allowed the space to feel more intimate and to take on a slightly more masculine identity from its adjacent counterpart. The storefront is comprised of a heavy timber and hot rolled steel structure. The canopy provides a place for signage while also providing more dimension to the facade.

_FITTING ROOMS Due to the boutique nature of the mens’ shop, the fitting room requirements were minimal. Found office doors were used with original hardware where possible to maintain a masculine aesthetic. An existing skylight over the back of the space provides ample natural light for the fitting rooms. During demolition, a wall with a scar from a former stair was uncovered. Wanting to maintain an honesty about the history of the space, the wall was left as is and become a feature backdrop for the shoe display.

_UO LINCOLN ROAD, MIAMI BEACH located on one of the most popular shopping desintation strips in Miami, Urban Outfitters Lincoln Road along with 200 other retailers, restaurants and entertianment venues caters to both tourists and locals.

_STOREFRONT The historic nature of the existing building did not allow for any facade modifications . Any storefront impact would have to be done through window displays. Proposed signage was also held to a very stringent set of requirements. As a result the signage was a simple powder coated , internally illuminated wall sign. Exposing and uplighting the existing second floor ceiling joists become an important feature from the exterior at night .

_STAIR The stairs at Lincoln Road act as both a way to get from floor to floor and as a feature element signifying the additional sales floor at the second level. Built of steel angles, mesh and glass, the stair allow light to reach the back of the ground floor sales area. The guardrails are comprised of a similar tube steel and glass language. Creating the new cut out in the existing floor allowed for attachment at the exposed floor joists

_UO PARK ROYAL, VANCOUVER B.C. is located in West Vancouver as a part of an outdoor shopping mall development. The landlord was heavily involved in the design process, ensuring the Urban Outfitters design intent was in line with the over arching aesthetic of the center. The exterior glass canopy was required to remain as a continuous design element throughout the mall and the exterior materials were selected and approved at the start of design. The exterior signage as well as the aluminum ‘I beam’ storefront system became design elements within a neutral stucco backdrop.

_DEVON YARD is located in Devon, Pennsylvania approximately 30 minutes from center city Philadelphia. It is a unique development where like-minded retailers and restaurateurs coexist and cater to a unique customer base inspired by culture, creativity and design. Devon Yard marks a milestone for URBN, as one of the company’s first ground up developments. A 50,000 sf Anthropologie anchors the center along the main arterial roadway, Lancaster Avenue. The Anthropologie has two entrances, one fronting Devon Boulevard to the north and one leading to a courtyard connecting a cafe, pizzeria and formal dining space as well as Anthropologie’s sister outdoor living brand, Terrain. In addition to the center, a new traffic and parking strategy was designed with the help of consulting civic and landscaping engineers.

_TERRAINThe approach to sales at Terrain is unique in that there are considerations for both interior and exterior merchandising. Terrain at Devon has three unique sales areas. There is an exterior lath shade structure that will hold plants and exterior lawn and gardening needs. The interior is zoned into a greenhouse sales area as well as a home sales area. Special consideration was given to the HVAC strategy and providing the greenhouse with proper humidity levels separate from the home sales. Exposing the wood trusses became part of the cohesive aesthetic throughout the Terrain experience. The cash wrap was uniquely designed to for packaging and arranging plants and flowers with specific areas for cleaning and refrigeration.

_ANTHROPOLOGIE VILLAGE AT MERIDIAN is located 10 miles west of Boise, Idaho in an outdoor mixed use development. The ground floor is comprise of retail and dining, while the upper three floors are made up of residential units. The traditional aesthetic of the center only allowed for minimal changes to the storefront openings. A tube steel and glass storefront flanks a wood clad canopy and vestibule volume that extended beyond the storefront at the entrance. Wood clad backdrops were designed at the window displays to allow for texture and warmth at the storefront. A pin mounted sign was designed for the entrance canopy for maximum visibility. The exterior doors are hot rolled steel to match the adjacent storefront system. The interior vestibule doors are clad in wood to match for a seamless look when closed.

_INTERIOR With the introduction of a larger home assortment, it was necessary to diferentiate the home product from appareal while still providing the opportunity to circulate between the two. Apparel display is located to the left, with the home vignettes and outstock to the right. The home zones are created through a series of perpindicular walls housing massed outstock. The volume is unified through reclaimed wood framing with lath markings.
