Alma Do Mar is one of the Algarve’s most exclusive developments of contemporary,
luxury villas. Located a ten-minute drive from the vibrant cultural town of Lagos, the
predominant sound that will greet our clients is that of the sea washing against the
golden sands of Meia Praia beach. The award-winning Lagos marina is a healthy walk or
cycle away, and the Europe-renowned Palmares golf course is next door.
The views from every plot are uninterrupted and outstanding, with the beach and the
ocean in the foreground and the city of Lagos and Ponta da Piedade providing a stunning
backdrop, especially at sunset.
Alma do Mar Luxury Villas is the prestige property brand of New Paradigm, which is a
Portuguese company co-owned by British property developer Medcentres Plc. Together
we have over two decades’ experience in providing luxury homes and are perfectly
equipped to deliver high quality developments such as this. Each villa will enjoy a full
residential planning permission, which means there will be no service charge. Owners will
be able to contract directly with service providers and the roads and infrastructure will be
adopted. In this respect our villas are a much better proposition than ostensibly similar
villas on “Touristic” resorts.
We are determined to maintain the highest possible standards of contemporary
architectural design at Meia Praia. As such, we are committed to preserving the
relationship between the individual villas to both protect the uninterrupted views from
each plot and ensure a homogeneous and fluent architectural language. For this reason,
Mário Martins, one of Europe’s leading contemporary architects, will design each villa and
take full design responsibility for the entire development. Additionally, we will nominate
preferred builders whose construction quality and experience have been proven
elsewhere.
For the benefit of our clients, it is important to us that the development is completed
within a reasonable timescale and this forms a core part of our development philosophy.
Our philosophy is to provide our clients with a complete package through which to
procure their perfect villa. We include within the plot price a complete architectural
project by Mario Martins, a complete structural engineering project by Raiz Engenharia,
and a full bilingual project management service, provided by ourselves. The procurement
process is as follows:
We estimate that the process will take approximately 18 months. Throughout, New
Paradigm will act as our clients’ de facto agent and provide advice and assistance during
all stages, including construction. Our sole aim is to provide our clients with an enjoyable
experience and one in which they feel they have been fully in control, whilst retaining
complete peace of mind.

Luxury Villas by Alma Do Mar
The Alma Do Mar development overlooks Meia Praia beach. It is
next door to the Palmares Golf & Beach Resort, with the marina
and city of Lagos some three kilometres to the West.
The compact but vibrant city of Lagos has a rich architectural
and cultural heritage. It also benefits from many excellent bars
and restaurants.
The development site plan is shown overleaf. The land
gradually rises from thirty to sixty metres above sea level, and is
less than five hundred metres from the beach.
The spectacular topography has allowed us to create a
development which affords privacy to the individual villas and
also allows each villa to enjoy spectacular views across the bay
to Lagos.

Plot PackagesThe package prices above include not only the plots, but also all of the architectural, engineering and
project management services you require to turn your dream into a reality.
The architectural services will be provided by Mário Martins, one of Portugal’s most renowned
architects, who will work closely with you to provide a personalised design for your home.
Plots still available range in area between 3,000m2 and 4,000m2. The construction rights range between
400m2 and 560m2. The construction rights relate to the internal enclosed areas of the villa but exclude
both basements and external covered areas.
Basement, storage and garaging areas can be built in addition to the core construction areas.

The design of the individual villas will be entrusted to Mario Martins. Mario
is not only extremely talented, but incredibly engaging and flexible. He is
therefore more than happy to customise his design concepts to suit the
individual needs of each client. However, Mario will respect the urban
design parameters which are in place to ensure the highest quality of
exclusive development with as much privacy as possible. These
parameters are for single-storey contemporary villas with plot sizes of no
less than 3000m2. Roof terraces are allowed, to take advantage of the
spectacular views. We welcome the fact that the planning conditions
require us to pay very special attention to the landscaping.
This gives our clients the best of both worlds: the possibility of a unique
design, but one that shares the same modern architectural language as
the immediate neighbours. This will not only provide an aesthetically
pleasing development but also enhance future values. Mario was born
locally and, as such, has a particular affinity with the site and Lagos.
Each luxury villa will be of single-storey construction, with a roof terrace.
They will all have a primary south to south-westerly aspect and enjoy
ocean views. The modern external design ethos will be clean and
minimalistic with the use of floor to ceiling glazing to make the most of
natural light. The terraces will be created using natural stone and feature
infinity pools heated using low carbon technology. Energy efficiency is
one of our core values and every design will adopt green technology
such as heat recovery and LED lighting.
Our architects and internal designers will be on hand throughout the
project to help and advise on all the aspects of design.

