“Never has the phrase ‘If it’s to be, it’s up to me’ been more appropriate,” asserts Greg Downing, author of Entrepreneur Unleashed: Wealth to Stand the Test of Time.

“Entrepreneurship is the only logical path to financial freedom in a global economy where half of all college grads are moving back home jobless and saddled with debt,” he adds.

The entrepreneurship he espouses is not the “open your own restaurant and bust your butt working there seven days a week” variety. Rather, it centers on generating mul-tiple streams of income (earned, passive, and portfolio) so that the money you make is not directly connected to the time you spend.

“A single paycheck, even two paychecks added to-gether, is no longer enough,” he states. “If you’re lucky enough to get a good job, you might be able to scrape by, but you’ll work yourself into an early grave. And, of course, if the job goes away, the money stops. It’s no way to live.”

Anyone can make the leap to entrepreneurship, and, subsequently, financial freedom, insists Downing. You may have to learn new practical skills — but mostly it’s a matter of changing your mindset. Once you break free of what he calls “middle-class programming,” half the battle is won. Here are some of his insights on how to do it:

Unleash Your Inner Entrep reneur

Dottie DeHart

The old formula that allowed people to build a comfy middle-class life is gone. it’s time to learn how to think about work and wealth in a whole new way.

Commit to Changing your life — and don’t break that

CommitmentMost of us do keep our word to others, or

at least try to. And of course being trustwor-thy is critical. But what about the promises and pacts you make with yourself? Since becoming an entrepreneur requires a dra-matic change in both mindset and habits, you won’t get far if you keep letting yourself off the hook.

“Breaking any kind of commitment — even those that may seem insignificant — hurts us because our subconscious gets accustomed to our ‘crying wolf,’” he adds. “Then, when we want to make a big change in our lives, our subconscious simply doesn’t believe us. It will actually work against our success. So when you don’t do what you say you are going to do, you are actually giving yourself permission to falter, to quit, and to fail.”

take aCtion now. don’t waitI’d like to build my wealth. I want to start

my own business. These are nice, positive thoughts, but when they’re not paired with action, they are nothing but daydreams. Only action — not plans, not goals, and not ambition — gets results. Every day that you don’t take a concrete step forward is another day of accepting a mediocre, hum-drum life.

“Life rewards action,” he asserts. “And yet, most people just keep going through their daily motions, procrastinating, think-ing their ideas to death, and never moving forward. Every morning, ask yourself, What action can I take today to move toward my dream of financial independence and self-reliance? Then do it, for your own sake and for the sake of your family. Otherwise, one day you’ll look back at your life and realize that while you had good intentions, you did not create results.”

remove negative and sCarCity-based programming

Downing says the middle class has been “programmed” with belief systems that weren’t designed to help us attain wealth.

But because we are all buying into the for-mula, we’re ignoring a huge world filled with riches for the taking.

“Today and every day, consciously evaluate and reconsider what works for you as you strive toward a life of wealth and abundance,” instructs Downing. “First, think critically about risk and reward, and determine how to effectively balance the two. This involves looking closely at your emotions, your willingness to take action, and your desire to move forward when an opportunity to build wealth arises.

“Often, you’ll find that fear is holding you back,” he adds. “Through this process of evaluation, you’ll gradually reprogram your beliefs about the fear of investing, the availability of money, and the lack-mental-ity that is so common in our society. And as you begin to experience greater rewards, you’ll confirm the beliefs and actions that create wealth.”

assume 100 perCent responsibility for your lifeIt’s easy to blame disappointments and

failures on everything other than ourselves. For instance: “I could be a lot wealthier if the economy hadn’t tanked.” While it’s true that you can’t always foresee or control what happens in your life, you can choose how you respond to those circumstances.

“Life has a way of kicking in the door and derailing your plans,” admits Downing. “There are bills to pay, problems to solve, and circumstances that need attention. You need to deal with these issues, but you cannot allow them to stop you. Every day, you must make time to move toward the life of your dreams, no matter how small that step is. If you aren’t taking steps to change your reality, you forfeit the right to complain about it.”

