Recession... What Recession?
Recession... What Recession? Why do I question if there is a recession you ask? Because I have realized something from the last couple of weeks since attending the International Builders Show in Florida and having my booth at our association’s Triad Home and Garden Show. There are people out in our marketplace with money to spend. Lots of them! You just have to position yourself to get in front of them - Or at least to hear about them. I spoke to a lot of people last month, exhibitors and attendees, at IBS. Everyone made roughly the same comment:
“It has been a tough couple of years but we are still here!” “We are seeing positive changes of improvement in our market and getting more projects.”
“We are working harder, expanding our geographic region, doing projects that are out of our comfort zone and improving our sales skills. We are seeing results.”
I think that everyone will agree with what is printed above. One of the main messages I brought back with me from IBS was there is a lot of optimism in the building industry. The other message is businesses and homeowners cannot put their lives on hold forever waiting for the ultimate time to start building and growing. They have held on a long time and are ready to make changes now. We just need to be in a position to take them in and show them how.
The Triad Home and Garden Show was an extreme success this year. The new venue at the Education Building at the Coliseum was great. I found it easy for our exhibitors to set up and break down. Attendees said they really liked the location, the ease of parking and the free parking. We had great attendance for the show with Saturday being the best day. Attendance was very good on Sunday even with the sleet and snow. I will be there again with a booth next year!
At the Triad Home and Garden Show, I spoke with tons of people ready to get a project started. They all said they were tired of waiting for old glory days to return. While I couldn’t agree more I know it is going to take time. Attendees I spoke with were tired of living with their old bath, old closet, old master bedroom or old kitchen. They needed to move on these projects and have been saving up for them. I even spoke with four attendees that had land and plans to build a new home this year. Very exciting! I booked eight appointments from our Home and Garden Show with one under contract. I am receiving calls from homeowners who were at the show but I did not get a chance to speak with me. Yes, there is work out there to be done.
Last month I wrote about getting ourselves out of the office and into networking events and taking advantage of opportunities. Well if you missed the Triad Home and Garden Show either as an exhibitor or a HBA Member (with the free ticket the staff mailed to you) then plan today for March. Get out of your comfort zone and attend the next events your association has planned.

There are many things that come to mind when thinking about building a home but what homeowners want is what matters. They want quality, durable and sustainable materials on their home. An obvious choice to meet these needs is to build with masonry materials such as brick and stone. For those who never thought they could afford it, they are finding that with the overall maintenance and upkeep an all masonry home is in fact within their budget. Whether it is on the exterior cladding, the decorative hardscapes or interior walls, brick and stone are natural choices and offer a myriad of uses.
When a homeowner has chosen brick or stone for their exterior walls, it’s because of the many benefits and the comfort of it. Brick and stone offer superior protection against fire, high wind and moisture. The next step will be to choose one. There are endless colors, textures and sizes to choose from.
First, look at the environment in which the home will be located and select colors that fit not only the style of the home but also compliment the colors nearby especially if they are locating to a close nit community. Also, remember that mortar can make up as much as 15% of the wall. So, view the brick and mortar together and not just close up. The exterior cladding is only the beginning. Consider your homeowners’ outdoor living space. The possibilities are only limited by imagination. Masonry materials can define a space, create a focal point and accent garden landscaping. People are enjoying being outside their homes to entertain or just relax. Adding outdoor living features such as paver walkways, fireplaces, retaining walls, cocktail bars, kitchen cabinets, pizza ovens, benches, columns, etc. can be as easy as picking up a DIY kit from a masonry retailer. The curb appeal from installing these features pays big dividends too when selling a home. In addition, realtors and homebuyers notice the finishing touches and the perceived value of the home increases with these masonry hardscape additions. Not to mention, they only get better looking over time.
Renovation is an optimal choice when a new home is not feasible. Thin brick can transform an interior or exterior wall. Whether updating a kitchen, updating a living room or creating a wine room, thin brick can be installed quickly and easily on an existing interior wall in a manner similar to tile giving any space an old world look. It instantly adds warmth and beauty. On the exterior of the home, removing existing siding and installing thin brick gives the appearance of a new full brick home. The results of recladding with thin brick are dramatic and provide many of the benefits of a full-bed brick system.

