Project Summary

This fl agship development of innovative and affordable homes has helped reinvigorate a deprived area of Plymouth.

Midas delivered the project for Plymouth Community Homes in partnership with Plymouth City Council. The development added much needed homes to the city’s housing register, with 23 homes to buy through shared ownership and 49 for affordable rent.

The largest residential Passivhaus development in the UK, the homes alleviate the issue of fuel poverty for occupants through an

innovative, modern standard of construction; providing superior energy performance through the use of high-insulation materials, and resident comfort through specialised ventilation systems.

Primrose Park combines modern architecture and community values, refl ecting a traditional village layout with a central square and properties in a mix of one-bed fl ats and two- to three-bed houses.

The project achieved a Gold Award for Secured by Design standards by designing out dead ends, providing communal lighting and installing approved windows and doors.

Project Summary

Midas Group is delivering design and build of 239 homes comprising houses, fl ats, bungalows; and a central hub building consisting of a community space and 18 apartments; along with the complete development infrastructure.

This regeneration project, which the project sponsor Nationwide Building Society is running as a not for profi t scheme, will include a landscaped park and playground, community spaces and parking including electric vehicle charging points.

The residential development will provide 42 one bedroom fl ats and 88 two bedroom, 95 three bedroom and 14 four bedroom houses, with 71 homes for affordable rent or shared ownership.

The project has a strong focus on sustainability and will be one of the largest off gas developments in the country.

Made possible by over £2.3m funding from Homes England, this development provides much-needed affordable homes for the local community, with accommodation ranging from one-bedroom fl ats to four-bedroom houses.

Project Summary

The BREEAM Very Good redevelopment of two-storey buildings in a residential close in St Budeaux, Plymouth. Midas demolished and replaced, converted, or refurbished the fl ats, constructing 12 apartments in three blocks with a further eight houses converted from fl ats and eight refurbished fl ats.

The project is 100% affordable housing and helped address Plymouth City Council’s housing waiting list. Achieving Code for Sustainable Homes (CfSH) Level 3 and Level 4, with six of the fl ats

built to Lifetime Home standards, the properties feature one to three bedrooms, full decoration and a rendered fi nish.

Midas completed a best value review with the client at tender stage, to bring the project in line with their budget, saving approximately £130k through retention and repair of site roads, amendments to the internal fl ooring and changes to the landscaping.

As an additional project our Midas Energy team completed the installation of 112 PV modules.

Project Summary

Midas completed the simultaneous design and build of terraced bungalows for affordable rent, on two neighbouring sites in the village of Redruth.

Constructed to Code for Sustainable Homes (CfSH) Level 3 and Secured by Design standards, these masonry frame bungalows feature private gardens and paved, accessible entrances.

Built on small sites with limited access, Midas managed the constraints through negotiation

The client added works late in the project to provide disabled adaptations for a specifi c tenant. Midas accommodated the additional works through effective communication with the client and the tenant’s Occupational Therapist to establish their exact requirements.

Project Summary

The design and build of an affordable housing complex on the grounds of The Elms Manor in Redruth, funded largely by the Homes and Communities Agency and Cornwall Council.

The eight houses and two apartments were constructed in a style sympathetic to the manor house with load bearing masonry, trussed timber roofs, grey Cornish slate fi nish and whitewashed stone walls. Each property has allocated parking and private gardens.

Midas simultaneously refurbished the manor house on a separate contract, with the two project teams sharing subcontractors where possible to make the project more affordable for the client.

The site had party wall agreements, restricting noise levels. Midas met these requirements by choosing precast concrete foundations to reduce the amount of plant machinery on site and mitigate noise and vibration disturbance.

This project achieved Code For Sustainable Homes (CfSH) Level 3, with contributing elements including highly effi cient boilers and mechanical heat recovery systems.

Project Summary

The design and build of affordable houses and bungalows in the coastal village of Marazion, including estate infrastructure, gardens and a communal green area. The bungalows are one-bedroom and the houses have two- to three-bedrooms.

The buildings have strip foundations, load bearing masonry, cavity blockwork and tiled trussed timber framed pitched roofs. The ground fl oors are block and beam and the

Project Summary

The client appointed Midas for this design and build project due to our experience of Code for Sustainable Homes (CfSH), knowledge of the local supply chain and ability to deliver to budget.

Our in-house Code Assessors saw the opportunity to raise the CfSH standards from Level 3 to Level 4 with minimal cost difference, with contributing elements including replacing some glazing with highly insulated materials and adding a sustainable drainage system.

