com puted by f ind ing the d if ference

between al l the l ist ing and sales prices

and then d ivid ing by the num ber of

sales.

Average DOMAverage days on m arket is com puted by

taking the total num ber of days for each

l ist ing before it went pend ing and

d ivid ing by the total num ber of l ist ings.

Tot al Dol lar Volume SoldTotal dol lar volum e sold is com puted by

add ing the sales price of every l ist ing

together during a certain t im e period .

Tot al Transact ionsThe total t ransact ions for a period are

the num ber of l ist ings that t ransferred

ow nership in that area.

Approximat e Absorpt ion Rat eThe absorpt ion rate is the percentage

of current on m arket l ist ings w hich

should sel l over the next m onth.  It is

calculated by d ivid ing the average

num ber of hom es sold per m onth by

the total num ber of act ive l ist ings.  (The

average num ber of hom es sold per

m onth is calculated by taking the total

num ber of hom es sold over the past 12

m onths and d ivid ing it by 12).

through Mem orial Day in May. The Fall

m arket generally beg ins after Labor Day

and goes through the end of October or

sales volum e in Q2 and Q3 vs. Q1 and Q4.

Do Closings in New Development s

Impact Quar t er ly Repor t s?W hen a new developm ent is com pleted ,

w e often see large am ounts of c losings

happen in a short period of tim e. This can

dram atically skew the quarterly m arket

statistics for a particular neighborhood.

W ith that said , there are also cases w here

new construction units w ere never listed

on MLS and therefore don?t show up in

the report.

Dow ntow n. These areas include any

properties listed in Chinatow n, Faneuil,

Financial District, Leather District,

M id tow n, and the Theatre District.
