What are your top five tips for a first-time landlord?

As a first-time landlord, you will have a lot to think about as you prepare your property to

let. This checklist of five key points will help ensure you get the essentials right, maximising your potential return and improving your chance of securing a good tenant:

1. Seek advice from a lettings professional early on in the process. While instructing an agent might seem like one of the last things you need to do, getting a lettings professional involved early on can give you the benefit of their experience and knowledge of the local area and current trends.

2. Finish is key to securing quality tenants across the market, whether the tenants in your area are typically families or sharers. First impressions really do count, so it’s worth spending time and money to get the finish right. This should ensure that you not only achieve the best price but also reduce any potential void periods.

3. Play to your property’s strengths. Outstanding features can often swing tenants to pick one property above others. If you have outside space, make the most of it: a couple of flowerpots and some outdoor furniture will help tenants see how it could be used if they were living there.

4. Be realistic with pricing. Compare your property to others already on the market early on. It pays to be pragmatic: understanding your potential returns might influence your overall spend on the property.

5. Make sure you’ve performed the essential checks and that you understand your responsibilities as a landlord. You must comply with the statutory requirements and regulations. Electrics, gas, appliances, furnishings and health and safety should all be taken into consideration.

marketviewWhat has 2015 in store for the property market? Cheryl Markosky asks the experts.

Knight Frank The General Election will influence the direction of the housing market in the coming year, especially in central London, but growth will get back on track over the next five years to 2019.

While sales prices in prime central London will remain unchanged in 2015, cumulative growth will total 22.1 per cent by the end of 2019; and prime central London rents will rise 3.5 per cent in 2015.

“Rising appetite for property comes against the continuing shortage of new housing stock,” explains Grainne Gilmore, head of UK residential research. “This has been especially evident in London, where lack of supply of new homes and of existing stock have combined to deliver large double-digit annual growth in prices just outside central areas.”

Strutt & ParkerPrime central London prices are expected to grow 3 per cent in 2014 and 2 per cent in 2015, a stark contrast to 2010 and 2011 when prices surged over 13 per cent year-on-year.

While improved economic foundations suggest that prices will continue to rise over the next few years, the biggest uncertainty surrounding the property market over the remainder of 2014 and 2015 will be the looming election.

Stephanie McMahon, head of research, explains: “The main driver for price growth in recent years has been the consistent shortage of quality stock in highly sought-after prime locations. Any future increase of supply to the market in central London would put downward pressure on prices and we’ve taken this into consideration in our London predictions.”

SavillsA lull in prices is predicted in the run-up to the 2015 election amid the prospect of political fallout over a proposed mansion tax on the capital’s highest-value properties.

House prices in central London will rise by a relatively modest 3 per cent in 2014, before a fall of 1 per cent in 2015, representing a slowdown in growth.

Head of UK residential research Lucian Cook comments: “A number of risks to the prime London markets, most particularly around eurozone default, have receded over the past two years.

“But because taxation of high value property is likely to be a contentious issue in the run-up to the 2015 general election, a lull in price growth in the period prior to polling day is expected.”

2016 could see a surge as high as 8 per cent in one year alone after the uncertainty of the election has passed.

And then there were three: Gary Barlow, Mark Owen and Howard Donald launch the new Take That album minus Jason Orange on 1 December.

These days (the title of their latest single), Mark Owen seems to prefer the quiet life as he is said to be searching for a country retreat after selling his Victorian semi near Wandsworth Common.

He bought the SW18 property, where he recorded a solo album in his back garden, for £2m in 2010 and sold it for a reported £5.9m. He and his family may now relight their home fire on the Sussex/Hampshire borders.

I’m sitting in my office looking out on the darkness that has fallen and with a glance to my phone I see that it is 5pm. How long ago

summer seems, even though we’ve had some extraordinarily warm days recently.

There is no doubt, however, that we are firmly in autumn. For estate agents, this is usually an extremely busy time of year, although this year has been a different story. Many agents have written about the past ups and downs of the market so instead I thought I would look to the future.

There is no doubt that market activity is down compared to this time last year. That said, we are still trading well. In fact, compared to this time last year, we have increased our turnover by 30 per cent and we are lucky to have some amazing houses for sale on our books at the moment.

