The City of Miramar has been one of the country’s fas tes t growing

ci t ies for over e ight years , and recent ly received nat ional a t tent ion

for its high quality of life when it was included in Money magazine’s

l is t of “America’s Best Places to Live.” Miramar was recognized for

its ease of living, strong economy, ample job opportunities, good schools ,

park space, safety, ar ts , and le isure act ivi t ies .

There is no better time for relocating your business to the commerce-

fr iendly City of Miramar with our development and redevelopment

ini t ia t ives and smart growth. Our planned corporate campuses,

designed expressly to meet the needs of clean industry, have made

us a preferred locale for major corporations and Fortune 500 compa-

nies.

The City at t racts large companies while ass is t ing small businesses ,

thereby strengthening Miramar’s economic base. The core of Miramar’s

s t rong local economy is record low unemployment and one of the

highest average household incomes in South Florida, figures that

exceed s ta te and nat ional averages. The projected economic out look

is for this t rend to cont inue.

But the area is hardly all business; two of the world’s most fabulous

recreat ional dest inat ions, Ft . Lauderdale Beach and Miami Beach,

are r ight in our back yard. Plus , 14 major col leges and univers i t ies

are within a few short miles .

South Flor ida has some of the very best l i fes tyles , commerce,

and potential that the United States has to offer. Our unique location

and incomparable cl imate cont inue to draw people f rom across the

country, the cont inent , and the globe. We’ve become the center of

fashion, enter ta inment , and commerce. Our diverse mult icul tural

inf luences have fostered a unique and sophis t icated l i fes tyle that

has made us the key commercial hemispheric gateway to Lat in

American and Caribbean markets. And at the center of it all is Miramar!

Spanning most of the southern border of Broward County, Miramar is

within 30 minutes of Fort Lauderdale-Hollywood Internat ional and

Miami Internat ional Airports , and both Port Everglades and the Port

of Miami. The Brickel l Avenue area of Miami, also about 30 minutes

from Miramar, is a leading hub of international banking and commerce,

with branch offices or regional headquarters for many of the world’s

leading financial inst i tut ions.

Two fi rs t -c lass seaports , Ft . Lauderdale’s Port Everglades and the

Port of Miami, are within 25 miles f rom the City of Miramar. They

are the nat ion’s favori te departure points for le isure cruis ing, as

well as important cargo ports .

Port Everglades has 12 cruise ship terminals and is home to 20

cruise l ines . I t i s a lso the 12th leading container port in the world,

moving mil l ions of tons of cargo each year. The Port’s Foreign

Trade Zone (FTZ), the fi rs t of i ts kind and the largest in Flor ida, is

essent ia l to import and export businesses. The value of goods mov-

ing through the FTZ is expected to be over $285 million within the

next year. Its popularity is influenced by three factors: location, con-

venience and customer service. Of special note is Miramar’s own

Foreign Trade Zone located in the center of the City in the

Miramar Park of Commerce.

The Port of Miami, the cargo gateway of the Americas and the

cruise capi ta l of the world, is just three naut ical miles f rom the

ocean shipping lanes . I t serves South and Central America and the

Caribbean Basin, Europe, Asia and Afr ica , with more than 54% of

the cargo tonnage moving to and from the Caribbean and Lat in

America. In the las t few years the Far East has become the fastest

growing t rade region for the Port .

Few areas of the country enjoy the convenience of two major international

airports that Miramar does.

Ft . Lauderdale-Hollywood Internat ional Airport is among the fastest

growing internat ional a i rports in the nat ion and one of the safest . For

the ninth year in a row, the Airport received a zero discrepancy for the

extremely comprehensive annual FAA Certification Safety Inspection.

Miami Internat ional Airport , ranked fi rs t in internat ional f re ight and

third in international passengers among US airports, has a $19.1 billion

annual impact on local tourism, the cruise industry, international banking,

trade and commerce. The Airport and related aviation industries contribute

242,387 jobs direct ly and indirect ly to the South Flor ida economy,

which equates to one in every 4.3 jobs.

The City of Miramar is a lso served by intermodal t ransi t hubs, l ink-

ing Broward and Miami-Dade Counties . At i ts Town Center, Miramar

offers a bus terminal with ai r-condi t ioned wai t ing rooms, and a com-

pl imentary community shut t le service.