How do you jump off the exhausting hamster wheel of harmful thoughts and emotions that drag you down? How do you start truly believing that yes, you are worthy of all the love you have to give...right this minute?

Kathleen McIntire, author of Guiding Signs 101 (Soaring in Light) offers the fol-lowing tips and insights:

first, realize that you aren’t treating yourself with loveWhile not accepting, loving, and valuing

yourself can manifest in many ways, here are some common culprits:

• Seeing yourself as a victim• Blaming yourself for disappointing or

undesirable circumstances• Being judgmental and/or critical of

yourself• Feeling that the weight of the world is

on your shoulders• Consistently looking for someone (or

something) to make you happyPerhaps you’ve spent your entire life

being weighed down by these thoughts,

We all know

intellectually that we

should love ourselves.

But putting this

knowledge into practice

is a different story.

you that you should be

beliefs, and perceptions, listening to these critical and judgmental voices, without even realizing what a terrible disservice you’re doing yourself.

stop expeCting perfeCtionIt doesn’t exist. In order to love yourself,

you have to accept the fact that you are go-ing to make mistakes and that you’ll never achieve perfection. When you constantly expect every aspect of your life to be just-so, you inevitably end up judging yourself, blaming yourself, and resenting yourself.

So what if you’ve gained 10 pounds in the past year? So what if you haven’t had time to touch up your roots? So what if your house is a little messy? Who wrote the rule book that says everyone needs to be a size eight, have perfect hair, and live in a spotless house? And ask yourself this: If you see yourself as a screw-up and a let-down, why should a partner (or friend, or boss, or mentor) view you any differently?

“Reframe how you see mistakes by first forgiving yourself and then by asking yourself what you’ve learned,” suggests

Develop A Lovin g Relationship With Yourself Dotti DeHart

Page 20: Mar-April 2013

March - April 2013 20

McIntire. “Give thanks for the opportunity to grow and become wiser. This attitude will keep you from dwelling on limiting and punishing thoughts and sabotaging your intention to love yourself.”

foCus on the joys, suCCesses, and blessings in your life

Consciously focus on your blessings, successes, and joys. Again, instead of dwelling on disappointments and failures, examine each situation to see what you have learned, then let it go and move on. McIntire recommends doing an Evening Review each night by thinking of the last thing that happened to you, then retracing your steps back through the day to when you woke up. You’ll see exactly how things came together with fresh eyes, and you might just begin to look at your life in a whole new appreciative way.

allow yourself to really feel your feelings

We allow s-words — “should” and “sup-posed to” — to rule our lives. As a result, we ignore or push away authentic feelings and reactions. For example, you’re “supposed to” be calm and collected, so you may resist allowing emotions like sadness or anger to be present. That’s a mistake. It’s important to allow yourself to acknowledge and ex-perience everything you feel.

be who you are — not who others say you are

Throughout our lives, from childhood on, others assign characteristics to us. They can be positive (Wow, you’re so smart!) or negative (You’re such a wallflower!). We tend to cling to the positive characteristics while trying to shed or hide the negative ones. And eventually, “you” becomes more of a mask than an authentic person. If you want to show yourself love and respect, it’s time to let go of old, outdated beliefs that don’t represent the truth of who you are.

McIntire points out that a lot of our suf-fering comes from trying to make ourselves (or another person or situation) different from what simply is…which is an exercise

in futility.

don’t allow others to narrate your story

As we go through life, lots of things “happen” to us. You may not always be able to choose which events and circum-stances come into your life, but you can de-cide what meaning you attach to them, and whether or not your story is self-affirming.

In the context of relationships, say for example that you and your significant other have separated. You can create a story of fear and being a victim: He/she left me because I’m a failure and a disap-pointment. Or, you can create a story of love and empowerment: Our relationship ended because we were no longer push-ing each other to grow in positive ways. It is best for us to part paths so that we can continue becoming our best selves.