Never have we had such a strong book of clients and it makes me think that buyers probably haven’t had this sort of choice for a

while. The prices of some of these houses are pushing into the record books, but others have seen some price reductions and thus are now better value.

Mortgage rates haven’t gone through the roof, nor have interest rates risen, so borrowing money is pretty cheap too in comparative terms. So, we have good houses and affordable borrowing, serious vendors and choice for buyers. Surely this is the perfect recipe?

There is perhaps a little complacency among buyers at the moment but it is a pretty good time to be buying. Why is the market not busier? Surely it’s not because of an election next May? Or maybe it is. Is it over concerns about a possible mansion tax? Potentially. However, is that going to stop the Smiths or the Joneses moving into a house big enough for their family? I think not.

Wandsworth is a family area and the sale of houses usually revolves around the need, or

lack of need, for bedrooms and the number of children under one roof. Whatever the reason, as sure as houses are made of bricks and mortar, there will be a change and the current stock held by estate agents will be sold, probably being secretly regarded as actually pretty good buys.

Available stock will decrease and when a good house hits the market, we will likely have sealed bids and create disappointed under-bidders. The choice will diminish and the prices will start to rise again.

In essence, the future holds price rises and if you are looking for a long-term family home, now is the time to buy.

While price growth in South West London has certainly slowed compared to the first

quarter of 2014, there is still a good level of activity in the market. Savills Research predicts the market will slow the closer we get to next year’s general election, but expects it to pick back up in the second half of 2015.

Ongoing regeneration in Battersea, Nine Elms, Wandsworth and Clapham has also helped maintain buyer interest, particularly in the core market. At our October auction, for example, a passageway with planning on the Northcote Road sold for £260,000 against a £55,000 guide.

I’d say yes it has. However, it will not do so for very long. The nature of the word in this context

is to describe a situation where prices have stopped increasing or progressing. Since the summer the market has readjusted and in some cases prices have been reduced. There is also more stock available now, which naturally cools price progression.

However, I see this as a pretty good time to buy. There is choice, less competition and good mortgage rates available. Buyers are also starting to realise this, and before we know it, stock will sell and prices will be creeping up again.

Roy’s back in NunheadRoy Brooks estate agency staged an entertaining tour of Nunhead during the recent Nunhead Bite festival. Local actor Henry Everett, playing the late Roy Brooks, took festivalgoers to houses on the agency’s books to describe them in his unique style.

“Roy was famous for very witty property descriptions that were brutally honest,” says Felicity Blair, Roy Brooks owner. “He would often include deliciously naughty descriptions of the property owners, who seemed to relish being satirised in print.”

The tour allowed people to visit up to three houses before returning to the office for Prosecco, nibbles and a quick competition to write advertising copy in Roy Brooks style.

“The standard of entertaining penmanship in SE15 is rather high. We hope to remind locals that an honest approach to estate agency is the best starting point, and we loved being part of Nunhead Bite,” adds Felicity. Actor Henry Everett is pictured in front of a picture of the real Roy Brooks.

Park pops up on shortlistBattersea Power Station Pavilion and Pop-Up Park, showcasing the Phase One development of the wider site, has been shortlisted in this year’s Landscape Institute Awards.

You don’t necessarily have to live right next to a project to make it successful, but having a bit of homegrown intelligence certainly helps.

Tom Cotton, who works for a film post-production company, and his 28-year-old marketing executive wife Dani have lived Between the Commons for 15 years – a definite bonus when creating a home that the target audience will clamour to buy.

The top floor, three-bedroom flat the Cottons bought in Wroughton Road in May 2012 is the second flat they’ve resurrected. “Our first property had lots of potential that wasn’t fully realised, and we use each move to improve appearances,” says Tom, 41.

Inheriting the flat from a lady in her 90s meant the flat wasn’t in its first flush of youth. It required rewiring, re-plumbing, re-plastering, knocking down internal walls, installing new windows, a kitchen and bathrooms, and converting the loft. “It was a total strip-out,” comments Tom.

Renovating ruins is a joint enterprise, with Tom in charge of space planning and layout, while Dani tackles the finishes.

“There’s a particular look and feel we like,” explains Tom. “As we’re similar to the local demographic, I think we get it right.”

