The average FAR of each zone was calculated then divided by the maximum FAR allowed per zoning. This resulted in the percent of allowed FAR that has currently been used. For example, areas in red have only used 1 to 10 percent of the FAR that is allowed. Assumptions: Building height was calculated using LiDAR data from 2013 therefore, accuracy is not guaranteed.Trees and other features may distort the building heights. Buildings constructed after 2013 were not calculated so some assumptions were made for buildings that were less than 12 ft. Assumptions based on type of building. Hotels - 10 ft. per floor Historic Route 66 hotels - 14 ft. per floor Every commercial This map compares the existing average FAR to the FAR that could potentially be built. FAR limits are set for all Commercial, Research and Development, and Industrial zones in the Zoning Code. For example, the W.L Gore zone on the far west side of the city has an estimated average FAR of .22 but the Research and Development Zoning in that area allows for a .5 maximum FAR. Therefore, the existing FAR has used about 45 percent of what is allowed.
