I would like to
wish each of you and
yours a Happy
Holiday Season.
This month marks
my two year Anniversary as your General
Manager. I would like to take the
opportunity to thank all of you for your
support and encouragement.
Let’s recap the great progress we have
made in the last two years in both your
physical and cash assets. The Resort’s
projected cash balance at the end of this
month will be just under $600,000.00; at
the completion of the major street project
in 2011 our balance was only $250,000.00.
We have replaced the Wall Partition in
the Ballroom/Social Hall, installed an
Irrigation Meter that will decrease our
water/sewer fees by 20% annually. The
Pickleball club raised funds to install four
new Pickleball Courts through fund raising
and donations from other CM clubs as well
as Bingo. We replaced the HVAC software
system with individual programmable
thermostats that have eliminated the
extreme cold and hot temperatures at
events. The Music Room has been
re-configured to allow us to have another
room available for club, committee
meetings and other uses.
When this summer’s street work is
complete you will have invested over
$1,000,000.00 over the past three years,
and I think we can all see the benefits of
that investment.
Membership voted affirmatively to
apply for a Special Use Permit through the
City of Mesa to allow Manufactured
Homes into the Resort, which the City
approved. We are now the only
Homeowner owned RV Resort in the area
that can allow the Manufactured Homes.
The City of Mesa began Public Hearings
on its Broadway/Hawes Rd Improvement
Project as they began moving the project
forward. The City’s original plans only
included the exterior wall being removed
and replaced along eight properties on
Broadway. We executed a phone and
e-mail campaign to request additions to
their project. The project now includes a
deceleration lane into the Resort heading
west on Broadway, along with the addition
of all of our exterior walls on both
Broadway and Sossaman being removed
and replaced.
We will have our first election next year
that includes e-voting after being approved
at the 2012 Annual meeting.
You may be wondering “Did she not
proof this article, and mean to remove the
bold and underlining from sentences” That
is not the case, I want to be certain
Carriage Manor residents know that I am
fully aware that while I have had the
privilege of these projects being executed
under my Management, the vision,
implementation and success of them has
been through collaborative efforts with the
Board of Directors, Committees, Clubs,
Staff, and residents.

Can you believe it,
next year is just a few
weeks away. Where
did 2012 go and how
did it go so fast. It
seems as we get to our
age time goes faster
than when we were younger. But…that’s life
and we come here to enjoy it. From the looks I
see on people’s faces that’s exactly what we
are doing these first months of our winter
season. Scheduled events are getting good
support with your attendance and there’s more
to come. Speaking of smiles, your Board of
Directors also has smiles on their faces. From
our vantage point it appears that things
throughout the park are going well. Streets are
clean, the grass is green and the winter sky has
been Arizona blue and warm. We all look
forward to 2013 with great anticipation.
Speaking of anticipation, I anticipate there
will be a good selection of candidates to run
for the four board positions that will be open
this year. The four persons whose terms are up
have not indicated whether they intend to run
for re-election yet. It takes a little time but the
rewards are great participating in setting the
direction, values and policies that will
determine the direction that Carriage Manor
will go in the future. Resume forms are
available from Linda at the front desk.
We did something different this year in
regards to the budget. We held a public
hearing where the budget was presented to the
association members in its entirety. It gave the
fifty people who attended the opportunity to
review and be aware of where our HOA fees
and other income goes to meet the needs and
desires of our membership. I believe it’s a
good budget and the new HOA fees are now
$155.00 a month. Thank you for your support
of your Board of Directors.
Some of you have had less than a pleasant
experience dealing with the new television
antenna systems being installed in our
individual homes. Bill, the leader of Planet
Earth Satellite, has assured me that he will
take care of your complaints and concerns. If
you find that this is not true please leave a
note for Mary so she can talk to him directly
about your concern.
As we complete the year of 2012 I wish
each of you a Merry Christmas and Gail and I
wish you enough.