He adds that after researching online and talking to local agents (Austin Thorogood was integral in working out what people would want with this project), the Cottons take a view on what the property could be worth when the work’s done and what they’re then allowed to spend.

Tom argues that if doing up homes were easy, then everyone would be doing it. “You expect surprises, particularly in a century-old building, and things never go 100 per cent according to plan.”

However, the actual build for the Wroughton Road flat went fairly quickly – about 14 weeks. “There are always challenges, but you find solutions,” points out Tom.

• Have a contingency fund of at least 10 per cent of the building costs for unexpected issues.

• Plan well – it’s all in the planning.• You might not always end up with the action

also have to think about people below, above and beside you.

Two good solutions to eke out more space are to convert the loft into two double en-suite bedrooms and install double-height, glass doors in the hallway. “When you look down from the top floor to the lounge/dining room there’s a wonderful sense of space,” suggests Tom.

The 2014 property market enjoyed a bumper start with a flurry of activity across all

departments and positive figures for sales teams across the capital.

This energy and excitement cooled a bit over the summer – a trend that can often be

expected – although newspaper hype around the London market, coupled with Mark Carney’s comments about the capital’s property market being overheated, exacerbated this dip.

Positively, September heralded an upturn in interest in the market across all departments. Development launches which were waiting until the early autumn occurred, boosting supply levels within New Homes and consequently encouraging demand.

Generally speaking, the number of offers achieved by our New Homes South team stayed consistent throughout the summer and we are now even seeing a marked increase.

It would appear that the summer lull has resulted in a more cautious approach, with buyers taking longer to come to the point of offer than earlier in the year. Interestingly too, more than any other region, end-user buyers in South London seem to be less inclined to put an offer on an off-plan unit without seeing a show flat first.

As to be expected in this steadier climate, well-priced one-bedroom flats priced around £400,000 and two-bedroom flats below £550,000 are extremely popular and selling faster than most other property types.

We’re currently selling some fantastic developments in South London, including The Old Dairy in Streatham (pictured), which features a collection of two and three-bedroom flats as well as spacious four-bedroom houses. This scheme is located between Streatham and West Norwood and is an appealing investment opportunity with contemporary interiors and high-specification finishes.

Our Wimbledon office is also having great success selling one, two and three-bedroom flats off-plan for Hero, a fantastic new development in Wimbledon Chase. This striking new development is proving extremely popular: we sold 10 units in the first couple of weeks.

I suspect that 2015 will be more focused on steady growth rather than the rampant developments that we have experienced this year. There will be a stutter from the start of April to the end of May, as the country works out who will be pulling the next government strings. However, this will then naturally settle down into a new rhythm.

One to oneSouth coast developer Landmark Estates has made its first move into prime London with a 0.3-acre former office site at 56 Chatfield Road, Battersea. South talks to Landmark’s James Hemsley, 25, head of the new scheme and a Battersea resident.

When did you start development work and what did you do before? I started working at Landmark Estates when I was 16. I continued to work for the firm throughout my gap year and through university holidays. After university, I did a stint in the City but found it wasn’t the life for me, so I returned to Landmark around two years ago.

Why did you start? I have always had a significant interest in property and felt it was the right industry for me.

What market are you operating in?I have been involved in developments for Landmark on the South Coast. I am now heading up the London division, operating in the mid-range market converting and refurbishing properties for the sales market.

How many projects have you done?In total I have worked on over a dozen projects across the South Coast, and Battersea is our first site in London.

Which project are you most proud of?My first project – where I negotiated on and bought the site, ran the refurbishment works and brought it to the market – was 12 flats in Bournemouth in 2009. It was a

tough year in the middle of the recession. However, I managed to complete and sell out the scheme within nine months, achieving over asking price on each of the units. I was particularly proud of this project, which I ran while on my gap year. The flats were great value for money in a lovely period building by the sea and also had private gardens, which helped with their appeal to the local market.

Which project has made you the most money? The Bournemouth site made Landmark the most money with a profit return of 28 per cent.

How do you think your style of working is different from someone older?I try to conduct all my meetings face to face, rather than over the phone or by email. I find it a lot easier to deal with people in person.

