summer 2013 updaTe2012 saw a steady increase of Real Estate sales volumes which reflected a number of positive factors including increasing employment, low interest rates, a shortage of investment options as well as a Marlborough economy that is showing glimmers of light after a turbulent few years. During the same three months of September, October and November sales have risen from 141 residential sales in 2010, to 173 residential sales in 2011 and finally 274 sales in 2012. With Blenheim residential sales volumes up by around 94% since the same period in 2010 one would have to assume that while housing prices in Marlborough are stable there is a strong likelihood that during 2013 prices will rise as buyer demand grows and the availability of houses for sale diminishes. The lack of new homes being built over the past few years will compound the housing shortage as some buyers seek to upgrade to a more modern home and find there are few available and a shortage of titled residential sections to build upon.This year should see a minimum rise of 5% in house values across Marlborough. As interest rates are not expected to rise, the prevailing low interest rates will create a further incentive for first home buyers and investors to drive the residential market sale volumes. Building costs are sure to escalate over the next five years as the Christchurch rebuild gathers momentum creating strong demands for both materials and trades people. Fuller employment is a key ingredient for our local economy to maintain a lifestyle Marlburians have come to expect and the on-going reconstruction in Christchurch will have a positive economic spill over for us during the next decade. Clifford Bay appears to be almost a done deal with perhaps nature being the only real barrier left to be surmounted. Should Clifford Bay proceed the long term economic and social implications for the Picton Real Estate market and the wider Marlborough region are significant. The proposed completion date of 2020 will be upon us sooner than we would like. On a positive note by 2020 the Christchurch $30 billion dollar rebuild will be in full swing enabling those who have financially benefitted the opportunity to seek a holiday home in Marlborough where hopefully the days of being able to go out and catch a cod will have returned.2012 was a great year for our team with some significant milestones being reached including our Marlborough Hospice donations passing the $50 000 mark.