“We can create a new story any time we choose,” says McIntire. “Once you realize this, you will find it truly liberating. Why would you choose a story to beat yourself up with? When you love yourself, you won’t. It’s that simple.”

show yourself the love you’ve been seeking

You don’t have to wait to hear the words of love and affirmation you’ve been seek-ing from others. Right now, you can look into your own eyes in a mirror and say all the things you’d like to hear from another. Mean what you say. For example: All is well. I am deeply loved and I love deeply.

“When you change the way you view and treat yourself, you’ll find that others start treating you differently as well,” promises McIntire. “Remember, it’s okay to receive love and appreciation from others. But it’s also okay—and encouraged!—to give those things to yourself. The fact is, the only person you can count on to continu-ally show you love is you!”

Contemplating A Divorce? Protect Yoursel f Financially Carrie Schwab-Pomerantz

When facing a divorce, you have to deal with some potentially contentious issues, such as division of assets, payment of outstanding debts, spousal and child support — all of which can seem overwhelming, especially to someone who’s not used to handling financial matters.

Page 25: Mar-April 2013

25 Hi Class Living

Preparation is your best protection. There are a number of things you should think about — and do — whether or not you ultimately decide to divorce.

ColleCt finanCial information

No matter what the circumstances, each partner in a marriage should be aware of overall household finances and have access to financial information. Gathering this information will be the first step toward feeling more secure. Records you should have on hand include:

• Property owned (i.e., house, car) and how it’s titled.

• Outstanding mortgage or home equity loans.

• Bank and investment accounts, includ-ing account numbers and balances.

• Consumer debt such as credit card balances and auto loans.

• Types of insurance (homeowners, auto, life, health) and where the policies are kept.

• Retirement accounts, both your own and your spouse’s.

• Estate planning documents (wills, trusts, etc.).

It would also be wise to take an inven-tory of household goods and personal property. All of these things can factor into a divorce settlement.

establish individual CreditIf you don’t already have at least one

major credit card in your name only, open one immediately and use it. This will help you establish a personal credit history, which will be essential should you decide to be on your own.

Once you have your own credit in place — and started divorce proceedings — it would be a good idea to close old joint credit card accounts. It’s best to do it in writing, clearly stating that you’re no lon-ger responsible for new charges. Letters should be dated and copies kept.

figure out short and long term needs

You should also do some serious think-ing about what you need to support your-self and your children both now and in the future, including:

• Monthly living expenses, including mortgage or rent, utilities, groceries, trans-portation, healthcare, insurance, etc.

• Childcare costs. • Big-ticket items, such as orthodon-

tics, lessons and other extracurricular programs.

• College costs. This is the type of planning everyone

should do, regardless of marital status.

separate assetsYou should complete the previous steps

even if you don’t go through with the divorce. If you decide to divorce, depend-ing on state laws, you can also begin to separate assets even before divorce papers are served. Check with your attorney and banker about closing any joint bank ac-counts and putting half the money into your own account. Another option is to place assets in an escrow account until the divorce settlement is complete.

Once you are separated, you can also freeze assets in all joint brokerage accounts

by immediately notifying them in writing and asking that no transactions be made without your approval.

Consider mediationIf you and your spouse are on relatively

good terms, you might want to look into mediation. Mediation is often less con-tentious than litigation — and can help reduce both the emotional and financial costs. There are organizations such as the Academy of Family Mediators that provide online resources and referrals to qualified mediators.

look to the future Regardless of whether you get a divorce,

start to become more financially indepen-dent. Set some goals, develop a budget, create an emergency fund and save for retirement.

These steps will give you a bit more assurance in dealing with the financial aspects of a potential divorce. Whatever your decision, you’ll end up with more financial knowledge and a greater sense of personal security.

is this something i use regularly?

You’ve probably got things in your attic that you haven’t seen, let alone used, in years. When going through boxes and bags of unused things, ask yourself: When was the last time I used it? If you can’t come up with a recent example, then toss it or donate it immediately. You clearly don’t need it cluttering up your life.

is this something that adds value to my life?

