WELCOME!

1

To the first edition of the all new Massanutten Owners digital newsletter, My Massanutten.

As I write this letter during what has been an exceptionally trying year for so many of our owners, employees, and guests, I am reminded of our core four values that have guided our Resort through this difficult period.

We remain anchored to our core values to take care of ourselves, our owners, each other, and our property. This has led to many memorable experiences for our owners, guests, and community, which I think you will see displayed throughout this edition.

In this issue you will find some helpful hints to make your next vacation a great one, some ideas on lesser known benefits of your ownership, and insights on some exciting new happenings at your Resort.

In preparing this issue of the Massanutten Newsletter, I have been consistently reminded that what connects our Resort to our core values is the privilege to serve our owners, guests, and their families. Your memories and enjoyment of the Resort are what drive us to provide remarkable experiences in a safe and enjoyable environment.

Our hearts and thoughts are with each and every one of you as we collectively push through this trying year and onto brighter times in the year to come.

Thank you for being a part of our family and we can’t wait to see you on your next visit.

Sincerely,

Matthias Smith General Manager/Vice PresidentMassanutten Resort

OWNERS LOUNGETo enhance your owner experience, we are currently making plans to update and upgrade your Owner’s Lounge at the Ski Lodge. The renovations will take place in the Spring of 2021 and will be ready for winter 2021-22 in time for the Ski Resort’s 50th birthday.

We are also looking at evaluating a similar owner benefit at the WaterPark. Look for more information on both projects in your next My Massanutten newsletter. This is one more reason it is great to be a Massanutten Owner in 2021.

Did you know you can start paying future maintenance fees now? You don’t have to wait to receive your invoice – you can make smaller payments throughout the year to reduce the amount due when your account is billed. Paying your fees in advance allows you to confirm your reservation sooner and can increase your trading power with RCI. Remember:  the sooner you confirm

a reservation, the greater availability there is to offer.  Currently, our system does not offer automatic payment for maintenance fees, but many owners utilize bill-pay options through their financial institutions. Automated ACH payments will be available after we transition to our new property management system – stay tuned!

9 NEWS YOU CAN USE CONT.

Please be aware that Massanutten is consistently made aware of companies that defraud owners like you out of thousands of dollars with the promise of selling or renting their timeshare. These companies typically promise they can sell/rent your timeshare, allege they have a ready buyer/renter and usually charge large upfront fees. There are also relief companies which typically claim that you can be released from your contract and/or relieved of your annual maintenance/assessment fees. Some of these companies even allege they have a relationship with Massanutten.

Don’t be tricked by professional-looking ads, documents, websites, or certain business ratings. These resale and relief companies usually shut down after a few years when they start to feel the pressure of government agencies or mounting lawsuits and simply start a new company. Be suspicious of companies that claim to be consumer advocates. Contact the State Attorney General and local consumer protection agencies in the state where the reseller is located to determine if there are any existing complaints.

A FIRST LOOK AT WINTER

While this winter season will look different from last year, one thing will always remain true—our mission: to provide remarkable experiences in a safe and enjoyable environment for our owners, guests, community, and employees.

Our teams have been hard at work developing activities and programs that create remarkable experiences. Summer proved to be special, both for us and for the guests that visited with us. Even during the pandemic, we received heart-warming feedback like this: “Everything about this place is magical.” – Y.S, Aug. 2020.

Our hope is that you are as excited to get out and play as we are and that the information in the Winter Preview Guide will give you a better sense of what this upcoming season will look like. To see more, please visit www.massresort.com/winter.

R E S O R T

UPDATES

Our three new slides are ready for the 2021 season! MASS Mayhem, Valley Vortex, and Peak Plunge all provide unique riding adventures. Experience the zero gravity sensation as you plummet over 47’ down the half pipe and get vertical on MASS Mayhem. Valley Vortex’s tight corners and high banking turns have you experiencing extreme G’s. Be sure to keep your eyes open, as sections of colorful lights will delight and amaze. Peak Plunge provides sensational twists, turns, and drops creating an exciting ride for all.

Also included in the outdoor expansion is the enhanced kiddie area/splash pad. From a concrete splash pad with geometric shapes spraying water in all directions to a kiddie area with a rubber flooring, three slides specifically for the little ones, and a few ground water features round out this new outdoor kiddie area.

A new bar/restaurant concept was added, too! Imagine Base Camp on a smaller scale. Yes, the WaterPark has it own umbrella bar and it is the hub of all the excitement.  The menu is sure to have something for everyone; so sit back, kick your feet up, and relax while watching all the action.

