Following is a description of our project design including how the project will be differ from your current strategy, reasons why we suggest designing the projects as described, and design examples for the project.

Current StrategyBased on Internet research and the information provided in previous meetings, the marketing being offered by your current management firm is minimial. Internet research led to a listing on Loopnet with minimal information regarding the Boardwalk Square Shopping Center. Lacking photographs, site maps,and a persuasive description, this current marketing effort is yeilding results equivilant to the effort putinto it. The current description for your property on Loopnet is:

“Spaces can be used for retail or office. Join over 30 other tenants including restaurants, financial services and convenience services.”

While this is true, the message is not descriptive, appealing or targeted. It does not provide names ofother tenants, nor does it use suggestive language, such as well-established, busy location, excellent opportunities, easily accessable, and so on. The power of marketing can only be harnessed whentargeted advertising clearly articulates what it is a business does well and differently.

Clever, creative, insightful and flexible marketing strategies can unlock huge potential for your business. In light of the importance marketing holds for the success of any business, the wide array of optionsavailable, and the expertise required, it is well worth employing a management firm that understandsthis and is able to devise and implement a tailored marketing strategy to give you a competitive edge.

Competition’s StrategyBased on Internet research, Loopnet is the most popular outlet for listing commercial space for lease inOmaha, Nebraska. A search on the MLS for commerical space for lease in zip code 68144 only turned upone result, 3309 S Oakview Drive. Primary research on the website Craigslist.org did not result in any effortsby direct competitors of the Boardwalk Square Shopping Center. In a case study for the purpose of thisproposal, direct competitors used were Westwood Plaza, Bel Air Plaza, and Davenport Square. The Loopnetstrategies for those mentioned is outlined on the following page.

Based on the primary research data collected, the following strategies are proposed for the BoardwalkSquare Shopping Center project.

Direct Mail:Dave Paladino and Jim Posey are both currently active in sending direct mailings to past clients and investors, family and friends on a quarterly basis. These mailings reach out to 2,240 addresses4 times per year. Each mailing has space dedicated to commercial properties for lease. The Boardwalk Square Shopping Center would be featured in these mailings.

Referrals:Business at Landmark Group is based primarily on the great relationships that we have developed with our clients in the Omaha area, and across the country. Due to the levelof trust we have with these groups, we are often sought out for our advice on commercialspaces in the Omaha area. Our low volume of commercial space managed for will be a benefit to the Boardwalk Square Shopping Center in the area of referrals, and you will seea decrease in vacancy rate.

Although your current strategy includes Loopnet, we feel that the listingis inadequate and does not show case the Boardwalk Square the way it should. With you asour client, we will improve your presence on this site.Multiple Listing System: Most commercial only real estate firms do not access the local MLSbecause they utilize other sources, such as Loopnet and Xceligent. This will be an added toolin attract a new base of clients and real estate agents. Craigslist: Landmark Group has found this tool to be very effective. Not many commercialproperties for rent utilize Craigslist in the correct manner. You cannot post once and then leave it. Postings on Craigslist must be updated daily, and require a significant amount of timeand man power.
