Today, 43 years later, with 50 employees, two locations and a fleet of 42 trucks and 28 pieces of equipment, J.A.M. Construction Co. Inc. is one of the most experienced excavating and paving contractors on Aquidneck Island. In 1966, John A. Marshall had long since learned the meaning of hard work, toiling on the fam- ily dairy farm for his entire childhood into his late teens. It was then that he started getting into the construction industry. Marshall’s first piece of equipment was a Cockshut 550 tractor. After buying it, he start- ed doing odds and ends and things slowly evolved. His next purchase was a dump truck, and then a backhoe, and so on and so on. Soon, he was digging foundations, installing septic systems and learning as much about the industry as he could. Today, Marshall’s son, John A. Utility Vehicles Help Maintain Special Vineyard PropertyMaintaining property that ranges from ocean beaches to

mature hardwood forests can be a challenge. For the Trustees ofReservations staff on Martha’s Vineyard island, the job is easi-er with the right equipment — a pair of Bobcat 2200 utilityvehicles.

The Trustees of Reservations is a non-profit, private landtrust that manages 25,000 acres of land throughoutMassachusetts. This unique organization preserves and main-tains 99 properties of exceptional scenic, historic and ecologi-cal value for the use and enjoyment of the public.

One of those locations is Martha’s Vineyard, a 100-sq.-mi.island about 7 mi. off the coast south of Boston. Tourism is themajor industry on the island with up to 100,000 residents in thesummer.

Most of the property owned and managed by the Trustees inthe Martha’s Vineyard region is along the coast. To help main-tain the 16-mi. beach area and to transport personnel and patrolthe area, Chris Egan and his staff rely on two Bobcat 2200s.Egan is the superintendent of the Martha’s Vineyard property.

“When it came time to replace the similar type of machineswe previously used, we looked at a variety of options anddecided the 4x4 2200s were best for our circumstances,” Egansaid.

He lists some of the considerations:• Versatile carrier. “We needed something that we could use

to move staff around, for patrols and to carry supplies for main-tenance. Features of the 2200s — such as excellent maneuver-ability, dumping cargo box, good suspension system for driverand passenger comfort, easy entry and exit, ample leg room andsimple, easy-to-use controls — were a good fit for us.”

• Sturdy frame. “Working ina salt environment caused our previ-ous vehicles to rust out very quickly,resulting in broken suspension sys-tems. The all aluminum frame of theBobcat machines should provideextended vehicle life.”

• Access to service. “Bobcatof Cape Cod is the closest equipmentdealer to the island. That’s great forus.”

In addition, the 2200s are equippedwith the diesel engine option, whichthe organization already has availablefor its Bobcat S250 skid steer loader.

“And, compared to other machines,the 2200s are quieter,” Egan said.

He also points out that the utilityvehicles are rugged.

“While they are mainly used alongthe beach, we’ve used them in theheavily wooded northern portion ofthe island. When some of our trailswashed out last year, we deliveredgravel and fence posts to the area inthe 2200s. They proved to be toughand durable.”

The Trustees of Reservations, likeother buildings and grounds special-ists, have come to depend on Bobcatutility vehicles to help them meet theirdaily demands while minimizing oper-ating and maintenance costs.

PROVIDENCE, R.I. (AP) A Baltimoredevelopment company has pulled out of amajor construction project in Providence.

Struever Bros. Eccles & Rouse said itwill give up its ownership stake in the $230million American Locomotive Works proj-ect.

The 23-acre project, which had beenscaled back over time, called for residentialunits and office and retail space.

The company’s president and chief exec-utive, William Struever, told TheProvidence Journal that Struever Bros. andother real estate development companiesare facing challenges during the recession.It has already halted work on another majordevelopment in Providence.

A St. Louis housing developer,McCormack Baron Salazar, has agreed tobe lead developer on the ALCO project.

Marshall added, “My Dad worried thatmost of his customers had found other con-tractors to do their work. But, slowly, heregained his customers back and evenmore.”

off and pick up material used forconstruction.

With a trailer and one personworking, many people were askingif they could buy materials to savethem a trip to another store. Whatstarted as a few customers here andthere, turned into more and morecustomers daily.

“This is when we realized theyard was in need of a scale to accu-rately measure the materials beingsold,” said his son. “Once this scalewas installed, he was able to weighanything ranging from 10 poundsto 100 tons, enabling him to carry avariety of products for re-sale.”

Company Growth,Community InvolvementJ.A.M. Construction has worked

on many projects on AquidneckIsland and beyond, but they con-centrate on the Island’s threetowns, Middletown, Portsmouthand Newport.

