Its been an interesting 12 months for the property market. Last year, the industry experienced growth in the entry-level market (property under $500,000) due to active fi rst-home buyers, while the prestige market stalled, namely due to the Global Financial Crisis (GFC). But is that all behind us? Julie Gatehouse investigates in this weeks cover story (see page 6). She interviews a number of local agents to see exactly what is going on in the local property market at the moment. Is the market moving in 2010? Is the worst behind us or ahead of us? Where is the inquiry coming from and what are prices doing? Th e answers are all there, however Market Tracker on page 22 can also give you a good indication of recent sales volume and prices. Whether its discussed at the dinner table, the corner shop or the offi ce, among tradies on the worksite or parents picking up the kids from school, the property market is always a hot topic.
As summer eases into autumn and families get a breather between Christmas and Easter holidays, the real estate industry continues to juggle buyers and sellers, owners and renters. So what exactly is happening in the Sunshine Coast market at the moment?
According to Brett Graham, the new chairman of the Coast branch of the Real Estate Institute of Queensland, People will look back on 2010 and see what a good time it was to buy property here.
Hes hinting at all those residents who regret not purchasing land or shacks along the Coasts beaches, rivers or hinterland decades ago, at prices which now seem cheap in hindsight.
Latest RP Data fi gures show the median sale price for houses on the Sunshine Coast is $467,000 a fall of 1.9 per cent in the year to December 2009, but an annual rise of 3.9 per cent over the past fi ve years. For units, the median sale price of $356,300 was a 0.4 per cent drop from December 2008 to 2009 but a two per cent annual rise over fi ve years.

Of course, the median sale price is a representative fi gure the middle sale taken from all sales in a locality in a certain time frame and property prices on the Coast now range from a couple of hundred thousand for a small unit to multi-million-dollar mansions.
Aft er 24 years in real estate, Bretts confi dence in the current market relates to the Coasts unique natural assets, desirable lifestyle and ongoing population growth from 313,000 in 2008 to the anticipated half a million by 2031. Hes also taking into account government plans to boost housing here by 98,000 dwellings in the next 20 years. As for expected interest rate rises following the Reserve Banks decision to lift the cash rate from 3.75 to 4 per cent on March 2, Brett echoes many other fi nancial experts. He says the cost of loans is still historically low, while people are more prepared and banks more cautious about credit.
At the moment theres growing stability among sellers and buyers, and a choice of homes for sale, he says. For those who buy real estate now to hold it, youll be looking back on 2010 and realising the value.

Id attribute it to pent-up demand in the $600,000 to $1 million-plus price range, he says. Th ese buyers were the most exposed to the global fi nancial crisis and put their fi nancial plans on hold, waiting for the stock market to return. Now the wealthy southerners are selling their homes for better prices and migrating up here. About half of our buyers are locals and were also getting quite a few from north Queensland.

are more optimistic than they were a year ago because they believe that the worst is behind us. Hes seeing more prudency in peoples decision-making. Th eyre purchasing for the medium to long term and factoring in interest rate rises over the next 12 months, he says.
A former high school teacher and a local since 1980, Damien has watched suburbs like Maroochydore transform from fi shing villages with no traffi c lights to thriving destinations. His agency has noticed a shift since December towards more top-end sales,

address fi ve years ago and almost a fi ft h were born overseas. Th e median age of people on the Coast is 41 and 73 per cent of households are families.
Peter, a former solicitor involved in property development, moved to the Coast 15 months ago aft er more than 10 years in Brisbane real estate. Hes noticed some people are doing things in the wrong order trying to upgrade to a nicer home without fi rst selling their own residence, leaving them at a fi nancial disadvantage.
Th ere are two things making property sell at the moment price and presentation, Peter says. Sellers who want results make sure their homes are beautifully presented. An example is a Spanish-style house in Cunningham Crescent, Nambour, in a quiet area close to transport, which got the asking price of $369,900 in less than a week.
Many buyers still want their own piece of dirt, literally. Peter says theres strong demand for hinterland blocks, in areas such as Burnside, but an undersupply created by factors such as government costs and ludicrously long time frames in getting raw land to development stage. He says one of the Coast markets key issues will be reconciling the need for mixed-density housing with planning rules and costs.
I think master-planned communities (fl agged at Caloundra South, Palmview and Maroochydore, among others) will be sensational for families in the future, with all the facilities and environmental advantages.
Damien says the market cant wait for retail and residential redevelopment at Maroochydore, designated the Coasts principal activity centre. Across the Coast theres a shortage of land releases and not enough houses being built for the people
moving here, he says. All sorts of investors are coming back
to the unit market. For example, last week in Maroochydore we sold a unit in the $300,000s and another for $1 million.
Jason Jaeger, sales and project manager for Henzells Agency, has noticed people selling their homes to buy land in modern estates such as Boronia Grove at Pelican Waters. Families still aspire to build their dream home.
Jason, in his 14th year of real estate, says sales and inquiry rates in February have been amazing as consistency returns to the market. I believe people have come back to bricks and mortar because theyre realistic, he says. Th ere may be ups and downs but property is generally a safe investment. Th is confi dence is refl ected in sales we did $15 million in sales in the past month in the Caloundra area.
He says theres no pattern, with sales of old and new stock, houses and apartments, in low- and top-end price ranges. Mums and dads are looking to upgrade, some want to sell their investment property, others are buying investment property.