Ownership PathwayWe have consulted extensively with Portuguese lawyers and accountants and consequently, offer the following principal route for
our clients, which our dedicated project management team will guide and advise you through:
Stage 1: Our clients choose their preferred plot and pay a refundable reservation fee of £2,500 (GBP).
Stage 2: Our clients enter into preliminary discussions with Mário Martins and one of our preferred builders.
Stage 3: We will provide budget cost estimates based on the outcome of the preliminary discussions.
Stage 4: The client purchases their chosen plot with a concept architectural project. This gives them security as the registered title
is vested solely in their name.
Stage 5: The individual villa design is refined with Mário Martins. Once our clients are satisfied, Mário will submit the design to the
local Municipality for approval.
Stage 6: Whilst the design is being approved by the Municipality, Mário will produce a more detailed project design which will be
engineered by Raiz Engenharia.
Stage 7: The architectural project is then sent to our preferred builder for detailed costing. Our project team will take this opportunity
to value engineer the project and draw your attention to any cost saving opportunities that may arise from this process.
Stage 8: Once our clients are happy with the detailed specification, a building contract will be negotiated with our preferred builder.
We will of course use our best endeavours to ensure that the final price is reasonable in the context of the final specification.
Stage 9: Our clients enter into a building contract and construction begins. The contract will be between the builder and the client
and monthly payments in arrears will be required. In this way our clients will always keep ahead of the risk curve as they will have
freehold ownership of the building plot and only make stage payments once additional value has been added.
Stage 10: Construction is complete and we assist with the handover process. Our clients move in to their new home.

The Portuguese government has developed a number of incentives for
EU and non-EU residents that make both investing and residing in
Portugal incredibly attractive. This, alongside the wonderful year-round
climate and excellent healthcare, makes the Algarve the ideal place to
buy your new home.

Portuguese Golden Residency Permit
Residency permits are granted to non-EU nationals who make qualifying
investments into Portugal either directly or through a Portuguese
registered company, thus granting the holder the ability to work in
Portugal and travel within the Schengen area.
The permit is renewed on three occasions over a five-year period, after
which the applicant is eligible to apply for permanent residency.
The investment can take place in a variety of forms, the simplest of which
is a minimum €500,000 investment into Portuguese real estate. The
investment can be financed, the property may be charged and it may be
leased for tourism purposes.
Security & Healthcare
In its most recent report the World Health Organisation (WHO) ranked
the Portuguese health system in 12th place globally. Health in Portugal is
typically organised through the National Health Service, however there
is also a wide network of private health institutions. The state hospital
network also has long-standing links with major insurance companies.
Portuguese hospitals have begun to implement personalised patient
care and monitoring services, designed entirely to make overseas
patients more comfortable by using English as the language of
communication. Lagos itself has a national and private hospital, both of
which have English-speaking staff.
The Algarve, and in particular Lagos enjoys relatively low levels of crime
and the city and surrounding areas provide a safe environment at all
hours, for individuals and groups alike.
Tax Incentives On Pension Income
The non-habitual tax regime makes it possible for UK residents to
withdraw their entire pension and pay no additional tax on it in Portugal.
To qualify, participants must register as a non-habitual resident with the
Portuguese tax authorities, and enjoy all foreign sources of income (such
as pensions tax) tax free for the first ten years.
Comparatively, in France, regular or annual pension payments are
taxable at the normal marginal rates locally, minus an annual deduction
of approximately €3,500 per household. Lump sump payments from
pension funds are subject to a 7.5% income tax. In Spain, the grey areas
in Spanish tax law make financial planning for investment and retirement
with any certainty a difficult task. In the best case scenario, your annuity
income could be taxed at 5%, but as a worst case, this could also be
taxed as savings income at a rate of up to 27%.
