This Project Information Memorandum (the “PIM”) is issued by Rail Land Development Authority (RLDA)
in pursuant to the Request for Proposal vide to provide interested parties hereof a brief overview of plot of
land (the “Site”) and related information about the prospects for development of multifunctional complex
at the Site on long term lease.
The PIM is being distributed for information purposes only and on condition that it is used for no purpose
other than participation in the tender process. The PIM is not a prospectus or offer or invitation to the
public in relation to the Site.
The PIM does not constitute a recommendation by RLDA or any other person to form a basis for
investment. While considering the Site, each bidder should make its own independent assessment and
seek its own professional, financial and legal advice. Bidders should conduct their own investigation and

obtained by the Bidders or any of them or any of their respective advisers.

become apparent. Each Bidder must conduct its own analysis of the information contained in the PIM and
is advised to carry out its own investigation into the prospects of developing the Site, the legislative and
regulatory regime which applies to commercial development in India, and all matters pertinent to the Site
and to seek its own professional advice on the legal, financial, regulatory and taxation consequences of
entering into any agreement or arrangement relating to the proposed Site.
The PIM is for use only by the Bidders. The PIM may not be copied, or distributed by any Bidder to third
parties (other than in confidence to that Bidder’s professional advisers) or prospective consortium
members. Under no circumstances should Bidders make contact with officers or employees of MOR
unless invited by the MOR or in accordance with the PIM.

CITY PROFILE
1.1 INTRODUCTION
Bhuj is a major town in the district of Kutch. Established in 1510 by Rao Hamirji, it is home to one of the first Swaminarayan Sampraday temples built in 1822.Presently it is the district headquarters of Kutch district. The city suffered severe damage and loss of life during the 2001 earthquake.

1.2 EXECUTIVE SUMMARY
Location: The site is near the Bhuj Railway station. Land Area proposed: 1080 sqm. Built up Area: 1080sqm. Existing development at site: 2 nos. Type II quarters to be dismantled by the developer and
reconstructed at a site identified by the railways Surroundings: North: Electric Office
South: Railway Colony East: Circulating area West: Station Approach Road
Accessibility: New station entry gate has been provided near the proposed site for facilitating accessibility.

1.3 LOCATION AND CONNECTIVITY
Bhuj is well connected to the other Indian cities through rail and roadways.

Roadways
Bhuj has a well spread road network that connects it with the major cities of the state and the rest of the country. The State Highway 42, 45 and 48 pass through the city. National highway 8A is an hour away from the city. State transport buses are available from Bhuj to various cities within the state.
Railways
The city is connected to Ahmedabad, Mumbai, Delhi and other major cities by a well laid out rail network. There are direct trains from Bhuj to major cities such as Mumbai and Pune.
Airways
Bhuj has a domestic airport with daily flights operated by Kingfisher airlines and Jet airways to Mumbai.

As per the census of 2001, Bhuj had a population of 136,429. It is located in the Males constituted 52% of the population and females 48%.

1.6 SITE LOCATION AND ATTRIBUTES
The site is spread over 1080 sqm. To the north and east of the property is the station circulating area. A
private property lies to the west. 2 nos. Type II quarters exist at the site to be dismantled by the developer
and the dismantled material will be the proprietary of the developer. The quarters are to be reconstructed
at the site identified by the railway.

1.10 Retail/Real Estate Market
Kutch is a growing economic and industrial hub in one of India’s fastest growing states; Gujarat. As the administrative headquarters of Kutch, Bhuj is rapidly developing. The region is mineral rich with large reserves of lignite, gypsum and bauxite.
Bhuj is also a famous center for handicrafts. Craftsmen from the nearby villages bring their merchandise for sale in the city. Several movies have also been shot in the city. The movie crew employs locals and villagers from surrounding villages for their projects.
