    TYPICAL CHARACTERISTICS

    EARLY 20TH CENTURY MONTAGE - LOCATION MAP

    his district mixes the aributes of the post-automobile era with

    truly reclinear street grid that connues the city grid in the

    North-South direcon, but in the East-West direcon only major

    oulevards connect to the city grid, passing over canals and

    hrough City Park. Streets are markedly wide, perming two-

    way trac and sidewalks. Lots are smaller in size creang more

    nmate relaonships between houses than in other districts of

    his era. Street walls are nearly uniform in both residenal and light

    ommercial areas with shallow to moderate setbacks.

    ontemporary tendencies to separate commercial and residenal

    ses hold true with larger scale commerce conducted primarily

    t the major boulevards. Residences are almost exclusively single

    amily, Californian styles such as Mission Revival and Crasman

    ungalows, or even local American Foursquare modied with

    xterior stucco and terra-coa roofs. Most are one to two stories

    all with pitched roofs, somemes with prominent front stairs to

    ccess a raised rst oor.

    GREENWAY DISTRICT - LOCATION MAP

    Designed to incorporate the amenies of the post-automobile

    ra with the Garden City ideals, this district sites the community

    round an internalized park whose radiang arms point outwards,

    lternang with the inwardly poinng radiang street grid. The

    treet grid is not connuous with the city street grid and has curved

    treets terminang in cul-de-sacs which require the streets to

    ccommodate two-way trac. Buildings are detached and setbacks

    re deep but uneven, so street walls are uneven. Sidewalks along

    treets are narrow and not separated from the street, but sidewalks

    within the parks are the primary experience environments being

    esigned for, which are wide and accessed directly by each house.

    esidenal structures are all detached single family, favoring low

    role modern ranches and French/Spanish Colonial styles of one

    o two oors. Street-facing facades and park-facing facades are

    qually important to the character of the house, with pedestrian

    ntrances for each. Garages and car ports along the street are

    rominent but ulitarian. Commercial buildings are low scale,

    eometric, and are only in the neighborhood center, screened by

    rees, but are accessible by car or foot.