THE OUTDOOR EXPANSION IS COMPLETE

OUR NEWEST ESCAPE ROOM IS NOW OPEN The Mayday Escape Room has taken the place of the Lucky Duck Speakeasy Escape Room at Woodstone Recreation.

In the Mayday Escape Room, you and the other passengers are thrilled to embark on a submarine adventure to exotic locales around the world. During your private tour of the bridge, the jovial captain calls on the video monitor to welcome you. His joy quickly turns to frustration as one of the systems malfunctions.

Now it’s up to you and your fellow passengers to close all the water-tight doors on the submarine. If you fail, the vessel will take on freezing cold water and sink to the bottom of the ocean. The clock is ticking. Work together and seal the doors before your vessel is claimed by the ocean.

All Massanutten escape rooms are cleaned before and after each session to make sure we are meeting the highest levels of cleanliness to protect our staff and guests.

RESORT UPDATES CONT.

Two factors influence autumn leaf color-leaf pigments: length of night and weather. The timing of color change and leaf fall are primarily regulated by the calendar, that is, the increasing length of night. As days grow shorter, and nights grow longer and cooler, biochemical processes in the leaf begin to paint the landscape with Nature's autumn palette. There are three pigments in leaves:

• CHLOROPHYLL, which gives leaves their basic green color. It is necessary for photosynthesis, the chemical reaction that enables plants to use sunlight to manufacture sugars for their food. Trees in the temperate zones store these sugars for their winter dormant period.

• CAROTENOIDS, which produce yellow, orange, and brown colors in such things as corn, carrots, and daffodils, as well as rutabagas, buttercups, and bananas.

• ANTHOCYANINS, which give color to such familiar things as cranberries, red apples, concord grapes, blueberries, cherries, strawberries, and plums. They are water-soluble and appear in the watery liquid of leaf cells.

During the growing season, chlorophyll is continually being produced and broken down and leaves appear green. As night length increases in the autumn, chlorophyll production slows

down and then stops and eventually all the chlorophyll is destroyed. The carotenoids and anthocyanins that are present in the leaf are then unmasked and show their colors.

Certain colors are characteristic of particular species. Oaks turn red, brown, or russet; hickories, golden bronze; aspen and yellow-poplar, golden yellow; dogwood, purplish red; beech, light tan; and sourwood and black tupelo, crimson. Maples differ species by species-red maple turns brilliant scarlet; sugar maple, orange-red; and black maple, glowing yellow.

Why Leaves Change Color To see the fall color progression in real time, check out the Massanutten webcam! Or call Virginia’s Fall Foliage Report at 1.800.424.LOVE.A succession of warm, sunny days and cool, crisp but not freezing

nights seems to bring about the most spectacular color displays.

2. Hike to a mountain summit and enjoy amazing views. Consider tackling a portion of the Appalachian Trail.

3. Go chasing waterfalls. There’s Dark Hollow Falls, Rose River Falls and many more.

4. Up for adventure? Rock climbing and rappelling are perfect Shenandoah activities.

You can see some pretty majestic sunrises up here from multiple vantage points. Especially this time of year (October), the way the sun comes up over the Blue Ridge Mountains - you will see brilliant colors. Good spots to catch a good sunrise are easily accessible at the Woodstone building or Regal Vistas. - Matt

Like a gem, Massanutten Resort is multifaceted, providing a wide array of experiences to all those who visit. We have employees in departments ranging from the smiling faces you see at the Front Desk to those behind the scenes in our Domestic Services and Maintenance crews. Like bees in a hive, everyone works together purposefully to set the foundation for an exceptional experience for our guests. Hear it from them! Meet some of our Front Desk, Domestic Services, and Maintenance crew members.

How would you describe Massanutten in one word?Home. I mean this both literally and figuratively. As a company, we go to great lengths to make employees feel at “home". We have a great onboarding process for new employees to really acclimate them to our resort culture and values. Personally, having worked up here some time, I have always been keen to the nature and wildlife here at the resort. So about seven years ago my wife and I decided to move here. Often I can be at my kitchen window doing dishes and see a pack of deer grazing the mountain behind my home. Also, it makes for a great work commute! - Matt

What is one stand out guest memory you’ve had since working at Massanutten?Five years ago I went to take care of a complaint and the guest was so surprised because I remembered her from a previous year when I took care of her unit issues. Now, every year I wait before she comes and she calls me because she wants to see me. That’s Thanksgiving week. It’s something so special to me that every year I wait on her call. - Lourdes

There is a guest who used to sing to me every time he and his wife visited the resort. They would ask for me. - Glorietta

I can recall great memories of sitting with Mr. West in the main lobby having great conversations as he came in daily for his coffee and to read the paper. - Starr