What are you building now?My main focus is the Battersea site: an 8500 sq ft former office building, constructed in 2000, next to Battersea Reach. We are planning to refurbish this into 11 one and two-bedroom flats with river views, outdoor space and underground parking. We take possession in early 2015 and will hopefully be ready to bring it to the market in late summer. Prices will start from around £500,000.

What is your view on the mortgage/property market? The mid-range London residential market is booming at the moment, particularly in prime areas such as Battersea. According to the Land Registry, UK transactions hit the highest level since 2007 this quarter and prices in Greater London grew by over 8 per cent in the past year – great news for the development market. There has been much talk lately about the London ‘housing bubble’, but there will always be a market for good value, quality properties at sensible prices, which is what we are hoping to provide.

How difficult has it been to get funding, and are changes needed to make it easier for developers? Investors and private finance have traditionally funded the developments I’ve been involved with. However, in the last six months, high street banks have been very keen to lend money and are offering better rates than previously. It is substantially easier to obtain funding now than it was in 2011/2012, when there was virtually no funding unless it was done privately.

Where do you live?Wandsworth.

What and where was your first London home?A two-bedroom flat in Wandsworth, with a split-level aspect and mezzanine level, that I immediately fell in love with. Since working in Dulwich for the past seven years, I have also seen some incredible conversions that are sorely tempting me to move to the area.

Favourite open space in London?I like to head for a long stroll around Dulwich Park. If you enter via College Road, you can admire the amazing houses: my favourite is an elegant blue and white property that wouldn’t look amiss in the Hamptons. Richmond Park is also very special to me as it’s where I got married.

If you could edit your past, what would you change?Nothing. I have no regrets. I like to take each day as it comes and learn from my mistakes.

Aside from property, what’s your most expensive purchase?Other than my flat, I haven’t really splashed out on any particular item, although my burgeoning wardrobe gives away my

love for clothes. You could probably call shopping my biggest hobby.

What do you consider your greatest achievement?It has to be buying my first property.

The album that changed your life?While it didn’t quite change my life, anything by Luther Vandross reminds me of my childhood – watching my mum and aunts dancing at family parties.

How do you relax?Breakfast dates with my husband at the weekend or an occasional visit to a country spa hotel. My favourite treat is Babington House in Somerset.

Which living person do you most admire and why?My Mum, because she is the strongest, most hardworking person I know.

What is at the top of your bucket list?In my spare time I love to ride, so a horse-riding holiday in Argentina is currently right at the top of my wish list.

Catching upLenders are offering good deals as they recover from fall in the markets, says Duncan Farmer

The sudden falls in share prices seen

in the middle of October were a reaction to various global economic, political and military events, and a nasty shock to investors who had money in the markets. However, they were good news for borrowers.

As a result of the fall in world stock markets – the FTSE 100 got away fairly lightly – money was moved into government bonds and, as a result, yields on those gilts were pushed down. Yields on two-year gilts fell dramatically and on five-year gilts even further, adding to falls earlier in the month.

These falls are reflected in swap rates – the rates at which banks lend to one another and therefore, ultimately, to businesses and house buyers. At one point, five-year swaps closed recently at 1.47 per cent, compared to a peak of 2.29 per cent only five months ago; and the 10-year swap closed at 2.04 per cent.

Ray Boulger of broker John Charcol believes this will soon start trickling down to borrowers. “Only a few lenders have

cut the cost of their fixed rates this week but as a result of not only today’s massive fall in the cost of funds, but also the cumulative effect of recent falls, all lenders have a lot of catching up to do in their fixed rate pricing,” he said.

“For example, Accord announced a market leading five-year fix of 2.59 per cent at the end of last week, available up to 65 per cent loan-to-value with a £975 fee, but this is unlikely to remain the lowest rate for long. In fact, I think there is a strong chance we will soon see some five-year fixes challenging the previous lowest five-year fix of 2.48 per cent, which was available nearly two years ago.”

Among the best other five-year fixed rate deals on the market at the moment are 2.79 per cent from West Bromwich building society with a 40 per cent deposit, 2.94 per cent from Norwich & Peterborough with a 25 per cent deposit, and for those with just 15 per cent to put down, Chelsea building society is offering 3.64 per cent.

