Highway 65 is the primary north-south aterial between Roseville and Yuba City/Marysville. Terra Cotta Village is at the intersection of HWY 65 and Twelve Bridges, a main exit for Lincoln.
A partial cloverleaf interchange is planned for this intersection at some point in the future to accommodate future traffic. Current infrastructure expansion for the area includes the Rosville Bypass of HWY 65, which will divert through-traffic and commuters around downtown Lincoln. Terra Cotta Village will not be negatively affected by this bypass, which begins north of Twelve Bridges.
The city of Lincoln has developed an economic and zoning plan for the entire city (with 40% park, golf, and open space), and several specific plans. One of those specific plans, Twelve Bridges, spans the area from Hwy 65 to Sierra College Blvd, between Hwy 193 on its northern edge down to the Auburn Ravine.
This specific plan was slated for 10,146 dwelling units, 180 acres of commercial and business uses, with the remaining land dedicated to public facilities, park, school, or open land use. Within Twelve Bridges, areas are divided into smaller villages. Neither Seller nor Agent shall have any obligation to pay any commission, finder’s fee, or other compensation to any broker or other person dealing with Buyer. You may provide information to persons retained for the purpose of evaluating the Property after first obtaining a signed confidentiality agreement from such persons to keep such information confidential. You shall defend, indemnify and hold harmless Seller, Agent and its affiliates from and against any claims, demands, damages, or liabilities, including reasonable attorneys’ fees, relating to any claim for a commission, finder’s fee or other compensation by any broker or other person dealing with the Buyer. The Property is being sold on an “as-is, where-is” and “with all faults” basis. Seller reserves the right to withdraw the Property from consideration for sale at any time and for any reason, with or without cause.