Ask yourself if this is something that you love and that adds value to your life. If it does, and some examples are pieces of art and holiday decorations, then by all means keep it. Simplifying your life means removing the things you don’t love or use, so that you can use and appreciate the ones you do.

do i have dupliCates?Do you really need to have one in every

color? By getting rid of duplicates, you are creating space for what you currently

have to be used effectively. If after you’ve used something to the point that it wears down or breaks, you can always go out and buy a replacement. In the end, if you buy replacements as needed instead of storing duplicates, not only will you be more organized, but you’ll also probably save a lot of money.

would my life be easier if i got rid of this?

Wouldn’t an organized box of kids’ school supplies be a heck of a lot easier than trying to find a glue stick hidden somewhere in a big pile of half-used con-struction paper, a gazillion crayons and old dried-up markers? When you eliminate extra stuff and organize what you have, you’ll find that your life gets easier. You can locate the things you need and find that you don’t have to buy things you don’t need.

am i keeping this as an obligation to someone else?Wedding gifts fall into this category.

Who wants to give away something associ-ated with one of the best days of your life, even though you have no use for it?

Get rid of it, move it out. Don’t think of it as betraying a memory. Instead, think of it as sharing your good memories with others.

what are you hiding behind all that Clutter?

Is there an insecurity in your life, a deep wound that was never healed? Did a par-ent leave when you were young? Did your family fall on hard times and you can’t give up the fear that it might happen again? Did someone hurt you by calling you stupid?

If so, that could account for a sometimes-irrational need to collect things. You might be saving everything your child ever made in school to prove that you are a good parent. Collecting bread tabs is not such a big deal, because they just might come in handy someday, right? And by collecting books, you might be trying to prove to yourself and others that you are not dumb.

It might require the guidance of a pro-fessional therapist or a friend with a very good ear to work through some of these issues. If you’ve tried and tried to get rid of the clutter and you find that it constantly sneaks up on you, it may be worthwhile to begin digging into your past to see if that clutter is trying to serve the purpose of protecting you from something. ∆

to you. And when you are in touch with those things, your life will light up and you will live from a place of happiness, fulfill-ment, and love. If you love to hike, hike. If you love to paint, paint. If you love to gar-den, garden. Don’t wait until “someday” to jump in and do the things you love with all your heart and soul. Today is yesterday’s “someday”— so why not seize it and make it a day you can rejoice in?

“It’s never too late to resurrect that childlike feeling that your world is truly wondrous,” McIntire assures. “Build new rituals and traditions around whatever you find meaningful and magical, and you’ll experience renewed joy and nourishment with the people you love…and most im-portantly, with yourself.”∆

The prevalence of green this spring is undeniable. Similar to the many shades in our natural surroundings, this season’s greens offer a stunning foreground or the perfect backdrop for all other hues. Like the first signs of spring, TENdER ShOOTS, a vibrant yellow-green, is invigorating, ac-

Latest Tips On Style Sharon Mosley

Style can change

your look, and it can

also change your life,

according to stacy

London, author of “the

truth About style.”

London gives useful

advice that all women

can use to transform

themselves and their

wardrobes.

Here are some highlights:• The process of creating an outfit al-

lows you to see your present body more clearly. Give thought to the detail, and take time with it. It’s the same process as paint-ing a picture. Assemble your pieces and your color palette. Ask yourself whether you have filled the canvas properly.

Latest Tips On Style Sharon Mosley

• Be strategic when it comes to wear-ing shiny fabrics, says London. The eye gravitates to shine because it reflects light. If you want to highlight something, put shine there. If you want to camouflage it, go with matte.

• Accessories must be proportional with your frame. For plus-size women, that means a thicker belt, bigger bag, scarf and jewelry. The same rule holds true for prints. The print needs to match the stature of the woman who’s wearing it.

• To have presence, small-framed wom-en should wear form-fitting clothes, such as skinny jeans and pencil skirts. Wider-cut clothes look like you’re drowning in them.

