GENERAL OPERATION:
THE AIR HANDLING UNIT SHALL OPERATE CONTINUOUSLY TO PROVIDE A VARIABLE VOLUME OF CONDITIONED SUPPLY AIR TO MULTIPLE INDEPENDENTLY CONTROLLED TEMPERATURE ZONES. OPERATION OF THE AIR HANDLING UNIT SHALL BE VIA THE BUILDING AUTOMATION SYSTEM WITH FACTORY CONTROL OF NATURAL GAS HEATING AND DX COOLING OPERATION.
OCCUPIED MODE - DAMPER AND FAN OPERATION
THE AIR HANDLING UNIT SHALL BE CONSIDERED IN OCCUPIED MODE ONLY DURING NORMAL DAYTIME SCHOOL HOURS OR AS SCHEDULED BY FACILITIES MAINTENANCE STAFF. A START SIGNAL SHALL BE SENT FROM THE BAS TO THE AIR HANDLING UNIT PLACING IT IN OCCUPIED MODE. UPON RECEIPT OF THE “START” SIGNAL, THE FOLLOWING STARTUP SEQUENCE OF EVENTS SHALL OCCUR:
2-POSITION MOTORIZED DAMPERS AT RESPECTIVE OUTSIDE AIR INTAKE AND EXHAUST LOUVERS TO OPEN. DAMPERS SHALL BE PROVEN OPEN BY END SWITCH. A START SIGNAL SHALL NOT BE SENT IF DAMPERS FAIL TO OPEN.
AIR HANDING UNIT OUTSIDE AND RELIEF AIR DAMPERS SHALL OPEN TO MINIMUM POSITIONS AS DETERMINED BY THE AIRSIDE BALANCING CONTRACTOR. AIR HANDLING UNIT RETURN AIR DAMPER TO OPEN TO ITS MAXIMUM POSITION. PROVIDE SUFFICIENT DELAY IN FAN START/STOP TO ALLOW DAMPERS TO OPEN/CLOSE WITHOUT CAUSING DUCT DAMAGE. PROVIDE SUFFICIENT DELAY IN FAN START/STOP TO ALLOW DAMPERS TO OPEN/CLOSE WITHOUT CAUSING DUCT DAMAGE.
NORMALLY CLOSED FIRE SMOKE DAMPERS IN DISTRIBUTION DUCTWORK OPEN. PROVIDE SUFFICIENT DELAY IN FAN START/STOP TO ALLOW FIRE SMOKE DAMPERS TO OPEN/CLOSE WITHOUT CAUSING DUCT DAMAGE.
ALARM BAS IF DAMPERS FAIL TO OPEN OR CLOSE WHEN COMMANDED.
OCCUPED MODE - SUPPLY FAN OPERATION
THE UNIT CONTROLLER SHALL SEND A “START” COMMAND TO THE ZONE-AHU SUPPLY FAN ARRAY. THE SUPPLY FANS SHALL RAMP UP SLOWLY UNTIL THE FAN STABILIZES AT THE ESTABLISHED MOTOR SPEED SETPOINT AS DETERMINED BY THE AIRSIDE BALANCING CONTRACTOR.

THE UNIT CONTROLLER SHALL SEND A “START” COMMAND TO THE AHU RETURN FAN ARRAY. THE RETURN FANS SHALL RAMP UP SLOWLY UNTIL THE FAN-GENERATED STATIC PRESSURE STABILIZES AT THE ESTABLISHED MOTOR SPEED AS DETERMINED BY THE AIRSIDE BALANCING CONTRACTOR.
AIRFLOW MEASURING STATIONS LOCATED IN SUPPLY AND RETURN FANS SIGNAL CONTROLLER WHICH MODULATES RETURN FAN AIRFLOW ACCORDING TO THE FOLLOWING EQUATION: RETURN FAN CFM = SUPPLY FAN CFM - BUILDING EXHAUST FAN CFM - BUILDING PRESSURIZATION. EXHAUST FAN CFM IS BASED ON SUM OF EXHAUST AIRFLOWS. BUILDING PRESSURIZATION AIRFLOW IS 5% OF MAXIMUM SUPPLY FAN CAPACITY.

THE AIR HANDLING UNIT SHALL BE CONSIDERED IN OCCUPIED MODE ONLY DURING NORMAL DAYTIME SCHOOL HOURS OR AS SCHEDULED BY FACILITIES MAINTENANCE STAFF. A START SIGNAL SHALL BE SENT FROM THE BAS TO THE AIR HANDLING UNIT PLACING IT IN OCCUPIED MODE. UPON RECEIPT OF THE “START” SIGNAL, THE FOLLOWING STARTUP SEQUENCE OF EVENTS SHALL OCCUR:
2-POSITION MOTORIZED DAMPERS AT RESPECTIVE OUTSIDE AIR INTAKE AND EXHAUST LOUVERS TO OPEN. DAMPERS SHALL BE PROVEN OPEN BY END SWITCH. A START SIGNAL SHALL NOT BE SENT IF DAMPERS FAIL TO OPEN. PROVIDE SUFFICIENT DELAY IN FAN START/STOP TO ALLOW DAMPERS TO OPEN/CLOSE WITHOUT CAUSING DUCT DAMAGE.
AIR HANDING UNIT OUTSIDE AND RELIEF DAMPERS SHALL OPEN TO MINIMUM POSITIONS AS DETERMINED BY T&B. AIR HANDLING UNIT RETURN AIR DAMPER TO OPEN TO ITS MAXIMUM POSITION. DAMPERS TO BE PROVEN OPEN VIA END SWITCHES. A START COMMAND SHALL NOT BE SENT IF DAMPERS FAIL TO OPEN. PROVIDE SUFFICIENT DELAY IN FAN START/STOP TO ALLOW DAMPERS TO OPEN/CLOSE WITHOUT CAUSING DUCT DAMAGE.
NORMALLY CLOSED FIRE SMOKE DAMPERS IN DISTRIBUTION DUCTWORK OPEN. PROVIDE SUFFICIENT DELAY IN FAN START/STOP TO ALLOW FIRE SMOKE DAMPERS TO OPEN/CLOSE WITHOUT CAUSING DUCT DAMAGE.