£Anyone in

the market for a new

mortgage in coming weeks is in for a treat, with lenders slashing prices on their fixed and variable rates.

Lenders want to finish the year on a high but also have one eye on next year’s pipeline and want to start 2015 in a strong position. With two-year trackers available from under 1.5 per cent and five-year fixes from just over 2.5 per cent, there are some excellent deals.

The other option lenders have to drive business levels is to offer more flexible underwriting, but at the moment they are reluctant to push the risk curve. Borrowers may still find it tough to get a mortgage, particularly if they require interest only, are an older borrower or self-employed.

Rates may get cheaper but if you are working to a budget you should get stuck in now rather than try to be too clever. Rates are at historic lows so it is highly unlikely that you’ll get a deal you’ll regret for years to come.

Lifetime loans for seniorsOlder homeowners with interest-only mortgages could be told by their banks to take out a lifetime loan or move out of their property. People in their 50s and 60s who cannot pay off their debt at the end of a typical 25-year interest-only mortgage may be offered a loan, which they will take to their grave, to avoid repossession.

Big banks are expected to offer a deal which will allow them to stay in their home and pay back only the interest, if they agree to give their house to the lender – rather than family – after their death. Santander is expected to bring out such a loan next year, but applicants should be aware that the biggest winners, of course, will be the banks.

Not so fastThe most recent minutes of the Bank of England’s Monetary Policy Committee suggest that interest rates are unlikely to rise as early as had been previously thought. Not long ago, November was the likely date, but that has come and gone and analysts now suggest the middle of next year as most likely.

One factor affecting their decision will be the slowdown in the rise of property prices, most notably in London. The good news for anyone buying a house or remortgaging is that the rush to apply for a loan is not as urgent as it might have been had an imminent rise been on the cards.

What the future holdsAs we come towards the end of what has been an incredibly topsy-turvy year, we look back at the high points and try to predict what 2015 will bring.

2014 started as 2013 left off – a rising market with buyers fighting over themselves to secure the purchase of a limited amount of available property. Sealed bids were the norm, with over 60 per cent of our sales in the first three months selling over the asking price.

Suddenly in April someone turned off the tap of demand and there was a deluge of supply. I predicted exactly that scenario in my column entitled ‘Stick or twist’ in February: there was always going to be an end to the price rises and we were suddenly hit by the double whammy of the MMR (Mortgage Market Review) and big increases in housing stock coming to the market.

The second half of 2014 has definitely been more of a buyer’s market and prices have now fallen to reflect this. Prices have stabilised over the last couple of months and we are now in a ‘normal’ market. It seems a long time since we last saw one of those!

2015 will no doubt be an interesting year, not least because of the general election in May. This will take place bang in the middle of the traditionally busy spring market and, if my experience of previous elections is anything to go by, will see everyone sitting on their hands in the weeks before and after the day itself.

We therefore predict a very brisk start to the year (January is also one of our busiest months), followed by a brief respite in late April/May and then – as long as nothing too whacky happens in Westminster – a longer-than-usual run into the summer.

We foresee that prices will remain at similar levels to where they are now with around a 3 to 4 per cent rise by the end of 2015. This probably means that entirely the opposite will happen, but in any event it certainly looks like 2015 will be an interesting one to watch.

We have some good quality buyers registered who on the whole are taking their time and choosing to look at several

properties before making a decision to buy. However, where a property has been priced very

competitively or there has been a substantial price reduction, potential buyers recognise this as an opportunity to purchase their next home at a good price.

We can bear this out with a property we were marketing for a guide of £500,000 that went through an informal tender process. It needed a considerable amount of work doing to it but had ‘kerb appeal’ and was in a semi-rural location: we had more 90 viewings and achieved in excess of £600,000.

Likewise another property we have available in highly sought-after Keston Park was originally on the market at a guide price of £1,595,000. Despite having a healthy click-through rate from property searches, very few of these converted into viewings. We reduced the guide price by £100,000 and that weekend we had six viewings.

The market could go either way in 2015. There is clearly caution among buyers in most price brackets, and I expect many will decide to delay their move until after the general election, but from past experience there are also buyers who will choose to get on with their lives and make their move, recognising there are some good value properties available.