• Shoes are a game changer for any ba-sic outfit. Look for shoes that have some visual interest, whether it is embellish-ments, color or shape. These days, there are so many reasonably priced, well-made brands, you don’t need to bust the piggy bank, says London.

• Get yourself a jersey dress you can roll up in a ball and leave on the floor for six months, pick it up and it’ll still look great. It’s the least time-consuming wardrobe item for a mom I can think of.

• Denim is a great wardrobe chameleon, according to London. You can wear it to work or dress it up for evenings or dress down with it on weekends. Think of it as a blank canvas to test out trends that might be too risky head to toe. Anyone in the world, of any size or age, can rock a good trouser jean. ∆

but there are a few guidelines to finding a handbag that will flatter our body type, says fashion expert Amy Goodman, author of “Wear this, toss that.”

• If you’re tAll And thIn, goodman recommends consider-ing an unstructured, slouchy bag. your bag should hit anywhere from the waist to slightly below

the hip. Choose a medium to larger unstructured bag.

top handle bags with a structured frame and rigid edges. instead, she suggests choosing a rounded or trapezoid satchel with soft curves for better balance.

• PetIte Women should con-sider handbags that elongate their bodies but not overwhelm them, according to Goodman. “think smaller, and don’t venture bigger than a medium-size handbag. Bag shape is less of an issue, so you can embrace a round or slouchy bag.”

the bag should hit anywhere from under your arm to the hol-low of your waist. Goodman also suggests choosing thinner, more delicate straps. steer clear of overly long body bags with chunky straps. “they will make it look like the bag is taking you for a walk, as opposed to the other way around,” she says.

• Curvy Women should stick to handbags whose length hits the smallest point of their curves, below the bust and above the hips, says the fashion expert. “A bag with handles that barely

What’s In And What’s Out In Today’s Houses

Michelle Jennings Wiebe House-hunting can be fun and overwhelming at the same time. if you are looking for your next castle, it is wise to create a wish list of what you desire for your home.

Page 48: Mar-April 2013

March - April 2013 48

While viewing different houses, take a camera and a notepad to document how each compares to your list. In today’s real-estate market, the features below are definitely on many homebuyers’ wish lists.

in: modern kitChensThe kitchen is the heart of every home

and, therefore, has become the most impor-tant space for homebuyers. Increasingly, buyers want a modern open kitchen with an informal eat-in area, for both meals and homework. Center islands are desired, for their added counter space and storage. Large sinks under a window always are a hit.

Appliances are one of the most expen-sive items in a home, so make sure to look at the condition, age (including energy efficiency) and overall appearance. A lot of buyers are inclined to show status by hav-ing high-end appliances such as Wolf and Sub-Zero. As for countertops, natural stone such as granite is still popular, but quartz counters such as Silestone and Caesarstone are becoming more in demand.

out: Long, narrow galley kitchens and separate dining rooms.

in: open floor plans, numerous windows and high

CeilingsIn newer homes, buyers desire open

spaces, such as the kitchen and family room having access to each other. Superior natural lighting is on most homebuyers’ wish lists, so large and abundant windows achieve this. High ceilings create spacious-ness and give good lighting and decorating options.

out: Low ceilings covered in popcorn or knockdown textures.

in: durable hardwood flooring and tile

More and more, buyers are opting for homes with hardwood flooring and/or tile due to the resilience and maintenance. These floors also can give style and beauty to any room.

In older homes, original hardwood

flooring may be hidden under old carpet. It’s important to see what is underneath, and see if the hardwood can be refinished. Broadloom carpet may still be considered for bedrooms.

out: Different flooring in every room, dirty carpet.

in: lavish bathroomsBuyers typically want at least two full

bathrooms, preferably with windows for natural lighting and ventilation. They also desire walk-in showers instead of shower/tub combinations. However, at least one bathtub should be in the home.

