You may remember that during the Mace Road project, the old entrance sign had to be removed so that the new roundabout could be constructed. Many thanks to Building 4 Representative Jeff Seele for his vision and guidance and to Jeff and our Maintenance Manager, Wesley Thompson for all of their hands on hard work on this project so far. Work will continue once the stone arrives, then a light box with the refreshed Indian Pointe logo; electricity to light our sign at night and landscaping will finish it off. This will be something that we will all be proud of for years to come. So stay tuned! Below are photos of the progress of the work being done on the entrance sign to date.

Do you remember our old sign?

You may remember that during the Mace Roadproject, the old entrance sign had to beremoved so that the new roundabout could beconstructed.

August is a very busy month at Indian Pointe as more units owners and their guestswring out a few more days of summer before schools resume, so historically fewprojects are started.

In addition to the regular hard work required to keep the complex humming, below is alist of some of the recent projects that just finished, are currently underway or will beginthis month.

Ask the BoardThere's water on my floor, ceiling or walls what do I do?

One of the worst feelings for any homeowner is wakingup one morning or walking into your unit after beingaway for a couple of weeks only to find the remnants ofdamage to your home caused by water.

Sometimes the water leak is contained to our ownhome, but other times, particularly in a complex likeINDIAN POINTE, where the units are stacked one on top of the other, the leak spreadsto other units. Water always finds the path of least resistance and gravity, too, plays itspart during a leak. If you have leak in your unit, particularly a serious leak, you can betthe unit below yours is feeling the side effects. And many times, it is the homeownerbelow you who first notices the spots on their ceilings or walls that didn't use to be there.This will typically show up in the bathrooms and kitchen areas were plumbing lines arelocated and where water is used in our homes.

So, what should you do if you notice water on your floors, ceilings or walls?

First of all, don't panic!

The important thing to do is to determine from where the problem might be originating

and then stop the water supply. Immediately, head to your water main in your utilitycloset to make certain the water is tuned off to your unit.

Secondly, using towels, mops, etc. dry up any standing water as quickly as you can.

Thirdly, contact our Maintenance Manager, Wesley Thompson at 573-348-4155.Wesley has seen a lot of water leaks over his years at Indian Pointe. He knows howwater typically flows and he can help you quickly determine the cause of the problem. Ifhe determines that the cause was from the unit above or affects the unit below or nextdoor, he will be able quickly assess that, too.

Finally, contact your neighbors to let them know that there is a problem.

The problem has been identified, now what?

The rules concerning water leaks are very clear. Here is an excerpt from the IndianPointe Rule and Regulations dealing with water damage:

"UNIT OWNER RESPONSIBLE FOR WATER DAMAGE WHEN ORIGINATESFROM HIS/HER UNIT: The unit owner(s) is solely responsible and liable for thedamages to his/her own unit, any other unit, Common Element, Limited CommonElement and any other property or bodily injury from the overflow or leakage ofplumbing, heating, air conditioning systems or other equipment or appliancesoriginating from his/her unit. This is applicable whether the unit is occupied or not, andwhether the water supply and hot water heater is shut off or not."

I reached out to Jeff Young, the Indian Pointe Insurance Agent who is an expert incondominium policies and lake front property. He says that the best solution, just like anautomobile accident, is for the parties involved to contact their insurance companies.Insurance companies will file a claim, send a team to mitigate the water damage,determine fault and quickly start the process of repair if the damage is serious enoughto warrant it.

After all, that is why we all maintain insurance policies. Not for the things that we alreadyknow about, but for those that are unexpected.

Accidents happen. Be Nice. Be Respectful.

An active water leak or damage caused by water is a frustrating thing. You or yourneighbor, in most cases, did not do this intentionally nor was anyone negligent. Just asno one driving their vehicle, is hoping for an automobile accident, you or your neighborwere certainly not hoping for a water leak. They just happen. So be nice, be respectfuland be courteous. This problem will be resolved. As unfortunate that this situation mightseem at first, in talking and working together, you might just find out something newabout your neighbor and that they, like you, are a really good person, who enjoys livingat INDIAN POINTE.

This is a great opportunity to exchange ideas with your building rep, meet our newestresidents,visit with old friends and enjoy the community of Indian Pointe.

Towels over the RailingsThinking about putting your towels, swimsuits or otherclothing over the deck railings? Just Don't!

It is a violation of Indian Pointe rules for owners (or theirtenants or guests) to hang anything over the deckrailings (front or back). We will begin assessing fines(starting at $100 and going up from there) to the unitowner if they, their guests or tenants hang any clothing,towels, etc. over the railings.

There were 14 such violations in the month of July.

Time to Review the InfrastructureHave you noticed that the parking lots, roads and othercommon elements of the complex are deteriorating andstarting to show their age? Some are in downright needof repair now.

The Board has selected Reserve Advisors, anindependent engineering company that has beenaround for 30 years to analyze the remaining useful lifeof each of the common elements of the complex. Todate, Reserve Advisors have reviewed over 370,000community associations across the country.

After meeting with the Board, the company will gather important information about thecomplex and the property. An engineering team will perform a property inspection torecord, measure and assess the current condition of each of the common elements andhelp determine the expected life based on the conditions of each.

Once completed the Board can make educated decisions based on facts and detailedinformation that will help us understand the complexity and scope of these majorprojects and allow us to competently compare and negotiate contractor bids.

Goodbye, Rich BrewerAfter serving on the Board for several years, Rich Brewer, Building 6 Representativeannounced his retirement. The Brewers are in the process of selling their unit 633 sothey can spend more time at their home in the St. Louis area.

So long Rich. Thank you for your service. You will be missed!
