BROKERS CORNERReal estate activity has been fairly steady the last couple of months but buyers are finding the selection is fairly slim with only nine completed houses currently listed for sale.

The builders have taken notice and new construction is booming with 11 houses now under construction and

about 15 others ready to break ground or going through the design review and permitting process. Six of the new homes under construction are spec homes with one of

them already going under contract prior to completion or even being listed which is a great sign. This sale resulted in a new golf member as did two of the other homes that sold in the past 60 days. As always, if you would like to discuss anything real estate or membership related in

HOMEOWNER TIP OF THE MONTHMost people who own second homes aren’t aware

that water needs to be run through all the plumbing in your house on a regular basis including secondary bathrooms. If not, the P-Trap that is at the bottom of each plumbing fixture (Designed to catch things inadvertently dropped down the drain) can dry

up allowing sewer gas to back up into your home. So if you detect a foul odor in your house, try running

water through all of the drains in your home before calling a plumber or pest control person. There is a good chance

this will solve the problem and save you some money.

Real estate is one of the few investments where the investor may “fall in love” with the asset. Unlike stocks or bonds, real estate has an emotional element to the investment. In other words, an investment property should pay for itself. As a general guideline, you should try to achieve a gross rent of at least 150% of the property’s mortgage payments to cover all operational costs and leave some net rental income for yourself.
