elcome to our marketplace report on the local property market for the postcode 4069. The landscape for our local property market has moved during the third quarter of 2012 and whilst we are reluctant to say that the market has recovered

there are a number of positive signs suggesting that we may be trending in an upward direction. Indicators such as:•Prices have recovered from some of the declines that occurred following the January 2011 Brisbane floods;•The number of properties for sale in the local area has also come back into line with a modestly increasing level of buyer demand. This follows an extended period of excess supply throughout some of our local suburbs;•With house price to income at more affordable levels and with rents continuing to rise, investing in property is looking more attractive and this trend is expected to continue during the next few quarters; and •Key lending indicators are also illustrating a favourable backdrop for investing in property. Rates are again lower and competition between the banks is also increasing. This comparative market snapshot will keep you up to date with real estate in your area and a new marketplace snapshot will be available close to the start of each and every quarter to ensure that you are fully informed about all relevant activity.