THE FAN SPEED SHALL INCREASE AS THE ZONE TEMPERATURE RISES ABOVE COOLING SETPOINT, OR AS THE ZONE TEMPERATURE DROPS BELOW THE HEATING SETPOINT. THE SUPPLY FAN SPEED SHALL NOT DROP BELOW 60% OF THE SCHEDULED AIRFLOW FOR BOTH AIR HANDLING UNITS TO MAINTAIN MINIMUM OUTSIDE AIR REQUIREMENTS. COORDINATE WITH TESTING AND BALANCING CONTRACTOR.

SEQUENCE OF OPERATION
TERMINAL UNIT CONTROLLER RECEIVES SIGNAL FROM BUILDING CONTROLLER WHICH INITIATES OCCUPIED OR UNOCCUPIED MODE. DURING UNOCCUPIED MODE SPACE TEMPERATURE RESET TO UNOCCUPIED SETPOINTS AND DURING OCCUPIED MODE SPACE TEMPERATURE RESET TO OCCUPIED SETPOINTS. WHEN ENTERING OCCUPIED MODE, USE AN OPTIMAL START ALGORITHM FOR WARM-UP OR COOL-DOWN. MINIMIZE THE WARM-UP OR COOL-DOWN PERIOD WHILE STILL ACHIEVING COMFORT CONDITIONS BY THE START OF SCHEDULED OCCUPIED PERIOD.
UNOCCUPIED MODE:
CLOSE DAMPER, SHUT OFF FAN, AND DISABLE ELECTRIC HEATER. IGNORE ANY SIGNALS FROM SPACE CARBON DIOXIDE SENSORS.
IF SPACE TEMPERATURE IS GREATER THAN UNOCCUPIED COOLING SETPOINT, AND IF CENTRAL AIR HANDLING UNIT SUPPLY FAN IS RUNNING, MODULATE DAMPER BETWEEN MINIMUM AND MAXIMUM COOLING AIRFLOW SETPOINTS TO MAINTAIN SPACE TEMPERATURE AT UNOCCUPIED COOLING SETPOINT.
IF SPACE TEMPERATURE IS LESS THAN UNOCCUPIED HEATING SETPOINT, MODULATE DAMPER BETWEEN MINIMUM AND MAXIMUM HEATING AIRFLOW SETPOINTS AND MODULATE ELECTRIC HEAT TO MAINTAIN SPACE TEMPERATURE AT UNOCCUPIED HEATING SETPOINT.
OCCUPIED MODE:
MODULATE DAMPER TO MAINTAIN MINIMUM AIRFLOW SETPOINT AND DISABLE ELECTRIC HEATER.
IF SPACE TEMPERATURE IS GREATER THAN OCCUPIED COOLING SETPOINT, MODULATE DAMPER BETWEEN MINIMUM AND MAXIMUM COOLING AIRFLOW SETPOINTS TO MAINTAIN SPACE TEMPERATURE AT OCCUPIED COOLING SETPOINT.
IF SPACE TEMPERATURE IS LESS THAN OCCUPIED HEATING SETPOINT, MODULATE DAMPER BETWEEN MINIMUM AND MAXIMUM HEATING AIRFLOW SETPOINTS AND MODULATE ELECTRIC HEAT TO MAINTAIN SPACE TEMPERATURE AT OCCUPIED HEATING SETPOINT.
FOR ZONES EQUIPPED WITH CO2 SENSORS (SEE PLANS): IF SPACE CO2 CONCENTRATION IS GREATER THAN 900 PPM (ADJ.) MODULATE DAMPER BETWEEN MINIMUM AND MAXIMUM COOLING AIRFLOW SETPOINTS TO MAINTAIN CONCENTRATION AT SETPOINT. MODULATE ELECTRIC HEAT AS NECESSARY TO MAINTAIN SPACE TEMPERATURE. WHEN ZONE CO2 CONCENTRATION DROPS BELOW 800 PPM, RESUME NORMAL TEMPERATURE MAINTENANCE OPERATION. ALARM THE BAS IF CO2 LEVELS EXCEED 1300 PPM (adj.).
WARM-UP MODE:

OUTSIDE AIR DAMPER TO CLOSE WHEN MAKEUP AIR UNIT IS OFF. MAKEUP AIR UNIT TO BE INTERLOCKED WITH DAMPER END SWITCH. IF END SWITCH INDICATES DAMPER IS CLOSED, MAKEUP AIR UNIT SHALL RECEIVE NO POWER AND ALARM BAS.
THE MAKEUP AIR UNIT SHALL BE PROVIDED WITH FACTORY-MOUNTED DISCHARGE AIR TEMPERATURE CONTROLS. THE BAS SHALL HAVE THE CAPABILITY TO START, STOP, AND MONITOR THE MAKEUP AIR UNIT.
TYPE 2 EXHAUST FAN TO RUN CONTINUOUSLY DURING OCCUPIED HOURS TO PROVIDE CODE-REQUIRED VENTILATION TO THE KITCHEN. THE FAN STATUS SHALL BE MONITORED VIA A CT SWITCH. IF THE FAN FAILS TO OPERATE WHEN COMMANDED, ALARM THE BAS. UPON A CALL TO START FAN, OPEN ISOLATION DAMPER. START FAN AFTER END SWITCH PROVES THE DAMPER IS OPEN.
