Why do you live in the Lubbock area? What do you like most about it?

We love the community and the people. Pam and I met here while attend-ing Texas Tech, moved to Amarillo with a job opportu-nity, moved back here again, moved all over Texas with my work, and moved back here again. So it is obvious, this is where we belong. We have loved raising our children here and feel very blessed to call Lubbock home!

What do you enjoy doing when you’re not working?

Hanging out with my family. Pam and I have been married for almost 24 years and we have four great chil-dren – Tyler (20), Tara (18), Trevor (16), and Todd (15). We love sports, especially football and baseball, and go to a lot of our children’s ball games and activities.

How long have you worked in real estate?

What is your specialty? I love pretty much every-

The PEOPLE – helping clients sell or buy their home provides for a new challenge and adventure everyday. Getting to know my clients so well and working together through the entire home sell-ing/buying process, from the first time we meet until we close, is the most gratifying

aspect to me.

What tips do you have for someone looking to buy or sell a home?

If it is your first time or tenth time to sell or buy a home, start with a great REALTOR, someone you

The West Texas Home Builders Association proudly wel-comed former Surgeon General of the US Army and Chief of Urological Surgery at TTUHSC Dr. Bernard Mittemeyer as the keynote speaker for the dedication ceremony of the Parade of Homes house being built and donated to local war hero, Spe-cialist Louis Flores, and his family.

The dedication ceremony, held at the building site (6405 77th St. in the Bacon Crest subdivision), was on Feb. 1.

Specialist Flores, a Plainview native, was deployed to North-ern Iraq where he served as a medic. Having been involved in multiple IED explosions, Louis always ran to the aid of a fel-low soldier or helped innocent civilians when a suicide bomber had just blown himself up in a public market. The trauma and explosions were causing Flores to slowly and silently go to a very dark place. Coming home proved difficult as well. He returned to Texas Tech to continue his studies only to find himself distracted and unable to make the grades. Having undergone screening for TBI (traumatic brain injury) and hav-ing tested positive for a moderate brain injury, Flores and his bride of 12 years began to understand how that injury contrib-uted to his maladjustment and cognitive struggles. He credits his wife, Olga, for providing the strength and courage to pull both of them through the hard times.

As part of the dedica-tion ceremony a flag flown over the US Capitol by Congress-man Randy Neuge-bauer on 9/11/11 was presented to Flores. All three area State Rep-resentatives – John Frullo, Jim Landtroop and Charles Perry – planned to present a resolution honoring the Flores family.

The new home is being built and do-nated by local trades and subcontractors of the West Texas Home Builders Association in partnership with Tex-as Tech Athletics. The Lubbock home will be on display for all area residents to see as part of this year’s Parade of Homes in June.

While your home is on the market, you’re probably focused on finding the right buyer and getting the highest possible sales price. Un-fortunately, you should also keep your personal safety in mind. While crimes at properties for sale are rare, they do occur.

AlwAys Protect yourself If you’re selling your home with-

out a real estate agent, please take extra precautions to protect yourself because you will be allowing strang-ers into your home. Have another person with you when you show your property to avoid being alone with a visitor. Request an ID from prospec-tive buyers before you invite them in and let them know this is for security purposes. You might even call someone to pass along the ID information and then call them at a designated time after the showing to let them know ev-erything is okay. Carry your cell phone

in your hand, and do not lead visitors into rooms where they can block you from exiting. In addition, don’t discuss your schedule with them other than setting an appointment to see the home. Always trust your instincts. If you think you might be in danger, take steps to get to safety.

Don’t welcome unexPecteD “Buyers”

A person who knocks on your door and says he saw the “for sale” sign in your yard probably is a legitimate, interested buyer, but you can’t know for sure. Better to play it safe and not invite him into your home just because he’s standing on the porch. Set up an appointment for a time that works for you. If you’re working with an agent, refer that buyer to him and ask the visitor to make an appointment to see the home. Even if your agent puts a lockbox on your home, you can request that your home be shown only by ap-pointment so you are prepared.

If you have expensive jewelry, small electronics, lots of cash, or other valu-able, portable items in your home, se-cure them or temporarily move them to another location — perhaps a safe deposit box or the home of a family

member or good friend (make sure you know what your insurance policy will cover with these valuables off-site). Also, consider putting prescription drugs somewhere other than your medicine cabinet. Criminals have been known to visit open houses and view homes for the sole purpose of stealing common but expensive prescription medications.