Few communit ies anywhere can boast the range of programs and

act ivi t ies avai lable to Miramar residents . For recreat ion, heal th ,

and educat ion – from pre-schoolers to senior c i t izens – Miramar

has you covered.

The City’s Early Childhood Program has received the Broward

County “Gold Seal of Excel lence” every year s ince 1996. The

City’s 16 publ ic schools are highly regarded, 10 are A-rated by the

State of Flor ida. The City is within a 15-minute dr ive from eight

col leges and univers i t ies , and s ix more are within the City l imits :

Nova Southeastern, Broward Community College, Le Cordon Bleu

Culinary School, DeVry University, University of Phoenix, and Ana

G. Mendez Universi ty.

The Miramar Regional Multi-Service Center makes life easier by

providing a one-stop destination for citizen needs. It offers a broad

array of assistance services, from home emergency support to permit

get our res idents where they need or want to be, whether i t i s to

supermarkets , parks , cul tural venues, shopping malls , or medical

faci l i t ies .

Miramar’s Master Park Plan includes 33 parks and outdoor sports

Residents and businesses feel very secure knowing that they are

protected and served by Miramar’s award-winning Police and Fire-Rescue

Departments. The Miramar Police Department is nationally recognized

for traffic safety and youth crime prevention programs. The City’s

Fire-Rescue Department, equipped with the latest fire and life-saving

equipment , regular ly places a t the top or c lose to the top in

nat ional compet i t ions.

The City of Miramar has its own Public Works and Utilities Departments

that offer qual i ty services and necessary resources for our growing

population. The Departments provide adequate and safe potable water,

wastewater treatment, refuse collection, street maintenance, stormwater

maintenance, engineering standards, and fast and efficient response to

emergency si tuat ions.

The City’s Economic Development and Revi ta l izat ion Department

balances our posi t ion as a premier business locale for major corpo-

rat ions and Fortune 500 companies , while accommodat ing the needs

of our small business community with an array of programs designed

to promote and encourage business opportuni t ies .

For instance, the Cert i fied Business Analyst Program offers direct

assistance to small business entrepreneurs; the Commercial Façade

Renovation Program revital izes areas in his tor ic Miramar and fosters

economic growth. Miramar works hard every day to provide the need-

ed resources for businesses of every s ize to succeed.

Miramar remains geared for progress and smart growth. Our Building

Division created new standards for accommodating the permitting process

at an unprecedented pace without sacr i fic ing effic iency and profes-

s ional ism. State-of- the-ar t equipment and on-l ine appl icat ions are

essent ia l e lements in our cont inuing s t ra tegic plan to develop as a

City with a vision for the future while serving the needs of the present.

Miramar has received State Certification for its Comprehensive Plan from

The State of Florida Department of Community Affairs. The

Comprehensive Plan is a state required, long range planning document,

encompassing land use, transportation, housing, and infrastructure ele-

ments that manage future growth. The City has demonstrated a track

record of having technical, financial, and administrative expertise to

effectively adopt, implement, and enforce its planning initiatives inde-

pendent of State oversight. Miramar is one of only three municipalities in

the entire State that can claim this distinction.

The City of Miramar is current ly bui lding the 54-acre Miramar

Town Center, a premier mixed-use development . I t i s designed as

an idyl l ic t radi t ional downtown with pedestr ian-or iented s t reets ,

beaut i ful Mediterranean-style archi tecture , main s t reet s torefronts ,

and waterfront views. The Town Center is convenient ly located in

the center of the City. And by 2011, i t wi l l house a cul tural center

and ar ts park, publ ic l ibrary, educat ional faci l i t ies , businesses ,

retai l space, restaurants , cafes, and a transportat ion hub, al l joining

the award-winning City Hal l which opened in August 2004.

The Town Center a l lows for a gracious l i fes tyle where work, play,

learning, services and entertainment are within walking distance – a city

within a city. It is also a gathering place for Miramar’s citizens to

celebrate the milestones and r ich cul ture of our Ci ty.

Currently, over 3,500 residential units are adjacent to the Town

Center site, and an additional 1,300 multi-family units are under

development. The site itself will include over 500 townhouses, garden

apartments , and l ive-work uni ts .