For the master bathroom, most buyers wish for two sinks, a freestanding tub, a shower with a myriad of water features, and a separate water closet for the toilet.

out: Whirlpool tubs with expansive tub decks.

in: plentiful bedroomsOn average, most buyers want a mini-

mum of three bedrooms, even if they are single or a couple without children. Bed-rooms can serve multiple purposes, such as a home office, exercise room or man cave. Some buyers want all the bedrooms on the same level, especially if they have small children.

Most like the master bedroom to have some type of separation from the chil-dren’s rooms and have their own in-suite bathroom and closet area. Boomers are seeking a full bedroom/bath on the first floor for aging parents, or for their own room later in life.

out: The master bedroom sharing a bathroom with another bedroom.

in: media-filled family/gathering room

The cocooning trend continues, as spending time with family and friends is paramount to well-being. Large flat-screen televisions and a comfortable seating area to accommodate many people are pre-ferred by most buyers. Families now spend a lot of time on laptops and tablets while hanging out in this area. 56

Even though we spend a lot of our lives snuggled up in bed, people often relegate selecting a beautiful bed frame to the bot-tom of their decorating to-do list. As the focal point of your bedroom, your bed should not only be comfortable and invit-ing, it should be a visual treat. Transform your bedroom with a bed frame that is beautiful and stylish. Here’s how.

When you’re shopping for a bed frame,

it’s easy to get overwhelmed; there are so many different styles and shapes and finishes. Answering these questions will make finding the perfect match a lot easier:

what style of bed do you want?

Your bed will set the tone for your entire bedroom. Do you want the room to have a traditional look? Contemporary? Or

transitional — an interesting blend of both? Not sure? Look at the style in the rest of your home. You probably don’t want your bedroom to depart too much from the style you’ve set house-wide so that the rooms will flow seamlessly into one another.

Consider sCaleHow much room do you have in your

bedroom? What other pieces of furniture must also fit in the room? If you have a larger room with taller ceilings, you could pull off a large-scale, statement bed, like a four-poster or canopy. But if your space is cozy, perhaps you’d be happier with an iron bed frame that adds texture but not a lot of visual bulk.

what kind of feel do you want to Create in your bedroom?Your bedroom should be your private

sanctuary, where you can go to be restored and refreshed. To do so, your bedroom needs to feed your senses. Do you want a room that’s serene, appointed in whisper-soft colors and subtle textures? Or, is your ideal bedroom one that gives you a boost, filled with energy-giving color and pattern?

If you’re not sure what look is just right for your room, flip through decorating books and magazines. Consider uphol-

stered headboards. If your bedroom is filled with lots of wooden pieces, from dressers to bedside tables, an upholstered headboard helps break up the sea of hard surfaces and feels luxurious.

what is your budget?Go for the most luxurious and high-qual-

ity bed frame your budget will allow. When you purchase well-made pieces that will last for years, and select a timeless style you won’t grow tired of, you will save money in the long run. Also consider finding and refurbishing an antique bed.

Another way to get a dramatic look is to use artwork instead of a headboard. Place something dramatic in the spot that would be occupied by a headboard.

how will you finish the bed with bedding?

You need to pick a bed frame that will support the finished bed design. For ex-ample, if you know you want to have lots of pillows on your bed, be sure to get a head-board that can visually support them. If you don’t want many pillows, pick a headboard that is visually interesting enough to stand undressed. If you don’t want to use a dust ruffle, get a bed frame that either conceals the box springs or doesn’t require one. ∆

Here are a few items you might want to pick up to perk up your life.

Hancock & Moore’s Fowler chair is smart, stylish and very comfortable. Up-holstered in a diamond ebony leather, it looks like something Coco Chanel would have designed if she did furniture. It is shown with a bisque finish and nickel nailhead trim.

Currey & Company’s chairs will always have your back -- and your attention. Upholstered on the front and back of the Palais armchair, the face on this Fornasetti-inspired fabric could launch a thousand conversations. It infuses any room with instant character.