A guest’s words of gratitude for the quality of my work. The guest gave me twelve dollars of two dollar bills from her own piggy bank, which I’ve kept from three years ago. - Sonia

What do you enjoy about your position at Massanutten?I like being able to assist coworkers and guests. I enjoy doing my best and seeing them smile when they are pleased. - Glorietta

To have the opportunity to work with employees from different departments within the company. - Esteban

Eagle Trace Estates at Massanutten, a Time-Share | State Route 644, Massanutten, VA 22840 Eagle Trace® Owners Association

ASSUMPTIONS

Eagle Trace’s 2021 annual assessment billed each annual owner will be $630 which is a 2.44% increase from the 2020 annual assessment of $615. The $630 annual assessment for 2021 is comprised of a $543.65 assessment for time-share expenses, net of other income, and an $86.35 assessment for replacement reserve.

$543.65 assessment for time-share expenses, net of other income are calculated by dividing the 2021 budgeted time-share expenses, net of other income earned by the Association, by the total number of estimated equivalent annual week owners in the project. The time-share expenses, net of other income earned by the Association, are projected to increase 2.26% in 2021. Included in the assessment for time-share expenses is bad debt reserve expense assumed to be 10.4% of 2021 billed assessments.

$86.35 assessment for replacement reserve represents a 3.59% increase from 2020’s assessment for replacement reserves. This will result in the Association making a contribution to the replacement reserve fund in 2021 of at least $1,020,000.

There are no other reserves being funded by the Association.

Neither the developer, nor any of its affiliates, is providing any services to the Association that are not being billed to the Association or reflected in its 2021 budget.

The 2021 ETOA budget was prepared by the Association’s Treasurer.

In past years, the Owners Association offered an in-person first booking on specific dates for owners who wished to prepay maintenance fees two years in advance for selection of Christmas and New Year’s weeks. To ensure the safety of all owners and staff during the Covid-19 pandemic, the in-person first booking will not be offered in 2020.

To allow for a heightened focus on cleaning procedures, we cannot guarantee the availability of a particular unit on a given week. We are making our greatest effort to clean and prepare units in the most efficient way possible. Moving forward, units will be assigned at check-in by a Front Desk clerk based on units ready for occupancy.

We are able to grant disability requests, such as low step count or ADA accessible units, where availability allows; however,

we are unable to allow a particular unit number selection at the point of confirmation.

All reservations will need to be confirmed using one of the below methods: Online @ owners.massresort.comOR by email: [email protected] by phone: 540.289.4904 option 2.

Booking will begin at 9 am (EST) on the first book dates listed to the right. If you plan to confirm on the first book date, we recommend pre-paying your maintenance fee for 2022 at least one day prior to the first book date.

Please note: Call volumes and wait times may be high; we recommend confirming via the owners portal for the quickest confirmation starting at 9 am. Email requests will be confirmed in the order in which they are received.

G E T T H E M O S T O U T O F YOUR OWNERSHIPEagle Trace® ownership is all floating week/floating unit ownership. Floating means that you do not own any particular week or unit. According to your Public Offering Statement, you have purchased the right to request an Eagle Trace unit for one week based upon space availability. With a floating timeshare – timing is everything!

1. Pay your Massanutten Resort® assessment fee up to and including the year you are attempting to reserve.2. As soon as your fee is posted, request your week assignment (even if you only plan to spacebank it).3. Reservations for floating timeshares are done on a first-come, first-served, space available basis. The earlier you request your week assignment, the more luck you will have getting the week you prefer.4. To find any availability at all, we recommend that owners call us no later than February; to find availability in any popular week, we advise owners to call before bills go out in November.

5. Request your week assignment online at owners.massresort.com as soon as possible. Watch for written confirmation.6. If you wish to spacebank your week with RCI, you must contact RCI 30 days prior to the start date of your week.7. Spacebanking with RCI means you have a “bank account” with RCI into which you can bank your week and exchange it for a different time or place that someone else has banked in their account.8. Your trading power with RCI will depend upon how early you spacebank your week. A spacebank deposit banked less than 90 days before the start date of the week will be considered a late banking. Deposits banked over 9 months in advance will carry the maximum trading power.9. Remember, never contact RCI to spacebank before you have contacted us and received your assignment. In the event that you neglect to call for a reservation until after April of the year in question, you may discover that all of the Eagle Trace weeks for that year are booked.

This happens because in January and February each year, many weeks do not book up. Fortunately, RCI has a system of banking that allows us to bank many of those January and February weeks.

They are now credits in our RCI account and we can transfer them to owners who called too late to find a future week available.

You may also contact us by phone, fax, or email. Please see contact info below. (Please note: Our telephone volume is very high during the months of December through March. Email is preferable.)