The scheme required detailed coordination with Magna Housing Association and Taunton Deane Borough Council due to the demolition of existing units on the site and the subsequent decant of elderly residents. Midas worked with the housing team to identify and refurbish empty properties for residents to move into, accelerating the process and enabling progression of this scheme.

Project Summary

This project involved the design and build of two-storey homes in Uplyme, providing affordable housing for the local area.

This traditional construction development includes two blocks of four two-bedroom, three three-bedroom and one four-bedroom homes, together with parking,

access, communal green space and a public footpath for adoption.

The project achieved the required Code for Sustainable Homes (CfSH) Level 3, with sustainable features including rainwater harvesting, extra property insulation and effi cient boilers. To manage the poor ground conditions, Midas installed a large infi ltration system and French Drains.

Project Summary

The design and build of a high quality residential estate for developers Sovereign Living, providing 70 houses and fl ats on 4.5 acres of former farmland in Longwell Green. The affordable rent and shared ownership homes achieved a Secured by Design Silver Award.

The development includes 48 two- to three-storey houses and 22 fl ats for Bristol’s in demand residential sector; with 12 for affordable rent, 16 shared ownership and 42 open market. The buildings are a mix of traditional masonry and timber frame, featuring 49 individual plot types with numerous variations resulting in 70 bespoke, unique homes.

To enable the client to deliver early off-plan sales, Midas delivered a phased handover, requiring detailed site management with separate public and contractor entrances.

Midas worked with the client from planning stages, making adjustments to fi nishes to save nearly £150k, meeting their budget requirements whilst maintaining a quality design with a striking architectural character.

Midas completed the design and build of 48 homes on a former factory site in Swindon, consisting of 25 houses and 23 fl ats.

The development is close to a church, pub and fi re station, requiring close liaison with neighbours to minimise disturbance and avoid obstruction of the shared access road. Midas completed a road system including resurfacing of the link road from the development to the main Highworth Road.

The properties achieved Code for Sustainable Homes (CfSH) Level 3 through a fabric fi rst approach, restrictions on water usage, regular Standard Assessment Procedure assessments and the installation of PV panels to three of the properties.

The project further achieved Premier Guarantee and Secured by Design standards.

Project Summary

This development of three timber framed houses, built to EcoHomes Very Good standard, is on the northern edge of Silverton, a rural village north of Exeter.

Midas collaborated with the client on a design and build basis to achieve their mission “to provide high quality affordable housing and to work to strengthen communities in the rural

areas and market towns in the South West region”.

Key to the success of this project was our management of site access through the small village, minimising disruption to the neighbouring residents. Other challenges included the rehoming of the slow-worm population and construction of structural retaining walls to manage the numerous different levels across the site.

Midas collaborated with and Lend Lease Construction (EMEA) Ltd in the competitive bid process for the provision of a service family accommodation (SFA) scheme to replace the outdated accommodation at the Canadian Estate in Bulford.

The redevelopment represented the fi rst step in a fi ve-year Ministry of Defence SFA redevelopment scheme, and provided three- and four-bedroom detached, semi-detached and terraced properties with varied architectural appearance and approximately 60 different elevational treatments for four basic house types.

Midas completed the homes to Code for Sustainable Homes (CfSH) Level 4 and Lifetime Homes requirements, whilst meeting Counter Terrorism Measures (CTM) and Crown Fire Standards over and above normal Building Regulation requirements.

The development is all electric, with air source heat pumps providing underfl oor heating, and hot water provision through a whole house mechanical ventilation and heat recovery system.

Our team worked with the client to offer best value solutions for construction materials, providing a saving of £70,000 and the scheme completed fi ve weeks ahead of the contract completion date, by running works concurrently and updating and re-sequencing the programme on a weekly basis, according to the progression of the infrastructure.

Project Summary

The construction of homes on the site of a former pub approximately half a mile north west from Falmouth town centre, a popular location on a peninsular on the coast of Cornwall.

The works involved the design, all necessary approvals and construction of 11 dwellings. Apartments one to seven are within a two and a half-storey block and a three-storey block; houses eight to 11 are in a two and a half-storey terrace.

The project included infrastructure including roads, footpaths, screen walling, parking, landscaping, drainage and services. The properties achieved Code for Sustainable Homes (CfSH) Level 3.

Midas were appointed to complete a project in Falmouth, started by another contractor, consisting of partially built timber framed houses of two- to four-bedroom properties spanning two- to four-storeys.

Midas fi nished the homes to a high specifi cation and delivered in a sequenced handover. The narrow access site was located on a plot previously used as a garden and bordered by a rail line on one boundary with residential neighbours beyond the remaining boundaries.