Eco-friendly Lee Industries’ leather lounger is exactly what the doctor (and

anyone mad for midcentury modern) ordered. It’s the perfect place to relax while someone mixes your whiskey sour at the new Oomph bar cart. Set on rolling casters and shown in deep pink lacquer, the mobile bar is also available in club navy, Turkish coffee and knockout orange, among others.

Designer Bunny Williams’ carved wood, mini-skirted drinks table from her BeeLine Home furniture collection is the perfect place to set your cocktail on a coaster, of course. Its light mahogany stain shows off the craftsmanship.

When lounging, there’s nothing like a pillow for support. Fanshawe Blaine An-tiques & Interiors has applied 1950s-style-private-school-blazer-pocket crests to give these pillows a preppy look. Like energy and the seasons, preppy style never dies, it just returns in a different form. ∆

out: Heavy window treatments that don’t permit natural light and views.

WHAT’S IN — From Pg. 48in: storage, storage, storage

Older homes provide less of this, where-as newer homes typically have more. Most buyers want large walk-in closets in the master bedroom. In luxury homes, custom built-in closet systems are a must. Savvy buyers also want ample closets for sporting equipment, holiday decorations, seasonal clothes and crafts supplies. If closets aren’t prevalent, buyers may consider using a spare bedroom for additional storage.

ers to those with the knowledge and skills to do them. If you don’t separate yourself from the mundane and the nitty-gritty, you might just micromanage your business away from success.”

remember that time is more valuable than money

Chances are, you grew up being taught that the way to support yourself and to get ahead in life was to trade your time for money. In other words, if you spend 40 or more hours a week doing what your employer wants, you’ll be paid. But once those 40 hours are gone, they’re gone forever. You’ll never get back the time you could have spent playing with your kids or hiking in the woods.

Linking time and earning potential is middle-class thinking, asserts Downing. Of course, you probably can’t quit your job tomorrow. You will have to put in some long hours up-front. But eventually you’ll have systems set up that allow you to profit from time put in by others and to reinvest your earnings so that you can generate even more income.

maintain a Credit sCore of 760 or higher

Your credit score is the gate standing between you and the success you dream of. That’s because lenders use credit score ratings to control the amount of money in the marketplace. If they want to increase

UNLEASH — From Pg. 26the flow, they lower qualifying scores. And if they want to decrease the flow, they raise those scores. As an entrepreneur, it’s crucial for you to be able to borrow money whenever you need it.

stop viewing debt as negativeWe’ve been programmed to believe the

only route to financial freedom is becom-ing debt-free. Downing says it’s time to reprogram that belief.

“It’s not that debt itself is bad — it’s that the way the average American uses it is destructive,” he clarifies. “From this day forward, commit to using debt to invest and build your wealth. Yes, debt can be financial quicksand. But used wisely, it can also give you leverage and make you rich.”

seek to fulfill the unmet needs of others

If your business doesn’t address and fulfill an unmet need, it’s not going to be successful. And in today’s highly competi-tive world with a business on every corner, it’s critical to identify what others aren’t doing (or aren’t willing to do!) so that you can compete and win customers.

Create systems and proCessesThis is all about building a business that

you’ll need to understand the steps that lead to success, clearly define them, write them down, and explain them to your team,” says Downing. “But once you’ve done all this work up-front, you’ll no longer have to run your day-to-day operations. You’ll be free!”

build the right relationships with power team members

If you’re truly working toward creating wealth, you’re not going to be building one small business that you personally operate and run. Instead, you’ll be creating mul-tiple, duplicable small businesses that are constantly creating new streams of income for you. You’ll need to be able to hand off tasks and duties to others. And that means you’ll need a strong team of the right people doing the hard work for you.

make it a family affairAs you’re transforming yourself into an

entrepreneur, be sure to instill the same mindset and skills in your kids. Tell them about issues like finding opportunity, understanding revenue and profits, dif-ferentiating yourself from competitors, and so forth.