You can follow these suggestions to protect your safety and the safety of your family when selling your home, or better yet, work with a Realtor. Your Realtor will handle arranging viewing appointments around your schedule, show your home at its fullest potential and work with a team of professionals to help you have a suc-cessful selling experience.

Plus, you’ll have peace of mind in knowing that prospective buyers view-ing your home are legitimate buyers who have been vetted as financially qualified and ready to buy. Of course, your Realtor also brings the expertise needed to maximize your selling price and terms and will help you meet your other goals in selling your home.

tural features and landscaping. “Start with the ‘bones’ of your home and landscape - they’ll make your yard look good all year long,” says Justin Hancock, senior garden editor at BHG.com, the Better Homes and Gardens online magazine.

What kind of garden do you want – formal or informal? De-cide if you want edibles, annuals or perennials in a garden or con-tainers filled with herbs, veggies and perennials. And don’t forget the indoors. Include houseplants to change the look of your home; it’s easy and economical.

Tip: Sketch what you want to plant – and where.

“No matter what you want to grow, gardening success starts with a good design plan,” says Bobbie Schwartz, president of the Association of Professional Landscape Designers (apld.org). “Photograph your home and landscape, print out the photos, lay tracing paper on top and then sketch out your ideas.”

Schwartz suggests not worry-ing about specific plant varieties. “You can fill in those later. Begin by deciding on features such as shape, color, and height texture and bloom time.”

After you have a general idea what you want, you can start

having fun by picking out the plants.

“Come up with a list of plants suitable for your garden condi-tions,” advises Hancock. “Hostas may come to mind, but if your yard is a deer magnet, coral bells

are a better choice.”Tip: Educate yourself on

exactly what works best in your garden before you go shopping. Learn the plant’s water, sun and care requirements. Is it deer-proof, drought tolerant, or low maintenance? Answering these questions can be a garden saver.

“Do your research and create and print a shopping list of the plants you want,” says Kristi Huffman, vice-president of John Henry Horticulture. “You can shop with confidence, knowing that the plants you buy are going to be successful in your home and garden.”

Fail-proof gardening tips from the pros

DREAMING OF SPRING? Now is the time to begin your plans for a perfect garden by gathering inspirations, sketching a garden plan and creating a shopping list.

Remodeling sentiment rose to the highest level in five years, according to the National Associa-tion of Home Builders’ (NAHB) Remodeling Market Index (RMI) for the fourth quarter of 2011. The RMI increased to 46.6 in the fourth quarter from 41.7 in the third quarter.

In the fourth quarter, the RMI component measuring current market conditions rose to 48.4 from 43.0 in the previous quarter. The RMI component measuring

future indicators of remodel-ing business was also positive, increasing to 44.8 from 40.4 in the previous quarter.

An RMI below 50 indicates that more remodelers report market activity is lower (compared to the prior quarter) than report it is higher. The overall RMI averages ratings of current remodeling activity with indicators of future activity.

“As more consumers remain in their homes rather than move in

this economy, remodelers ben-efited from a gradual increase in home improvement activity, taking us to a five-year high,” said NAHB Remodelers Chairman Bob Peterson. “2011 ended on a strong note for the remodeling industry.”

Current market conditions improved significantly in all four regions over the third quarter of 2011. The RMI reported higher market activity in two important categories: major additions 52.3 (from 45.2) and minor additions

50.1 (from 45.7).Future indicators in each region

also experienced gains from the previous quarter. Two of the indi-ces reported a level over 50: calls for bids at 50.7 (from 45.4) and ap-pointments for proposals at 50.1 (from 43.3), while work committed for the next three months only rose to 31.5 (from 29.9).

“With several key components above 50, the latest RMI provides reason for guarded optimism going forward,” said NAHB Chief

Economist David Crowe. “The residential remodeling market has been improving gradually, mirror-ing the trend in other segments of the housing market. Stringent lending requirements and eco-nomic uncertainty continue to be a drag on demand, but we expect a modest growth in remodeling activity to continue throughout 2012.”
