8” block or 16” piers with painted stucco finish

on exposed exterior sides. Foundation height is

~8’ ft. with louvered treated wood panels.

EXTERIOR

Hardie Board fiber-cement siding with treated

exterior trim or Hardie board accents. Exterior

colors are chosen by the architectural review

committee and are in keeping with the character

of the adjacent residential historical district.

EXTERIOR DOORS

8’ ThermaTru Smooth Star Fiberglass door, ¾

glass with four equal lights or 6’8 ThermaTru

Smooth Star Fiberglass door with transom light

(per plan). The garage access door will be half

light fiberglass door. (2W,2H)

ROOFING

30-year architectural shingle with continuous

ridge vent and standing seam metal roof (per

plan). Color to complement exterior paint color.

WINDOWS

JeldWen vinyl, white, single hung, simulated

divided light window with shadow bar in each sash

(2W,1H), low E, and half screens.

INSULATION

R19 insulation in exterior walls with R30 insulation

in the garage and 2nd floor ceilings.

GARAGE DOOR

Single insulated raised panel garage door(s) with

glass inserts, belt opener and 2 openers. Door is

wind loaded.

WALKS & DRIVES

4”, 3000psi concrete, broom finish with cut control

joints for drive, loggia and walkways.

LANDSCAPING

Yards to be fine graded with sod in front-yd., seed

and straw in rear and foundation plants.

overflows are chrome. All standard

bath faucets are chrome double handle Leland

design by Delta, or equal. Surface mount mirror,

flush plate, 42” tall x length of vanity for master

and hall bath. Contractor to hang customer

purchased mirror in powder room.

APPLICANCES

Appliances are all Kenmore or equivalent and will

include stainless steel 5.3 cu. ft. self-cleaning

electric range, vented over-therange microwave

(per plan), and 24”built-in dishwasher. Disposal

is ½ hp Insinkerator or equivalent. Washer, dryer,

and refrigerator are not included.

LIGHT FIXTURES

Customer chooses all fixtures, including ceiling

fans, down rods, bulbs, and door chime per

allowance. Recessed lights and bath exhaust fans

are included as shown on the plan.

ELECTRICAL

Pre-wired for telephone in all bedrooms, kitchen,

family/living room with category 5 wiring. Pre-

wired for cable TV in all bedrooms, family/living

room. Under cabinet wiring in kitchen per layout, 1

single outlet floor receptacle in living room with

other receptacles spaced per code. Block and

prewire for ceiling fan/light in living room, all

LOCKSETS

Front, rear, and garage access to have single

cylinder deadbolts. Finish chosen by buyer

during selections process.

PORCHES

8” square treated wood columns on front and

rear porches, with treated wood handrails 5/4

x 6” wood decking. Steps to the front porch are

treated wood with treated risers and painted

skirt boards.

WALLS

2” x 6” exterior and 2” x 4” interior wall

construction.

FIREPLACE

36” Gas fireplace with gas logs, tile surround, and

hearth with mantel are included. Fireplace will be

vent free.

FLOORING

Each plan will have standard ¾” underlayment

or OSB subflooring. Engineered hardwood

flooring in foyer, kitchen, dining, family and

powder room. Ceramic tile in master bath,

secondary bath, and laundry. Carpet with 6-lb.

pad in all bedrooms, bedroom closets, hall and

stairs.

INTERIOR PAINT

Sherwin Williams or equal; walls and ceilings

are painted flat latex, 2 color choices for walls,

interior trim is painted semi-gloss white latex.

Semi-gloss interior doors (option: may be

different color than base trim). Painted 1 hr. fire-

rated ceiling in the garage.

HEATING & COOLING

Trane {model & specs determined per plan} unit

with gas furnace. Homes will enjoy a 2-zone

control system with digital thermostat on the

1st and 2nd floor. Natural gas piping for the gas

furnace and fireplace

PLUMBING

Elongated toilets, 50 gallon Rheem electric

water heater, 2 exterior outside hose bibs,

under mount kitchen sink (Lenova 50/50)

with chrome Delta pull-out faucet. Cultured

marble tops with dual sinks in master bathroom,

cultured marble top in secondary bathroom, and

pedestal sink in powder room. Master shower

base and surround will be 12” tile. Tub/shower

in secondary bath will be white Carolinian unit

outlets on front & rear of house. One double flood

light on three way switch located on rear of home.

3 lights included as standard in garage. Smoke and

carbon monoxide detectors per code. All cables,

including phone, are terminated on exterior of

home; builder determines all electrical and meter

locations.

TRIM, INTERIOR DOORS, CLOSETS

Single piece cove crown molding in main living

area on 1st floor. 1x4 wood MDF casing used for

side of doors and windows. 1x5 wood MDF used for

header. 8” base moulding on 1st floor and 6” base

moulding on 2nd floor with painted shoe molding

on ceramic tile and prefinished hardwood flooring.

Stair newel post and pickets are determined by plan

and will be squared edged or turned. Interior doors

are 5-panel, 8’ doors on 1st floor and 6’-8” on 2nd

floor with hardware finish & door paint color to be

chosen by buyer. A built-in shelving/TV unit in the

family room (per plan). Master closet, master linen

and pantry will have job built wood shelving (MDF,

painted the same color as the trim); other closets,

linen, coat, and secondary bedrooms will have

coated wire shelving.

CABINETS

42” Mid Continent Cabinetry [a Norcraft Brand]

with full extension dovetail drawers, crown

moulding, light rail trim, and cabinet hardware.

Granite tops in kitchen with ceramic tile back

splash.

CEILING HEIGHTS

10 ft. ceilings on 1st floor, 9 ft. 2nd floor except

in clipped areas.

All finishes referred to herein are subject to

reserves the right to substitute any of the above
