The technical support and training programmes by RMD have enabled quick absorption of the construction practice using RMD formwork systems. Unified Commodities on the other hand has supplied most of the conventional formwork of Capacit'e, proving time and again to be a dependable vendor. It has enabled Capacit'e to cut down on timber need by supplying custom-made brackets and side supports. Formwork is a long term asset and Capacit'e recognises the importance of due and proper care of same, for durable and repetitive use across projects. Composite Structures of Capacit'e

In a first of its kind in India, Capacit'e is constructing a

number of composite structures (buildings made of concrete

as well as structural steel) in Mumbai. What is unique is the

fact that all these are in residential building segment,

whereas the market for such composite structures pre-

existed only in the commercial segment.

The construction expertise of Capacit'e Infraprojects

combined with the manufacturing and erection capability of

Capacite Structures has enabled expeditious progress of

works in hand.

Uncompromising Resources

Whether it is in terms of deployment of expatriate personnel

or state-of-the-art formwork systems for quick execution of

projects or crucial plant & machinery for construction of high

rise buildings, Capacit'e has ensured that there is no

compromise on the requirements. Some recent additions

include aluminium formwork for multiple buildings, large

safety screens, a number of Tower Cranes (from Potain and

ACE for South Zone projects) besides high capacity

passenger & material hoists. A crab model concrete

distributor has also been procured recently.

Mission 1% for Wastage Control Capacit'e is striving to cut down the wastage of

reinforcement steel and concrete to be less than 1%,

including by way of adopting the following measures : a. Drawing release control by Clients to plan well ahead,

b. Rolling Margin control by Vendors,

c. Quality Assurance control by Vendors to avoid failures,

d. Incoming quantity cross verification without fail,

e. Custom lengths of steel purchase for typical floors to avoid waste,

f. Use of cut & bent steel and use of cages wherever possible,

g. BBS based smart cutting of steel to minimize unusable scrap,

h. Reconciling theoretical vs actual consumption for every pour,

i. Tracking in-situ changes to drawings / BBS for due measurement,

j. Ensuring rigorous checks before work, to avoid repair / waste,

k. Tracking usable cut pieces for incorporation in the works,

l. Ensuring due and proper measurement of works to avoid gaps.

Bucking the Trend in Growth Even as the construction industry has reported negative

growth in many cases particularly at the bottomline for the

year ending 31st March 2015, Capacit'e has clocked annual

growth in Sales of over Rs. 600 Cr during this period, with

corresponding growth in Profit. This would not have been

possible without the support of Banks, Financial Institutions,

Vendors and Subcontractors, Staff and Workmen, and other

stakeholders. The annual Sales is set to grow even further in

the years ahead and it is essential to be lean and efficient to

sustain the Profit margins.

Being Lean in Alliance with Developer The combined effect of debottlenecking of funding for the

real estate sector by way of REITs, RBI policy changes on

interest rates, FDI investment, overseas loans in INR etc.,

combined with the Government push for Smart Cities and

for housing for all including by way of redevelopment of old

colonies, slum development etc. besides the relaxation of FSI

constraints is set to open up the building construction

industry in a big way, particularly in the major metros.

Much as the Government would like to fulfil the labour

requirement for this purpose through the Skill India mission,

getting adequate skilled workmen on project sites will

continue to be an everyday battle. The skill, scale and speed

required to benefit from the rapid expansion of the

construction sector in the coming years can only be realised

if the contracting firms change their orientation from being

personality driven to be system driven. However, systems

per se cannot replace people - but they ought to

complement each other.

One critical aspect to be ensured in implementation of

systems and processes is being lean, in business practice.

Many infrastructure companies had bloated when the PPP

projects were launched, accumulating huge waste in the

process, only to fall on hard times subsequently. For

sustainable growth of an organization, lean principles are

essential and inevitable.

Lean construction aims to meet the value proposition for the

customer, at minimum cost. The expenditure of resources in

any aspect other than the direct creation of value for the end

customer is wasteful, and thus a target for elimination. The

focus during construction is on minimizing cycle time,

minimizing inventory, minimizing resource deployment,

maximizing productivity, maximizing resource utilization

and avoiding wasteful expenditure.

In addition, the approach in lean construction is to make the

work flow reliable. The project is structured and managed as

a value generating chain of processes. In this context, at the

development stage itself, it is essential to define the project

objective and specify the content, sequence, timing &

outcome of the component activities, resource requirements

and acceptance criteria. In doing so, wasteful addition is

excluded.

It is best to firm up the design and drawings in advance of

commencing the construction works, so as to avoid delays

and the associated waste of time and resources. Equally

important is the need to ensure constructability, speed and

ease thereof, in terms of resource requirements – be it men,

machinery or formwork. An easy to shutter, pour and

deshutter scheme of design and drawings entails quick

construction at lower cost on the whole, in comparison to an

optimised design based drawing that involves complicated

shuttering scheme.

Lean construction by a contractor actually benefits the

developer and hence it makes sense for the concept to be

imbibed by the developer as well as the designer and the

consultant forming part of the project team. Lean design

creates even more value for the developer. It therefore acts

as a catalyst in alliance form of contracting where everyone

works towards a common goal, with shared values and

interests.

Indicators based staff appraisal process for its managerial

cadre. The KPIs cover time, cost, investment and compliance

aspects. With this new system in place, reward for individual

performance will be linked with the team’s performance as a

whole and hence the company’s, rather than being

constrained in comparison to the performance of others. A

fast track career growth mechanism is being put in place to

identify, groom and promote star performers. These

measures enable Capacite improve its Human Capital.

West Zone segmented to 3 Clusters With the increase in number of active Projects of Capacit'e in West Zone, it has become necessary to form clusters for improving the operational efficiency and delivery to customers. As part of this exercise, Capacit'e has designated Mr. Pramod Singh, Mr. Avinash Bhoyar and Mr. Pranab Chakraborty as Cluster Heads, responsible for timely completion within budgeted cost ensuring compliances in respect of projects assigned to them, besides customer relationship management and project cash flows.