Its an echo of whats happening across the country. Th e HIAs survey of Australias large-volume residential builders, released on March 1, found new home sales rebounded by 9.5 per cent in January. HIA chief economist Dr Harley Dale says it is an encouraging early sign.
If we get a sustained improvement in new home sales over the fi rst half of 2010, that would suggest a second-round new housing recovery is achievable, driven by private demand from upgrade buyers and investors, he says.

and was stunned at how prices had surged in a few months in the south. Th eres real heat in the Sydney and Melbourne markets and were such a desirable location for the cashed-up baby boomers down there.
Th e changing dynamic fi ts with the Housing Industry Association (HIA)/Commonwealth Bank aff ordability index, which found a record drop in aff ordability in the December quarter 2009 following the removal of the governments First Home Owners Boost and interest rate increases.
Damien says waterfront homes are popular, most recently at Kawana and Caloundra, as are any homes with views. Our two offi ces recorded $28 million in residential sales in February with prices ranging from a $440,000 home to an $8 million land parcel.
Investors are now joining the tree-changers signing up for hinterland properties away from the coastal bustle, says Peter Wrigley, principal of Carolans First National Nambour. He says homes under $400,000 are selling quickly, in areas such as Nambour, Kureelpa and Dulong.
Its a cycle based on age and circumstances, he says. Families with young kids move here for more space, while older clients are downsizing to simple, low-maintenance houses.

Brett, a Ray White franchise owner, says his agencys fi gures for the past 10 months show eight out of every 10 sales have been to owner-occupiers mostly local people changing circumstances.

With the Queensland Government and Sunshine Coast Regional Council now negotiating the specifi cs of residential growth on the Coast over the next two decades, the REIQ says keeping up with facilities and services will be challenging for the local industry and all levels of government.

must match the growth areas, says Brett. Half of the top 10 best-performing suburbs in the 10 years to 2009 were from inland areas such as Beerwah and Palmwoods.

strong, without any recent big jumps in yields, says Brett. REIQ fi gures show two per cent rental vacancy rates historically across the state.
RP Data fi gures show the median asking rent for houses on the Coast is $390 and the indicative gross rental yield is 4.3 per cent. For units, the median rent is $330 and yield 4.8 per cent. Almost 30 per cent of dwellings are rented and 76 per cent of all dwellings are separate houses.
Th e agents agree that all this bodes well for Easter activity on the Coast, with holidaymakers from Brisbane to Victoria feeling more confi dent about looking for an investment property in our region, with a view to their own sea change.

First National auction Knobel & Davis auction successFirst National had its second in-room multi-auction event last Friday at the Maroochy RSL. More than 220 people crammed into the RSLs function room to watch all the action as Jason Andrew auctioned off 15 properties across the Coast. Th ere was competitive bidding for 12 properties on the day, with four selling under the hammer and negotiations continuing on the remaining eight properties. First National Maroochydores principal, Rod McLean, says the day was another success. We had 220 people attend with 29 registered bidders including phone bids from Australians in England and Indonesia, and another chap in Perth. So weve got Australians living abroad who obviously still have a keen understanding of the Sunshine Coast property market and who are bidding confi dently on the phone.
Th e team from Knobel & Davis Real Estate held their No Reserve auction on Saturday 27 February. Five new units at Coolum Beach went to auction in front of a crowd of 170 people. All units were sold aft er spirited bidding from a large number of registered bidders all looking to purchase one of the two-bedroom and three-bedroom units on off er. Auctioneer, Dane Atherton, was very busy scanning the crowd as bids were coming thick and fast. Th e fall of the hammer yielded prices ranging from $359,000 to $490,000 on the day. Coolum locals certainly realised the outstanding value the units represented as well, purchasing four of the two-bedroom fl oor plans, with the three-bedroom penthouse going to a Gold Coast bidder. Keith Wilkins, Principal of Knobel & Davis (North) said the auction was a huge success for the entire Knobel & Davis team. We achieved a one-hundred per cent success rate as all units were sold on the fall of the hammer, and prices attained were around the current market value. Th e result yielded above our expectations.

Th e 150 ladies in the fi eld enjoyed blue skies for most of the day on Sunday aft er a day of wind and rain on Saturday. Th e juniors in the fi eld led all the way, and it was 17-year-old Jessica Park of Brisbane Golf Club who prevailed in an epic battle with another junior Alison Lee of Indooroopilly. Th e participants were appreciative of the support given to this tournament, particularly by Next Property Group, with eight prizes awarded in four divisions. Next Property Group also sponsored a special nearest the pin prize on the signature 18th hole (par three) at Headland, providing an entertaining spectacle all day for those watching from the nearby verandah.