“Life is really just a series of choices,” he says. “We decide whether to watch TV after work or spend an hour on our action plan, whether to take the class or not take the class, whether to hold the cards or place the bet. Most people take the path of least resistance and go with the herd. Those who don’t are the ones who will create rich, full lives that are truly worth living.” ∆

It is resistant to traffic and extreme UV exposure and has variations that match every region’s specific grass types, so it blends in with the living lawns nearby. Its foundation fabric is permeable so water can move straight through and oxygen exchange is free.

In the past, hot pavement has made it

impossible to add turf-grass bands into paving to break it up with a cooler color.

The problem has always been heating of the concrete during the day, which dries out the adjacent soil and burns grass leaves. At night the absorbed heat is radi-ated back into the soil so these strips of turf never find relief during summer and fall.

Artificial Tu rf Grows Up Maureen Gilmer

When the first “plastic grass” came on the market decades ago, they looked fake. today’s artificial turf is made of space-age materials with accurate colors and textures.

Synthetic Lawns Pass for Real Grass Both Close Up and at Long Range.

Artificial Turf is an Alternative to Thirsty Lawns.

Artificial Tu rf Grows Up Maureen Gilmer

The other problem is irrigation. To make grass or any other matlike plant grow in slots, you must ensure that enough water gets to the super-heated roots every day.

The new artificial turf, and a swanky design trend has emerged.

New homes and remodels are featuring patios, walkways and driveways with inset bands of turf in paving. Designers are cre-ating gorgeous patterns of strips and grids and latticework. Now you can do this, too, for more-lush appearances in areas that are paved. This also helps rain penetrate a patio to reach subsoils without runoff.

In areas where EPA regulations require that all drainage remain on site rather than flowing into the storm drain, artificial turf

is a perfect solution. When these spaces are filled with fine gravel, it’s a maintenance problem keeping all the pebbles in place. If you use artificial turf, there is no mainte-nance and it looks greener overall.

When turf is used to replace a larger lawn, you save water as well as the cost of watering, mowing, fertilizing and, in some areas, over-seeding the dormant turf. Some water-challenged communities are demanding that artificial turf be used in lieu of living grass on all new construction.

Going green was never easier and more beautiful. Let your imagination run wild, for no matter how hot it gets or how long the drought, your turf will remain peren-nially green all by itself. ∆

an average person gains a pound of weight annually from age 20 to age 60, the majority in the form of fat. But even for those whose weight remains stable, the percentage of the body that is muscle drops from 90 percent at age 20 to 50 percent at age 60. And the decline relentlessly continues.

this loss of muscle leads to weak-ness and, when combined with weight gain and a sedentary lifestyle, affects gait and balance, contributes to osteoporosis, increases the risk of falls and leads to the eventual inabil-ity to walk without the assistance of a walker or wheelchair.

lifestyle change. This is a form of exercise for everyone,

no matter your age, physical fitness or medical conditions.

For older people with physical dis-abilities, the place to start is with physical therapy, where a program can be designed to lessen pain and improve function. When physical therapy ends, continued weight training is essential.

Do not invest in home equipment. It’s hard to stay motivated when your workout room is a musty corner of the basement. Health clubs are more likely to be success-ful and a great way to socialize and interact with others.

Almost always, a club will have many beginners and plenty of adults. Those perfect (and intimidating) bodies are the exception, not the rule.

Weight training should be done under the supervision of a trainer or physical therapist, at least until you learn the ropes. Unlike walking or biking, which are almost impossible to do wrong, weight training requires proper form and technique.

A trainer can help you master barbells,

EXERCISE — From Pg. 64dumbbells, elastic bands and machines that are uniquely designed to strengthen specific muscle groups.

Many of those who belong to a health club, tend to lift weights that don’t appear challenging. Lifting a weight that hardly taxes your reserves isn’t worth the effort. Studies show substantial benefits from re-sistance training only when high-intensity, muscle-taxing exercises are used.

This means choosing weights that are sufficiently heavy that the muscle is virtu-ally exhausted after six to eight repetitions of the exercise.

Exercises should involve every muscle group, including those on the arms, legs, back and abdomen.