Savills five-year forecasts (2015-2019) for both the prime and mainstream markets show double-digit growth irrespective of whether a mansion tax is introduced.

The end of summer and the beginning of autumn marked

a busy few months for Savills Wandsworth lettings, with a strong

number of applicants and a good flow of new stock coming to the market.

Rental prices have risen by 26 per cent over the past five years and the forecast for the year ahead is also promising, with price growth of 3 per cent predicted for prime London.

Across Wandsworth, Clapham and Battersea, UK tenants remain dominant, particularly in the lower and middle end of the market where they make up over 70 per cent of all tenants.

We are, however, seeing increasing interest from Western European and North American tenants, with employment relocation cited by 35 per cent of applicants as their reason for renting, and lifestyle relocation the reason for a further 19 per cent.

Wandsworth is a particularly popular location for relocating families, with a great selection of family homes available. At the top end of the market, we have a property available on Lyford Road (pictured), often described as one of the most sought-after streets in Wandsworth. The architect-designed property has six bedrooms and a guide price of £2750 per week.

We’re also marketing a lovely family home on Baskerville Road, situated within the popular Toast Rack area. The six-bed house backs on to Wandsworth Common and is available to let with a guide of £1500 per week.

In the middle market, we currently have two lovely properties available on Cicada Road: one five-bedroom property for £795 per week and a four-bedroom property for £775 per week. Both benefit from their location close to the open spaces of Wandsworth Common and the shops and amenities of the Southside centre. They both have good entertaining space and outdoor space.

Across South West London we’ve also noticed two new emerging trends in the rental market. Firstly, tenants are choosing to rent slightly rundown properties in great locations, then improving them themselves. One of our tenants recently improved the garden of the property they were renting and repainted a number of rooms internally. My colleagues Andrew Clements in Wimbledon and Sophie Curtis in Fulham have both also noticed this trend, with a tenant in Parsons Green putting down a beautiful wood floor in the reception rooms of the property she’s renting at her own expense.

The second trend we’ve experienced recently is landlords moving into their rental properties while they refurbish or extend their own homes. This can have a number of benefits: enabling building work to proceed more efficiently on their own home, as well as creating a greater window in which to find the next tenants for their rental property.

Tell us how you joined the property industry and briefly describe your career history to date.Property has always been in the family, from my grandfather, my mother and now me. I started working after university to see if it would be a successful transition. After a trial in North London, I made the trip down to Herne Hill and have enjoyed learning all aspects of the South East London market, as well as the opportunity to grow our property investment branch.

What do you enjoy most about working in this market, and what have been your highlights so far?Along with meeting and dealing with a wide variety of people on the residential side, the most enjoyable part of my job is researching and briefing clients on potential new properties and development opportunities. For some strange reason, I enjoy the analysis and presentation skills it requires.

Describe the biggest challenges you face on a day-to-day basis.One of the most challenging aspects is dealing with issues that might not be comfortable with our clients. Whether letting people know if the price of their property isn’t right for the moment, or that the particular yield or investment potential doesn’t add up on an interesting site, managing expectations

is both the most challenging and most important part of any estate agent’s job.

What advice would you give to anyone considering a career in estate agency?Our philosophy at Petermans is always to give the most honest and thorough service to each client we act for. So, although it might not always make you popular with clients, making sure they are accurately informed and receive the most informative feedback is the best way to succeed in our industry.

How difficult is the current market for homebuyers, and what advice do you give them?With the increase in mortgage-lending criteria, the current purchasing market has become a lot more challenging for everyone. Having just bought a flat, my advice to anyone buying would be to make sure you liaise with your agent constantly if you have any questions at the beginning of your search. Someone should be able to provide you with the information you need at all times to make the process as easy as it can be.

What are your predictions for the sales market in South London for the next few years?After an unprecedented growth in the

last 18 months, we would expect the market to calm down due to a few factors, one of which is the upcoming election. We would expect property prices still to increase but at a more manageable rate. That would result in a much fairer and more reasonable market for all concerned.

If you were not an estate agent, what career would you choose and why?Probably a career linked to sport. Unfortunately I’m not good enough to play anything professionally, so it would be something to do with client relations or advertising.
