Is an open house for you?With virtual open houses becoming more preva-lent, some real estate pros dismiss the practice of holding the bricks-and-mortar variety. However, open houses can, and often do, get the property sold — but are they worth it?

“In our brokerage, we have some agents who argue that an open house is only for looky-loos and an outdated tactic that many homeowners just don’t want,” says Marian Barry, a broker-owner with Royal LePage True North Realty in Fort Mc-Murray, Alberta. “Others say they are devoted to holding open houses, and their clients are on board since these events are scheduled ahead of time, and may allow the same number of potential buyers to see the home with fewer showings.”

Barry offers up these tips to decide if an open house is for you:

Is your agent is willing to put in the time to make an open house a success? Planning for an open house is more than a full day of work, says Barry, but many agents continue to do them because they deliver results. A successful open house will include online marketing, printing and assembling packets of information for attendees, placing signs around the neighbourhood, and hosting the actual event.

Make sure your agent intends to have the right people at your open house. The home-owner should not be in attendance, as it is the agent’s responsibility to prepare for questions that may come up from interested buyers. Typically, the listing agent is on hand and they should plan to have someone with them. Often, a colleague accompanies the open house, usually someone who is newer to real estate. In addition, it’s becom-ing more common-place to invite a representative from one of the company’s preferred lenders.

Consider security. Make sure you are prepared to securely stow away all valuables, along with prescription medications. Ask your agent what safety and security procedures they follow when holding an open house and research online for yourself. If you are uncomfortable with any as-pects of the planning or security, an open house may not be for you.

A successful open house, Barry says, is one that increases the exposure of the home and brings prospects and neighbours who may know some-one who wants to buy it. In addition, some buyers like the notion of dropping into an open house without the extra step of booking a showing with an agent. For others who are already seriously in-terested in your property, holding an open house could be an opportunity for them to bring others for a second opinion, which may translate to an offer, or even multiple offers.

Seek clarification from your real estate profes-sional; do your research, and; ultimately make the decision of open house, or not, based on your in-dividual situation.

To protect your in-vestment, be sure to obtain work permits and consult a profes-sional before embarking on any project where maximum return on your investment is sought.

1. Attic insulation (fibreglass). You can recoup more than 90 per cent of the costs based on immediate energy savings and your home’s future resale value.

2. Garage door replacement. Maximum impact on curb ap-peal and increase functional-ity. Recoup up to 90 per cent of your investment.

3. Entry door replacement (steel). Quickly improve the curb ap-peal of your home while reduc-ing heating and cooling costs. Estimated return on invest-ment is more than 80 per cent.

4. Manufactured stone veneer. Add curb appeal to the exte-

rior of your home, or to accent specific areas within the home. Recoup up to 75 per cent of your investment.

5. Minor kitchen remodel. Based on a mid-range investment of about $20,000, you can expect to recoup about 70 per cent.

-built home is delayedDid you know, that approximately 50,000 new homes and condominium units are ready for pos-session every year across Ontario? That translates into thousands of people realizing their dream ev-ery day, although there are always some who are ready to move in but experience delays.

With so many stages involved in building a new home, delays in construction are not unusual – and while the purchase agreement includes spe-cific dates for completion, there is always flexibility that allows those dates to change.

You do, however, have some protection when it comes to an occupancy delay. In fact, the new home warranty in Ontario, which is provided by your builder and backed by Tarion, is very com-prehensive. The warranty includes protection for deposits, delays, and three separate construction warranties that last up to seven years.

If you are a new home buyer, here are some im-portant things to know:

Delays may leaD to compensation

Under the delayed closing and delayed occu-pancy warranty, your builder is required to prop-erly extend the dates in your agreement if a post-ponement is anticipated. If your builder misses the critical dates outlined in your agreement, you may be entitled to compensation up to $7,500.

There are two windows of opportunity when making a delay compensation claim to Tarion.

First, if a purchaser terminates their contract with-in the 30 days immediately following the outside closing/occupancy date, a claim must be made within one year of termination. Second, only after you move into a new home where occupancy has been delayed, can you make a delayed occupancy claim within the first year after you take possession of your new home.

Caveats to the warranty depend on whether the delay was unavoidable and out of the builder’s reasonable control. These include a strike, fire, ex-plosion, ‘act of God’, civil insurrection, act of war or terrorism, or a pandemic. However, to rely on un-avoidable delay claims and postpone occupancy timelines, builders must follow specific rules out-lined by Tarion. These include when a builder must inform the homeowner; that the builder provide an estimate of how long the delay will last, and that they give written notice when the delay has ended.

The warranty protection on new homes is meant to provide buyers with peace of mind when making what is most likely the largest purchase of their lives. Keep in mind that the warranty is designed to ensure that builders deliver on their responsibilities and obligations and provide you with a safe and well-constructed home.
