About usMetropolitan Thames Valley provides housing at different levels of affordability for people living in London, the South East, East Midlands and East of England.
We also offer a range of care and support services. Our specialist areas include older people, mental health and transitional services which provide intensive support to marginalised or vulnerable people.
We deliver training programmes, events and activities for our residents, designed to boost employment opportunities and foster stronger communities.
A member of the National Housing Federation and the g15 we are building more homes to address the national shortage of affordable housing.
In October 2018 likeminded housing associations Metropolitan and Thames Valley Housing formally completed a partnership to form Metropolitan Thames Valley.
We came together because we want to improve the services we provide and do more in our communities. We’ll do this by listening to our customers and working alongside them.
Through the nature of our work, we believe we can develop ways of doing things differently that help tackle big social issues about where and how people live.
We believe everyone should have access to a home and the opportunity to live well.
2
Our historyPassengers stepping off the Empire Windrush in 1948 at Tilbury Docks would have encountered a very different country to the one we live in today. Bombing during the Second World War had inflicted widespread damage to urban areas, construction materials were in short supply and rationing continued.
Invited to Britain to fill post-war labour shortages, many of these Caribbean migrants had to live in squalid conditions without basic amenities. Like others on low incomes, they also faced insecure tenancies and homelessness.
It was against this backdrop that our legacy organisations, The Metropolitan Coloured People’s Housing Association and Thames Valley Housing,
were founded, with a mission to provide safer and more affordable homes in our inner cities.
As time went by, the organisations grew in size and diversity. In the 1980s, with home ownership central to Government housing policy, both housing associations introduced shared ownership schemes, making it easier for people to get a foot on the housing ladder. Metropolitan went on to provide care and support services, while Thames Valley Housing began to provide keyworker accommodation for NHS Trusts and student accommodation.
The new century saw Metropolitan take over the management and regeneration of the Clapham Park and Ashmole estates in
Lambeth, while Thames Valley Housing opened its largest private finance initiative scheme in Woking. In 2012, Thames Valley Housing launched its market rent business, Fizzy Living.
In 2017, Thames Valley Housing developed So Resi, a consumer focused Shared Ownership offering, aimed at simplifying the concept and providing a clear route to home ownership for struggling first-time buyers.
The two organisations joined in October 2018 and, in total, own, manage or administer around 57,000 homes. Together, we want to improve the services we provide to customers, do more in our communities and build a better future for generations to come. 3

Clapham Park CLAPHAM Working with London Borough of Lambeth to comprehensively regenerate a large south London estate. In 2006, Lambeth and Metropolitan entered into a stock transfer agreement to facilitate the regeneration of this 33 hectare site.
In total MTVH will be delivering 4,077 new and refurbished homes across Clapham Park. Outline planning consent was granted in 2008, under which a mixture of block refurbishments and new builds were delivered, totalling 1,545 units (now known as Section 1).
The 2017 Masterplan (Section 2) overhauled 2,532 homes, the latter phases of the 2008 scheme, with the aim of delivering a greater number of higher quality homes, whilst retaining the open and commercial space, and providing a new community hub. The planning application was the largest full detailed application ever submitted. Pre-commencement work is in progress, and a 15-year delivery plan is anticipated.

Frimley Children’s Hospital PRIVATE SALE & KEY WORKER HOUSING
Working in partnership with Frimley Health NHS Foundation Trust, we’ve delivered 86 Key Worker homes alongside 34 Private Sale properties, located just 5 minutes’ walk from Frimley Station.
We converted a locally listed Edwardian building that was previously a derelict children’s hospital. These homes provide genuinely affordable accommodation for staff at the Trust, helping improve both recruitment and retention.
14
The newly built residences provide a strong modern contrast to the original listed Edwardian building at the heart of the development.
The internal specifications are good quality, with contemporary fixtures and fittings throughout. The new homes are energy-efficient and easy to maintain and provide garaging and parking, as well as bi-fold doors that lead to a private garden.

A further planning application was submitted for a larger scheme of 643 units – an additional 32% / 155 units, and granted in December 2018.
The new development will provide a well thought-out, comprehensive mixed-use development with a remarkable standard of design, offering residents a great place to live.
Providing truly affordable rented homes is a priority for MTVH, so we have taken the decision to deliver 100% of the social rent and affordable rent homes in the first blocks to come forward for development.

Brunel Street Works is being constructed on land that
was originally purchased by the London Development
Agency to allow regeneration of an under utilised site.
This land was passed to the GLA who, under the
previous Mayor of London, Boris Johnson, selected
Opal through the London Development Panel to
deliver a residential-led scheme on the site.
The £400m project, which has a four year
construction programme, will see the homes
built across five distinct blocks, ranging
from nine to 26 storeys in height.
The project is comprised of 30 per cent privately-
rented homes managed by Fizzy Living, 35 per cent
affordable housing (consisting of 172 Social Rent
homes and 171 Shared Ownership and Intermediate
Rent homes) managed by L&Q, and 35 per cent Open
Market Sale homes to be sold by Linden Homes.
The site will also comprise commercial space
including a 110-bedroom Premier Inn hotel,
generating job opportunities for local people
and breathing new life into this area. 27
Together with Galliford Try we’re delivering homes for Private Sale. Market Rent and Affordable Rent properties will also form part of this land mark East London site.

“The buying process was very easy. The sales team at Metroplitan Thames Valley were very supportive and kept us in close touch all the time. I’m so glad we bought our home. We’re relieved to be unburdened of the ties of renting and for the first time we’ve got peace of mind - best of all, it’s our own home.” Paul McDonald Home Owner, Woodbridge, Frimley

“We are so proud to have a home with our personality in everything and that we can’t wait to get back to after a long day at work - in an area that we love. West London is where we want to be; we really enjoy being so close to the river, and there are so many parks, bars and restaurants close by to enjoy at the weekend.”

“Without Shared Ownership I’d have never been able to do it, it was such a good feeling to take the keys. I’ve now got a decent size garden, parking for two cars so that I can have visitors and it’s been great to be back in a place where I have a lot of connections, catching up with friends and family.” Annette Shared Ownership
Marc is a nurse at Frimley Park Hospital. He moved to the UK from the Philippines last year to work for the NHS.
“There are so many pros about living here. The main one is the proximity to the hospital, but we also have good transport links and our payment options are flexible too - there was no hefty deposit beforehand. I live in a shared flat with three friends who are also nurses at the hospital. The size of the rooms are all the same, which means that there are no fights about who gets the big room!”
