Mark Ilitzky is an experienced architect with more than 15 years of practice.
Possessing a complete skill set and tools to understand the variables involved
within the context of the decision making process for urban interventions, Mark has
successfully worked in several urban design projects starting from its early stages of
analysis and planning, to its management and development stages. For a decade,
Mark has had a leading role in design and construction of urban projects
developing, creating or improving processes. As an architect he is keen to
recognize the importance of detail and of achieving coherence of all elements for
optimal construction. Always willing to give his very best to each project, Mark is
focused on realizing the ideal design for every urban intervention. As a multitasking

This space is located in New York’s oldest and most charming neighborhoods, the Flatiron District. It was
designed to host galley exhibitions in such a way that clients will be able to enjoy the open space design
and natural flood of light which is offered by retaining the original floor to ceiling windows. Interior gallery
lighting was specially designed to showcase the presented artwork. The challenge of this project was to
transform an abandon residential space into a High-End Art Gallery and for that there was the need of
major demolition and remodeling from its original layout as a residential space. The project brought on
challenges faced with old plumbing and electrical work, and in need of major transformations.

The gallery design offers beautiful white walls, aligned
with gallery lighting, a new bathroom and office, as well
as sleek sanded hardwood floors. As requested by the
client, a high tech security system was installed to
protect the galleries very valuable art work as well as all
the necessary signage and protective equipment to
ensure the best performance for the gallery’s operation.

This space is located on 5th Avenue, one of the most
iconic streets in Manhattan. The project faced the
challenge of transforming 2,000 square feet of empty
space into a High-End Residential Loft with amenities.
Keeping the charm of the space, moldings on the ceiling
were preserved and repainted. Major transformations
where needed including renovation and installation of old
plumbing and electrical work.

The Development is located bordering the
Northeast limit of the town of
“Cuastecomate” on the coast of the Pacific
Ocean in the municipality of Cihuatlán
Jalisco. It was carried out to extend the
same town as a Residential complex
Development that has 80 housing lots,
each one with an area of about 3200 sq. ft.
The design has two entrances and a green
open area of about 90,000 sq. ft. located
at the center of the Development to
emphasize its importance.

The urban works include: land conformation to shape the streets to be paved, installation of the main water
system and the water intakes for each lot, sewerage system connected to the general sewerage lines of the

The Development is located 1 mile from the “Melaque” Bay, on the coast of
the Pacific Ocean in the municipality of Cihuatlán Jalisco. Bordering at the
East side of the Residential complex of 468 lots “La Primavera” which both
of them were carried out to extend the town named “El Ranchito." This
Development has 181 residential lots with an average area of 1,500 sq. ft.
each one with the lots dimension of 23 ft. width by 65 ft. length.

The design of this development is with a single entry that
acts as a main avenue with specialized areas for facilities
and public spaces. These spaces include: green areas,
school, parking lot and a wastewater treatment plant next
to the water well to guarantee the supply of fresh water to
this neighborhood. The layout also counts as designated
areas for admission control and for the surveillance of the
complex and its administration. The urban works for both
of the Residential complex Developments includes the
land conformation to shape the streets to be paved, the
installation of the main water system and the water
intakes for each lot, as well as the sewerage system
connected to the general sewerage lines of the town, with
the individual discharges for each lot. This also includes
the household electrification and street lighting system.

The design of the Residential complex “Prados
Primavera” has a single entry of over 46 ft. wide with
designated areas for admission control and for the
surveillance and its administration. The other streets
are 40 ft. wide including in all of them 6 ft. width
sidewalks. Complementarily, this development has a
central public area of more than 80,000 sq. ft.
dedicated to a green space to reinforce the concept
of “Meadows” that translates in Spanish to “Prados”
which was used to name this development.

This development is located on 22 acres
of land within an important area of growth
at the Northwest to Guadalajara, Mexico.
The project is unique because the
proposal includes the creation of several
neighborhood green and open spaces for
the benefit of its inhabitants as a
residential design. There are a total of
395 housing and commercial lots, with
green areas in the same neighborhood
which benefits the residents.

