BniM has made sustainability a way of life by thoughtfully considering
the generations that follow. as major contributors to the development
of the U s green Building Council (UsBgC), members of BniM were
key in authoring the LeeD guidelines that have become the standard
rating system for sustainable projects today. BniM served on the
Board and on the technical advisory groups for LeeD version 1.0, 2.0,
2.1 and 2.2. in LeeD 1.0, the firm had two pilot projects: the Montana state
University ePiCenter and Canyon Forest Village. it was from the MsU
project that the Regional Materials points for LeeD were developed.
as leaders in the national sustainable design movement, we have
the expertise, tools and strategies needed to evaluate LeeD, energy
performance and building behavior. We have analyzed every LeeD
point at some time in our design and consulting work, always focusing
on cost and value for our clients. Our commitment to sustainability is
embedded in every aspect of our work, every layer of design. it is an
integral part of the way we collaborate and design every project, and
it is a philosophy shared with our clients and consultants.
BniM is currently involved in the design of several projects that
share a common goal to exceed LeeD Platinum and meet the Living
Building standards developed by the Cascadia Chapter of the UsgBC
and the international Living Building institute. all of these projects
are designed to meet net zero energy use. the original concept of
the Living Building grew out of a research project that BniM led in
collaboration with Montana state University and nist in the late 1990s
and was further defined and analyzed in 2001 through a subsequent
BniM project for the David and Lucile Packard Foundation in Los altos,
California. these buildings, developments and campuses aim to move
beyond the current concepts of sustainable design to become catalysts
for restorative design, where buildings act as natural systems within the

BniM has experience dealing with all of
the common definitions (site, source, cost
and emissions) of net Zero energy. Our
investigations and efforts for net Zero
energy Buildings (nZeB) are directly
connected to our firm’s leadership
in creating the definition for a Living
Building, now defined by the international
Living Building institute’s Living Building
Challenge. the Omega Center for
sustainable Living (Omega CsL), a BniM net
Zero energy Building and certified Living
Building, has been operating for over a year.
We have been steadily building the knowledge
to make nZeBs a more frequent occurrence
since 1997. Our pathway started with the
design for the Montana state University
epicenter, which had the goal of being the
world’s first off-the-grid lab, incorporating
what was, at the time, beyond state of the art
technology for energy generation.
Our first installation of renewables was at
the Missouri Department of Conservation
(2000), where we incorporated three
building integrated arrays of the major
PV types produced. in 2004, we increased
the percentage of onsite renewable at the
Missouri Department of natural Resources
headquarters (2004) by 2.5%. in the nZeBs
we have completed and are constructing
today, we routinely continue to increase
these percentages.
since 2005, we have completed several
feasibility and fundraising designs for
projects seeking to be nZeBs. each of them,
the Omega CsL, the Cambrian College
sustainable energy Centre (seseC), the
Land institute Research Laboratory and
the University of georgia Odum school of
ecology Laboratory incorporate the passive
strategies, efficient technologies, demand
reductions and renewable energy strategies
needed to be a nZeB. Our Platinum
seeking tallgrass Prairie Visitor’s Center is
scheduled to have 100% on-site generation.
however, we recognize that not all nZeBs
can exist through on-site generation only.
therefore, we design each building with
the intent of utilizing multiple options. all
five of our Platinum Certified or Platinum
Registered greensburg, Kansas projects
will utilize both on-site renewables and the
community utility, which is 100% wind farm,
to reach net Zero.

We have also designed several net Zero
energy Ready buildings to address the
increasing efficiencies and current expense
of renewable energy technology, especially
in non-incentivized markets. to achieve
this we follow similar design approaches to
reduce energy loads to a minimum while
maximizing the efficiency of the energy
consuming systems. this high performance
approach prepares the building for the best
opportunity to offset any remaining energy
needs through renewable energy sources.
We incorporate design approaches and
infrastructure to allow installation of on-site
renewables to make the project ready as
the client’s situation changes.
One of our net Zero energy Ready building
examples is the iowa Utilities Board and
Office of Consumer advocate on the iowa
state Capitol Complex. this building was
designed to comply with and exceed the
architecture 2030 Challenge, which is a
commitment to reduce greenhouse gas
emissions for new buildings by 50%.
Of the many things we’ve learned, it is the
importance of making an efficient building
first. Many of our projects have a goal of being
50% more efficient than the baseline energy
code for that jurisdiction. Our experience
also shows that the bigger the building
energy demand, the more integrated the
on-site renewable sources need to be. We
are now using energy generation equipment
as functioning building components, such as
building façade and exterior shading. Right
sizing the power service has a ripple effect
on all other building systems and greatly
improves the efficiency of the building,
reducing equipment size and expense. Our
approach is based on understanding that
experiments utilize smaller samples, that lab
equipment today is more efficient than in
previous years and many other factors have
changed the energy diets for these types
of buildings.
achieving net zero will be easiest to
accomplish if all aspects of energy demand
and supply systems are carefully analyzed
and designed. Our experiences and
continual investigations allow our designs
to embody the performance, beauty and
spirit associated with design excellence.
the state of Missouri challenged BniM to design and construct an exemplary office
building for the Department of natural Resources, one that would set new benchmarks for
sustainable design without increasing their base budget. specific goals included energy-
efficiency, a healthy workplace environment and stewardship of natural resources. the
design team implemented a highly integrated design process to achieve this goal. the
building’s form, orientation, envelope design and systems (mechanical, electrical, lighting)
were integrated to maximize energy performance and optimize daylight and thermal comfort
within the workplace.