NAHB 2012 PRIORITIESResolve the Faulty Appraisal Process - Appraisals remain a major problem for the housing industry.
The process has gone seriously wrong because some appraisers are using distressed properties – many of which have been neglected and are in poor physical condition – as comparables in assessing the value of brand new homes without accounting for major differences in condition and quality. Without such adjustments, the two are not comparable. Appraisers don’t typically enter these fixer-up homes; if they did, they would likely recognize the substantial differences between a foreclosure that lacks working appliances and a new home fitted with state-of-the-art appliances.
Too often, due to faulty appraisal practices, the builder’s house winds up getting appraised at less than the cost of construction. This is not only unfair and unreasonable, but it perpetuates the cycle of declining home values, drives more home owners underwater, negatively affects housing demand and acts as an obstacle to the recovery of the housing market. Major reforms in appraisal practices and oversight are needed to ensure that appraisals accurately reflect true market values and don’t contribute to price volatility.
2012 NC RESIDENTIAL CODE AVAILABLE ONLINE Consequently, There Is No Legal Basis For InspectionsDepartments To Withhold Building Permits
NCHBA is pleased to report that the 2012 North Carolina Residential Building Code have been posted online. This new code becomes effective on Thursday (03/01/12). Click on the link below for more information:
While the ICC will not have published the code in its traditional book format by Thursday, the on-line version will allow general contractors, code enforcement officials, other industry professionals, and the general public to view the code in its entirety. Consequently, there is no legal basis to withhold building permits as several jurisdictions have recently threatened to do.
NCHBA has been working closely with officials of the NC Department of Insurance, the Governor’s Office, and the leadership of the General Assembly to resolve this impending crisis.
“Any withholding of building permits would have surely harmed the fragile recovery in the housing market that is beginning to take hold in our state,” said Mike Carpenter, NCHBA Executive Vice President. “We appreciate Commissioner Goodwin’s personal involvement in speaking to officials at the ICC to obtain this result.”

Dear Commissioner Goodwin, Good afternoon. As a follow up to staff discussions between ICC and NC, please accept this email as confirmation that the North Carolina State Building Code: 2012 Residential Code will be available on the ICC Free Public Resources site (http://www.ecodes.biz/ecodes_support/Free_Resources/2012NorthCarolina/12NorthCarolina_main.html) by 02:00pm EST, Tuesday, February 28, 2012. The remodeling market is showing signs of improving as we move into our key selling season. Council members report an increased level of activity which we hope translates into new work later this year.
Our next meeting will be Tuesday, March 13th at Deacon Tower in the BB&T stadium. Our speaker will be James Terry from Velux Corporation to talk about innovations in their daylighting products. They have some new products that will be of interest to our remodeling customers.
In April we will welcome back Dan Dockery for April 10th to provide a codes update. This meeting will count towards CE credits for anyone who would like to attend.

Proposed fast-track storm water permit for low density projectsAttention site planners, engineers and developers – On May 1st, the NC Department of Water Quality (DWQ) will make it faster for a typical low density development to get storm water permit approval. They are currently seeking public comments on the proposed draft general permit, implementation plan, and related forms associated with the fast-track program. One of the key aspects of the proposal is that there will not be a detailed review of every plan and set of calculations. Although DWQ will still require that plans and calculations are submitted, only a 10% sampling will go through a detailed review. Green Building Rebates Now Available in High Point – Get Them in Your CommunityGreen Incentives Group (GIG) member Judy Stalder(TREBIC) helped the triad-wide group achieve its first tangible success recently. High Point’s City Council approved green building incentives that include 50% rebates on various building permit fees for new construction and improvements to existing homes. GIG, which is chaired by Gus Preschle (Foothills Sierra Club) and me (HBAWS/WSRAR) has been asking local governments throughout the triad region to adopt green building and development incentives. The recent approval makes High Point the second community in the Triad offering green building rebates; Kernersville lead the way a few years ago. Our energetic group met at the HBA House February 7th. With much to do on the agenda, we took a minute to reflect on the success of our recent endeavors at The Triad Home and Garden Show. During the event our organization collected $804.82 for the Lewis Wilson Scholarship fund and $275 for the Buck Horn Memorial Trust. The Professional Women in Business members brought garden items to go with three urns of flowers provided by New Garden Landscape and Nursery. The garden items were raffled during the three day show and some builders donated monies to support both worthy causes. Rosemary Howell donated two of her husband’s handmade knives. The two knives were listed in a silent auction with highest bidder receiving the knives. During the meeting we voted to raise the membership fees to $90 since National dues increased by $15. Treasurer Judy Redding reviewed the budget which was voted on and approved.
Our group discussed charities we plan on supporting during 2012. A great suggestion was made by Debbie Fletcher to go to the Ronald McDonald House for the March 7th meeting.