Since the urban expansion of the city into the
countryside areas has been taken out of
consideration, the creation of new public
spaces that would give coherence and meaning
to the cityscape affects the quality of life for its
inhabitants. Therefore the creations of several
parks were distributed evenly to keep the
balance for all the lots, in such a way that these
areas can always have proper maintenance,
and also to avoid any other use than green
public spaces. These open green spaces will
improve the social, economic and
environmental conditions, favoring the quality of
life of this neighborhood. Vital spaces such as
neighborhood parks and plazas are promoted
to allow the citizens to freely coexist.

The design with in the park

The design for this office building project is based on a reinforced concrete structure,
modulated in such way that will allow spacious and adaptable areas for use; such as an
underground parking lot, a main lobby, meeting room area, service entrance, a pent-
house area including a large open terrace with independent access, and a covered area
for special services and events. The materials used are a combination of aluminum
panels which are immune to corrosion and maintenance-free, as well as treated blue
glass that prevents the entry of sunlight heat. The facade is designed to protect the
building from sunlight coming from the west, and as an energy saving criteria.

This work consists on a critical analysis
about the role of the public space as a key
element to achieve an urban integration of
the citizens, proposing a pedestrian
walkway intervention with green areas,
trees and street furniture between a
shopping center and this Metropolitan Park.
This is in order to achieve the articulation of
this public space, from each urban node
that will include a network of green spaces,
so by the sum of these micro-interventions
they will end up becoming a successful
global project for the city.

Master Plan for the “City's Train Rails”

This research project and field investigation is
about railway yards on one of the most important
cities in Mexico, Guadalajara. The objective is to
find solutions for the needs of the nearby areas of
the train rails in the metropolitan area. The project
consists of a proposal to build the number 5 line for
the subway on the area that is now dedicated to the
train rails within the city. With a proposal consisting
of using the entire currently existing infrastructure
along this railroad to provide an opportunity for the
expansion of these lines as well as the construction
of the Subway lines 3, 4 and 5, to be able to
provide transportation to different parts of the city.

The house is located in an important
neighborhood of Guadalajara City. The lot is
19,500 sq. ft. with an irregular shape and a
considerable unevenness on its topography.
It is designed to accommodate a family of the
parents and three children in school ages. In
addition, guests are easily accommodated
aside from the main area of the house.

For this project design in this region, the
adaptation of the architecture to climate
conditions and its orientation was a very
important matter taken into consideration.
The main entry of the house is located
besides a courtyard facing the south side.
Additionally, there is a service entrance
through the kitchen. The living room and
dining room are located on this level with
the terrace towards the northeast side.
The night areas are located towards the
southwest side, where there is a master
bedroom and other bedrooms. On the
lower floor there are six parking spaces
with independent entry; including the
laundry facility and services areas.

The redesign for this public space is to construct
an atrium to serve as an open space for the
church in front of the plaza. The redesign
includes green areas and urban furniture such
as benches and lighting to provide a pleasant
stay for its users. This space could also function
as a gathering place for all the neighborhood
inhabitants. The redesign also considered
a series of platforms placed at the church's
entrance, with the main aim centered on
creating an open space to avoid crime, and to
inhabit a spirit of safeness for the citizens.

The axis of symmetry around the church is used to
generate the layout of the plaza. With the help of
this imaginary line, the fountain was created;
forming a clear pathway intended to provide a
sense of peace and tranquility to the users with the
sound of water. Large trees were preserved from
the original plaza, and were kept to be sufficient in
the plan; as well street lamps were placed. To
protect the users of the park, low rise posts were
installed; so that if a car were to cause an incident
the people would have full safety at all times.
Security was one of the most important variables to
consider for this project, the plaza is proposed to be
constructed on a sidewalk level height and the
elements which make its design are arranged in
such a way that the user have a good perspective
from anywhere he or she could be located.

This building design is of a fire station to allocate a fire brigade, its fire engines, and all of its
facilities. It consist of two bedrooms with bathroom areas for 40 firefighters, leisure rooms, living
room, and two private rooms for the commander and the deputy commander of the station. The
sleeping quarters are linked to the fire engines through fire poles and stairs located at the back of
the building, where they also hang the hoses to dry. In the adjacent buildings there are spaces for
workshop repair, dining room with kitchen, laundry, library, classrooms for training, and general
administration. The main building is suspend on both sides by perpendicular crossbeams attached
to two rigid elements, as the entire structure develops linearly through vertical and horizontal
shapes. There is repetition and rhythm on with each space is situated within the whole project.