“Currently, we are in the processof wrapping up a project inJamestown, R.I., on a 16,000square foot guest area. It willinclude a barn, a movie theatre,golfing area, utility storage, eleva-tor and more,” said John Jr. “Weended up hauling 18,000 cubicyards of fill off the site for theexcavation of the foundation. Itwas featured in the February, 9thissue of New EnglandConstruction.”

The company has grown quite abit in the last 10 years. “We haveabout 50 employees between thematerial and construction compa-nies. We have an extensive amount

of family groups that are employedhere together,” added John Jr. “Forexample, our asphalt crew is afather and his three sons. We havetwo backhoe crews where twobrothers are together. Then, wehave my family, my father, who isthe founder of the company,myself and my older brother Jay.”

Workmanship, Service“What makes our company

stand out is customer service andworkmanship. We are known fordoing quality work and standingbehind it,” he said. “We are a smallcommunity, on an island, withthree towns. We try to focus on thethree towns only. When someonecalls us at five at night, when weare ready to go home, and needtheir broken sewer or water linefixed, we pull a crew together and

get the job done for them. Peoplewill remember when you werethere for them and call you whenthey have another job.”

Despite the difficult economy,J.A.M. keeps getting a steadystream of work. “In this economy,we are very grateful to be as busyas we are right now. We credit thatto all of our employees who are outthere every day doing the work.We try to carry on the same thingsthat my father has taught us, andgot us to be where we are as a com-pany today,” added John Jr.

“We have three employees thathave been working here as long as41 years. Larry Silvia, our headestimator, has been here since

1968. Edward Alvernaz, who is atruck driver, started in 1969, andRobert Monroe, a backhoe opera-tor, started in 1979,” said John Jr.

People want to dowork with companies they knowwill be around for years to come,”he said. “We are proudest of beingable to walk or drive down anystreet on Aquidneck Island andpoint out something we have done,whether it was put in the road, orput the walkway in someone’syard, and have a good feeling thatyears later, the job still looksgreat.”

AUGUSTA, Maine (AP) Twogroups came to the State House onNov. 9 to ask the state to slow downwind power development, which theysaid is gobbling up environmentallysensitive mountain ridges for question-able results.

The Citizens’ Task Force on WindPower said it wants to work with stateofficials to reconsider statewide goalsthe group said will put turbines atop360 mi. of the state’s mountaintops.

The group formed recently in oppo-sition to a project underway inRoxbury near Rumford.

The citizens’ group co-chairMonique Aniel said a 2008 law thatguides wind power developmentallows for “the destruction of tens ofthousands of acres of forested majesticmountain tops brimming with birds,trees, life, beauty and serenity.’’

The law was based on recommen-dations of a wind power task force thatset goals of 2,000 megawatts of windpower capacity by 2015 and 3,000

megawatts by 2020. It would take1,000 to 2,000 400-ft.-tall turbines togenerate that much power.

Erecting even 1,800 windmillswould cause clearing and blastingalong 360 mi. of mountain ridge linesplus construction of new transmissionlines and access roads, said Aniel’s co-chair, Steve Thurston. He said thatmoney spent on wind power would bebetter used by encouraging conserva-tion and efficiency.

While some of Maine’s largest envi-ronmental organizations haveendorsed the state’s goals as a way towean the state from fossil fuels, theForest Ecology Network lined upMonday in support of the Citizens’Task Force on Wind Power.

“The sprawling wind power that isbeing proposed today is going to havea devastating effect on the Mainewoods,’’ said FEN leader by JonathanCarter, a former Green party guberna-torial candidate.

Carter said industrial wind poweronly serves to feed consumers’ “glut-tonous appetite’’ for electrical power.But he noted that his group supports

wind energy if it is generated offshore,as is being studied in Maine.

Major land-based wind farms arealready in operation in Mars Hill,Stetson Mountain and KibbyMountain. Expansions are under wayat the latter two sites and several otherprojects are in earlier developmentstages.

John Kerry, director of Maine’sOffice of Energy Independence andSecurity, said he met with the Citizens’Task Force on Wind Power.

Kerry said state’s residents haveaccess to an extensive review processfor wind projects, which addressesenvironmental and health issues raisedby critics. He defended Maine’s wind-friendly power policy, saying that thestate is trying to ease its heavy depend-ency on fossil fuels. Eighty percent ofMaine homes are heated by fossilfuels, he said.

“We’re open, we’re very transpar-ent,’’ said Kerry, “but at the same timewe have to be reasonable.’’

