lock box is shut securely. Note: If you enter the wrong code 3 times, there is a 5 minutes delay before you can start the process again. This code will only open the secure lock box; it WILL NOT open the drop box, or the office front door. If you are travelling from ORLANDO INTERNATIONAL AIRPORT (MCO)
Leave the airport via the NORTH exit to WEST Hwy 528/BEACHLINE.
Head WEST on Hwy 528/BEACHLINE to the I-4 exit, approx. 7 miles
Take I-4 WEST to exit 64 (US192 West).
Head WEST on US-192 to Mile Marker 5.
Just after Mile Marker #5, take a LEFT at the set of lights onto FORMOSA GARDENS BLVD (there is a Red Lobster & Taco Bell on the corners).
Turn RIGHT into the FORMOSA GARDENS SHOPPING CENTER and the Palm Tree Vacation Homes Welcome Center will be on your LEFT between OUTBACK STEAKHOUSE & the MARKETPLACE GROCERY STORE.
If you are travelling from INTERSTATE 4
From I-4 take exit 64.
Head WEST on US-192 to Mile Marker 5.

If you are travelling from the NORTH
From I-75 take the FLORIDA TURNPIKE SOUTH.
Stay on the Florida Turnpike until you reach I-4 WEST. Continue WEST on the INTERSTATE 4.
From I-4 take exit 64.
Head WEST on US-192 to Mile Marker 5.
Just after Mile Marker #5, take a LEFT at the set of lights onto FORMOSA GARDENS BLVD (there is a Red Lobster & Taco Bell on the corners).

Take the FLORIDA TURNPIKE NORTH to EXIT 244 Kissimmee-St. Cloud (US 192 & US 441).
Follow signs to US-192 WEST.
Once on US-192, continue WEST, please note the mile marker signs on the side of the highway, they will begin at Mile Marker 15.
Just after Mile Marker #5, take a LEFT at the set of lights onto FORMOSA GARDENS BLVD (there is a Red Lobster & Taco Bell on the corners).
Turn RIGHT into the FORMOSA GARDENS SHOPPING CENTER and the Palm Tree Vacation Homes Welcome Center will be on your LEFT between OUTBACK STEAKHOUSE & the MARKETPLACE GROCERY STORE.
If you are travelling from the SANFORD AIRPORT
Head WEST on Airline Ave towards Red Cleveland Blvd
Turn RIGHT E Airport Blvd
Turn LEFT into the entry ramp to Orlando and Merge onto SR-417 South (SR-417 is a Toll road)
Follow the SR-417/CENTRAL FLORIDA GREENWAY to exit #2 (TWO). Turn RIGHT onto Celebration Ave.
At the 2nd
set of traffic lights take a LEFT onto US-192.

Q. What happens when I arrive in Florida? A. The Palm Tree Vacation Homes Welcome Center is located conveniently on US192, about a 30 minute
drive from Orlando International Airport and just minutes from the Walt Disney World Resort and your vacation home. Once at the Welcome Center we will give you your keys and directions and help with any last minute questions you might have. Should you arrive after hours then you will use the afterhours lock box to pick up your arrival pack.
Q. What time is check-in & check-out? A. Check-in is after 4pm and check-out is by 10am. Due to our high standards for cleanliness, not all units
will be ready for early check-in prior to 4pm. We ask for your patience and suggest that you have alternate plans available.
Q. What if something goes wrong during my stay? A. We pride ourselves on the quality of the homes, and are confident that you will be extremely happy with
your home. However, from time to time things beyond our control do surface, but we are more than happy to resolve the issue within 24 hours, but in some incidents professional attention is required and we will get this solved as quickly as possible.
Q. What is provided in the home and what do I need to supply myself? A. The better question would be -- what ISN'T provided! The reason many of these items aren't provided,
basically to keep the cost per night, low to you the guest!!!
Each home comes complete with a fully equipped kitchen including a refrigerator, freezer, oven, range, microwave, dishwasher, cookware, toaster, coffee maker, dishes, silverware, glasses, and utensils. There is also a full size washer and dryer right in the home. All homes also come with an iron, ironing board, hairdryer, and even linens and towels!
While we try and provide each guest with everything they will need, there are some items that are not provided in the homes. While bath and hand towels are provided, you may want to bring your own beach towels and wash cloths as these are NOT provided in the homes. Starters of toilet paper and soap are provided, but you may need to supply more of these as your vacation progresses. In addition, any basic toiletry items such as shampoo, conditioner, body wash, toothpaste, etc. are NOT provided and must also be provided by the guest, as well as grocery supplies. However, we do offer a Grocery Starter Pack service, whereby you can enjoy much needed essentials (milk, bread & coffee, etc.) and other refreshments without having to go shopping as soon as you arrive. See more information below and simply complete form and return it to us 48 hours prior to your check in date, and we will have the groceries placed in your rental prior to your arrival.
