Page 9: MIVAN Nov 07

Mivan – the beginning

• Founded 1975• First contract was concrete and

shuttering at Kilroot Power Station• Based in Crumlin, Mivan grew as a

general contractor in Northern Ireland

• 1979 opened office in Dublin• 1980 started operations in Baghdad

Page 10: MIVAN Nov 07

Mivan - just another builder

• Strategic review of activities in 1983– House building margins slim & considerable

competition– Public works competitive at low margins– NI security environment not conducive to

growth– Heavy investment in plant to support

activities– Industry was labour and capital intensive– Mivan was just another builder

Page 11: MIVAN Nov 07

Mivan- strategy outcomes

• Mivan lacked unique products & services

• Marketing could differentiate Mivan from competitors

• Interiors paid better than exteriors• Overseas offered large project

opportunities

Page 12: MIVAN Nov 07

…then along came Interiors

• Started Interiors with one manager and one joiner in 6,000 sq ft. in Crumlin

• Started shopfitting and refurbishing Sealink ferries

• Reduced other NI construction activity and increased investment in design and innovation

Page 13: MIVAN Nov 07

Visioneering

• By mid 1990’s significant investment in R&D, design & technology offered opportunities for special projects– Cruise liner interiors– Retail store interior outfitting– Theming of parks and retail zones– Full-size Titanic replica for Japan

• Mivan invented ‘visioneering’ if you have a vision, we can engineer it

Page 19: MIVAN Nov 07

Overseas visioneering

• Working in the Middle East gave Mivan an advantage. As local economies improved, Mivan was well placed to capture prestige formwork-based contracts in Malaysia, Thailand and India

• In 1996, Mivan won a Queen’s Award for Export, winning more than £100m of new business in 1 year

Page 20: MIVAN Nov 07

More strategy

• As international engineering became more competitive, Mivan’s overseas operations were less unique

• The latest review reduced dependence on competitive, falling-margin overseas work to concentrate on more niche, value-added formwork, interiors and cruise liners

• Latest activities include retail and residential developments in Romania

• Work has started on the Newtown Residence Development (over 630 apartments) & the Liberty Center Shopping Mall in Bucharest
