luis vidal + architects has designed the redevelopment
project of the Colon Towers to become a new
architectural icon for the city of Madrid.
The redevelopment project will enhance the structural
solution designed in the 70s by an engineer, Javier
Manterola, to proceed to its downward construction,
which is now reinforced and gains greater visibility with
the proposed new solutions. Thus, the building will
maintain the original hanging structure in its entirety,
modifying the design and exterior architecture to adapt it
to the new needs of the 21st century.
The reform also poses the suppression of the current
“plug” of the building. Taking advantage of this space,
the property will have four new office floors. In any case,
the height (117 meters) and buildable of the towers will
be maintained, as required by the General Direction of
Building Control. Its current area is 20,298 square meter
and it will continue to be so.
The new design has already been approved by the
Commission for the Protection of the Historical-Artistic
and Natural Heritage of the Madrid City Council.
The new Colon Towers will revitalize and modernize the
image of an emblematic area of the city with a building
that will change its appearance.
It will be the first high-rise office building in Spain
considered Nearly zero-energy building (nZEB).

Colón para convertirlas en un nuevo icono arquitectónico para la ciudad de
Madrid.
El proyecto de remodelación potenciará la solución estructural diseñada en
los años 70 por el ingeniero Javier Manterola para proceder a su edificación
descendente, que ahora se refuerza y cobra mayor visibilidad con las nuevas
soluciones propuestas. Así, el edificio mantendrá la estructura colgante original
en su integridad, modificando el diseño y la arquitectura exterior para adaptarlo
a las nuevas necesidades del siglo XXI.
La reforma plantea igualmente la supresión del “enchufe” actual del edificio.
Aprovechando este espacio, el inmueble contará con cuatro nuevas plantas de
oficinas. En todo caso, la altura (117 metros) y edificabilidad de las torres se
mantendrán, tal y como exige la Dirección General de Control de la Edificación.
Su superficie actual es de 20.298 metros cuadrados y así continuará siendo.
El nuevo diseño ya ha sido aprobado por la Comisión para la Protección del
Patrimonio Histórico-Artístico y Natural del Ayuntamiento de Madrid.
Las nuevas Torres Colón permitirán revitalizar y modernizar la imagen de una
zona emblemática de la ciudad con un edificio que cambiará su fisonomía.
Será el primer edificio de oficinas en altura de España considerado Edificio de
Consumo Casi Nulo (ECCN).