in 2006, the Omega institute commissioned BniM to design a new highly sustainable
wastewater filtration facility with a strong educational component focused on water. the
project replaces the current wastewater disposal system for 119 buildings on a 195-acre
campus in Rhinebeck, new York by using biological methods of treatment via an eco
Machine. as part of a larger effort to educate visitors, staff and the local community on
local, regional and global water issues, the project showcases this ecological system in a
building that houses the primary treatment cells and a classroom/laboratory. the building
received a LeeD Platinum certification from the U.s. green Building Council and is one of
the first buildings to receive certification as a Living Building.

BniM was selected to design an energy efficient office building on the iowa state Capitol
Complex that would serve as a testament to the sustainable stewardship of the state of
iowa. the building will be a model energy efficient office building to demonstrate proven,
cost-effective energy efficiency measures for new construction.
the building is designed to comply with the architecture 2030 Challenge, which is a
commitment to reduce greenhouse gas emissions for new buildings by 50% by the year
2030. as constructed, it is anticipated to achieve LeeD Platinum, though it is designed to
accommodate additional photovoltaics, which can take the building to a net zero level of
on-site renewable energy production and use.

the Odum school of ecology is building a new home that will transform education and
research by setting a new benchmark as the world’s most sustainable academic lab building.
the design’s innovative strategies — green roofs, living walls, water treatment system,
photovoltaic cells, natural ventilation, daylight, double skin facades and a collaboration
corridor — reinforce the spirit of founder eugene Odum’s approach to ecosystem ecology by

On May 4th, 2007, an eF-5 tornado hit greensburg, Kansas, resulting in a tragic loss of life,
displacing more than 1,500 residents and destroying 95 percent of the town’s homes and
businesses. On December, 17th 2007 greensburg’s City Council became the first city in the
country to adopt a resolution that all city projects would be built to LeeD Platinum standards
and would exceed the baseline code for energy efficiency by 42%. greensburg will soon be
home to the state of Kansas’ first 7 LeeD platinum facilities.

BniM collaborated with autodesk in 2009 to research and produce a comprehensive report
using state-of-the-art software on a large gsa building for a not-for-profit client in Washington,
D.C. the purpose of project was to document the process and results in order to create a map
for the future that will transform existing buildings into high performance buildings.
the research was initiated in response to the large number of existing buildings in the United
states that could potentially benefit from significant building performance improvements.
Creating an accurate virtual representation of the building and analyzing it for performance
issues allows building owners and designers to make key decisions about how to improve
their buildings.
Based on the team’s results, it became obvious that implementing energy efficiency
strategies, such as daylighting and natural ventilation would not only enhance the internal
building environment, it would also take a dramatic step towards once again utilizing
innovative natural systems – just as the original design of the building had done.

Petite Rivière is the first community in Canada designed for high-quality living within the
limited resources of one planet. the complex plan for this site is designed to achieve “true
sustainability” by stretching beyond the highest green building standards for materials,
water, energy and indoor air quality. the project is being designed for Zero Carbon and
Zero Waste by using design principles of walkability, mixed-use, connectivity, compactness,
regeneration and community.

Chatham University’s eden hall Campus (ehC), which is 25 miles north of the main campus
in Pittsburgh, Pa, will be home to the new school of sustainability and the environment and
a model sustainable living and learning community for the region and beyond.
eden hall Campus is envisioned as a climate positive campus—where on-site greenhouse
gas emissions are actually less than zero. as such, the precincts, buildings, sites, and
infrastructure will employ integrated high-performance solutions and renewable energy