A survey of 600 Mainers in lateOctober showed that 90 percent sup-port wind power development.

Luxury Resort Opening in Depressed Rhode IslandBy Eric TuckerASSOCIATED PRESS WRITER

WESTERLY, R.I. (AP)Between the private beach andbutler service, a new resort onRhode Island’s shore promises tobe among New England’s mostluxurious when it opens in June.

The original Ocean House wasa post-Civil War resort destinationfor the rich. The 1916 silent movie“American Aristocracy’’ withDouglas Fairbanks was filmed atthe towering Victorian hotel,known for its yellow facade andstriking ocean views. But the 135-year old hotel, in need of exten-sive repairs and upgrades, wasclosed in 2003 and razed.

Now a group of sentimentallyattached investors — led by mutu-al fund magnate Charles Royce— is taking a $140 million gam-ble, building an upscale replica ofthe hotel in the seaside enclave ofWatch Hill. They want the newOcean House — with its 49rooms and 23 condos — to com-pete with rival destinations inplaces like Newport, Nantucketand the Hamptons.

Royce, who owns a summerhome in Watch Hill, said he wasdismayed by the prospect of los-ing the hotel, where guests,socialites and local residents con-verged for grand celebrations orsimply drinks at the bar.

He bought the property from adeveloper who planned to buildlarge homes on the site.

“The world doesn’t need moreMcMansions, especially in [placeof] something that was such animportant part of the communi-ty,’’ Royce said. “The sole pur-pose was to make certain that thisvery important community assetcould be preserved.’’

Royce, founder and presidentof the Royce Funds, assembledabout a dozen investors with tiesto Watch Hill. The investorsreceived a short-term $60 millionconstruction loan and expect torepay it by the time the projectopens, and say the balance is theirown money.

Of course it’s a risky time toopen a luxury boutique hotel with$600-a-night rooms, especially inRhode Island. The state hasamong the highest unemployment

and foreclosure rates in the coun-try. The local economy has beenhammered by the credit crisis andvanishing manufacturing jobs.Ocean House will also be compet-ing for visitors against East Coastdestinations with instant namerecognition.

Nationally, room occupancy atluxury hotels is forecast to fall to61 percent this year, down fromabout 68 percent last year, withthe average daily room rate slid-ing to $240 from $289, accordingto estimates from PKF HospitalityResearch.

But the project’s investors saidthey’re unfazed by Rhode Island’ssputtering economy, and expectthe hotel’s amenities and proximi-ty to New York and Boston to beprime selling points. They alsopoint to the success of the originalOcean House, which, despitelacking air conditioning andfalling into disrepair, still offeredrooms for about $250 a nightbefore it closed.

“People still, even in this econ-omy if not more in this economy,are looking for luxury. They’relooking for shorter getaways,

where instead of going for a weekthey’ll go for two or three days,’’said project managing directorDaniel Hostettler.

And if interest in OceanHouse’s condos is any sign, hemay be right. Despite prices rang-ing from $1.5 million for a studioto a $7 million penthouse, 10 areunder contract, he said. Ownerscan lease their condos to hotelguests when they’re not there,keeping 55 percent of the revenue.

There were objections fromsome preservation-oriented townresidents determined to see theoriginal building saved, but theproject has generally been wellreceived, said Jack Felber, arestaurateur and Westerly TownCouncilman.

“What I’m looking forward tois a grand destination in townwhere people know before theyget in their car and even leavetheir homes that they’re going tospend money,’’ Felber said.

Royce had initially planned torenovate the building, but ulti-mately concluded that structuralproblems and severe wear-and-tear made it impossible. It was

torn down and rebuilt to its origi-nal design. About 5,000 artifactsfrom the original building weresaved, including a fireplace thatwas rebuilt stone-by-stone and thecheck-in desk.

“We want to make sure thatOcean House is here for our chil-dren, our grandchildren and ourgreat-grandchildren,’’ said DonnaSimmons, one of the investorswho lives in Greenwich, Conn.,and has been visiting Watch Hillfor about 20 years.

Backgammon and croquet willbe offered to lend an old-time feel,but modern touches abound,including a 12,000-sq.-ft. (1,100sq m) spa with seven treatmentrooms. An on-site “food forager’’will seek out local products for thehotel’s restaurants, and guests willhave access to a floor butler and650 ft. (200 m) of private beach.

“I don’t think there is anythingthat has ever been built on theeastern seaboard that has beenbuilt to this standard or will be inthe foreseeable future,’’ Hostettlersaid. “It’s all based on the historyof the original building, butinside, it’s an absolute gem.’’
