IntroductionThe Moigne Combe Estate was purchased prior to 1895 by Harry Pomeroy Bond and Moigne Combe House was then built in 1900. After the War Office requisitioned their principal home and Estate at Tyneham for the War effort in 1943, Ralph & Evelyn Bond moved to Moigne Combe. Following his retirement from the Army in 1972, their son, Major-General Mark Bond took over the running of the Estate and pursued an active public life. He lived there happily, surrounded by the Moigne Combe Woods and the tranquillity he loved, until his death in 2017.

The Moigne Combe Estate is a privately situated, picturesque estate located just 6 miles from Dorchester, comprising a substantial 10 bedroom manor house, a further four-bedroom detached Stable House and two let cottages. In addition there is a let grassland farm with a period farmhouse together with modern and traditional farm buildings. The land totals about 140 acres of mature woodland and pastureland with a tranquil lake to the South of the main house. LocationThe Moigne Combe Estate is situated in the hamlet of Moigne Combe which lies between Crossways and Warmwell. Crossways is located approximately 1 mile North of Moigne Combe where there is a supermarket, post office, doctor’s surgery and primary school.

Dorchester, the historic county town is located just 6 miles to the West and provides a more extensive range of amenities such as cinemas, an arts centre, restaurants, cafes and several well-regarded schools. Dorchester is mainly famous for its Roman roots even though with Maiden Castle there are earlier connections as well as its strong connection with the famous writer, Thomas Hardy, whose childhood home lies to the East of the town.

Communication links include the A31 which is approximately 8 miles away providing direct access into London and Southampton and the A35, which is also close by, is one of the main roads into the West Country. The neighbouring village of Moreton and town of Dorchester both have direct train routes into London Waterloo in under 180 minutes.

The Estate lies 4.5 miles away from the famous Jurassic Coast which is a World Heritage site that covers 95 miles of coastline from Old Harry Rocks to Orcombe Point in Devon. There is a wide network of interlinking footpaths and bridleways that incorporate famous landmarks such as Durdle Door, Lulworth Cove, Old Harry Rocks and the South West Coast Path. Further outdoor recreational activities include cycle routes that are connected to the National Cycle Network, coasteering, kayaking, orienteering and rock climbing.

EducationThe Moigne Come Estate is well located for many of the well-known schools in the area including Sunninghill, Leweston, Canford, Bryanston, Clayesmore, Milton Abbey, the Sherborne schools and Port Regis as well as the The Thomas Hardye School in Dorchester.

Lot 1 - Moigne Combe House and Land

About 96.57 acres (39.08 hectares)The Mansion House at Moigne Combe was designed for the family at the beginning of the last century and is positioned at the heart of the Estate in an elevated position, facing South towards the lake. The house can be approached from both the East and West via attractive tree-lined private drives. The house is constructed of brick with a mixture of slate and cut stone tiles on the roof being formed from 4 courses of Purbeck stone slates to the eaves and concrete stone tiles above. There are decorative brick built chimney stacks along the line of the roof elevation. The house forms two parts. The main formal rooms are located in the West wing, the East wing being more functional, formerly providing domestic staff accommodation and service rooms.

The West wing comprises an impressive double-height reception hall with elegant staircase leading to the galleried landing, providing first impressions of the scale of the house. DirectionsFrom London, head South West on the M3 for approximately 59 miles and continue onto the M27 following the signs to Ringwood and Bournemouth. Follow the A31 for approximately 32 miles and at the Bere Regis roundabout, take the third exit towards Dorchester. Continue on the A35 for approximately 2.5 miles then take the exit signposted towards Warmwell, Crossways and Affpuddle (B3390). Stay on the B3390 for approximately 5 miles, head straight over the level crossing and take the second left onto Moreton Road. Stay on Moreton Road for approximately 0.5 miles turn right signposted to Moigne Combe. Drive though a set of wooden gates and this drive will lead straight to Moigne Combe House.

Historical Use and Redundant Structures

The Moigne Combe Estate formed part of the war effort in the Second World War and was adjacent to RAF Warmwell which was the home of a major fighter squadron during the Battle of Britain. Although the operational areas have been demolished the Estate still has historic air raid shelters and other redundant foundations. The Estate records detail the location of the structures and the use.

Fencing Liability

The vendor will agree to fence the Northern boundary of the Estate with deer fencing within 12 months of completion of the sale.