running already this
Season. I received my
Broker’s License and
was officially placed as Carriage Manor
Realty’s Designated Broker November 1, 2012.
Carriage Manor Realty was pleased to have a
presence at your “Community Patio Sale”, as
well as, sponsoring our first “Tour of Homes”
last month.
Some changes have been made to the Realty
Office’s daily operations; the office regular
business hours will be 9:00 AM to 4:00 PM
Monday through Friday. I will make myself
available for appointments outside of those
hours as needed. I find I can be much more
effective in meeting your personal wants and
needs in a new home by setting appointments,
which allow me the time to pre-select homes
that fit your criteria. The volunteer receptionists
are able to book appointments for you with me.
Another change to Carriage Manor Realty
you may not be aware of is that the Realty Staff
is no longer employed by Carriage Manor RV
Resort, Inc, which means we do not receive
salary or benefits; our income is generated
through commissions.
I know that you are all very sophisticated
buyers and sellers, and that this is not your first
home, and most likely not the first time you
have dealt with a licensed Real Estate Brokerage
in listing your properties. You have likely used
a Remax or, Century 21 brokerage to sell your
property for you. I ask you to consider if you
would contact your listing agent with Century
21 or Remax inquiring if she would charge you
if you sold the home yourself? Or waited until
the listing expired so that you could obtain a
buyer yourself to save the commission?
I want you to know that I take the
responsibility of listing your property very
seriously, and want to be certain sellers consider
their responsibility when choosing to list their
property with Carriage Manor Realty. The
office at Carriage Manor Realty has many
contractual agreements from residents to list
properties for sale and rent. There is a large
amount of work that goes in to marketing,
listing, and showing properties here in the resort,
or anywhere else, and expenses that go along
with each listing.

Welcome to the Carriage manor Library
where you will find paperback and hard cover
books, fiction and non-fiction and magazines.
Books are free for check out; but we ask you
to do a few things:
CHECKING OUT
1. Fill out an index card with your name
and lot #
2. List your book titles along with the
current date
3. File your card in alphabetical order in
the box
RETURNING YOUR BOOKS:
1. Cross out the title on the white index card
2. Drop the books in the big wooden box
DO NOT SHELVE THEM YOURSELF.
Even though you live here all year and will
return the books, we really appreciate if you
would follow these rules. The library
volunteers need to mark the books so we
know how many times a book gets checked
out. It also helps us with inventory when we
need to weed and make room for newer books
that are being donated. Thank you for your
cooperation and have a good year of reading!

Intermediate to Advanced
Classes for Intermediate to Advanced Hardanger embroiderers will resume on
Wednesday, January 2 in the Music Room from 9:30 AM to 11:30 AM . The class will
meet on a weekly basis for the months of January through March 27. Please bring any
unfinished projects, notebook, pencil and basic stitching supplies. Class fee is $35, payable
on the first class day. If you have questions or wish to register for the class, please sign up
in the Activity Office or contact Shirley Boyken, 924-2703.
Beginning/Intermediate
A class in Beginning/Intermediate Hardanger will be offered beginning Wednesday,
January 2, 2013. Instruction will be offered to Beginners as well as those more experienced
in this form of counted thread embroidery. Please bring: notebook and pencil, embroidery
spring type hoop & small embroidery scissors (both available for purchase on class day)
and a magnifier if you use one. Sign-up by calling Shirley Boyken, instructor at 480/924-

CARRIAGE MANOR WEED ABATE-MENT PROGRAM
Carriage Manor RV Resort will be continuing the weed
abatement program for private lots within the community.
The cost will be $100.00 annually and covers the period of
January 1, 2013 thru December 31, 2013. The service
includes pre and post emergent chemicals, as well as manual
removal of weeds when required. All lots will be on a
specific schedule. If you see a problem in between the
scheduled days, please call and express your concerns so
they can be addressed right away. Enrollment forms can be
picked up or filled out at the Administrative Office. If you
have a pet, or any questions, please contact Dave Wright our
Physical Properties Manager at (480)984-1111 #146. Please
support your resort as all funds generated from the weed
program will be reflected in the 2013’s operating income.

play, invitationals and social play being in
full swing. Some of our members played in
the Fall Classic Tournament at Venture Out
and represented our resort very well, with
several medal wins.
Thank you to the Social Committee for
organizing the “Welcome Back” party on
November 10th. As usual, there was
amazing variety of food – not to mention
the selection of interesting refreshments,
which led to prizes for the most unique
submissions.
Beginning tennis players are reminded
that lessons will again be offered every
Tuesday and Thursday from 4:00 pm to
5:00 pm free of charge. Just show up at the
courts and racquets will be provided, if you
don’t have one. For more information,

The Creative Stitchers club will meet every
