Built in 2000 and remodeled in 2006, Notting Hill is a private gated paradise with spectacular lake views and 452 spacious homes. The community is surrounded by bike trails, oak trees, open conversation areas and Lake Mary Boulevard. Numerous shops and restaurants are within a short walking distance.

When we first visited this community we were immediately struck by its stunning “curb appeal”. It quite clearly stands out as a superior location in wish to buy and rent and is surrounded on all sides by million dollar homes. The lush, sweeping driveway from Lake Mary Boulevard up to the 1,100 sq ft community clubhouse has a southern charm usually reserved for the very wealthy.

Residents enjoy the use of a beautiful colonial style clubhouse equipped with a billiard room and bar. Amenities include two swimming pools, jacuzzi and cabana area, modern fitness center with aerobic and yoga rooms, tennis courts and children´s play area.

After purchasing a family home, the purchase of an investment property is the second most important financial decision in most people’s lives. When done correctly, it can be a highly satisfying and profitable experience. Below are short answers to some of the questions we most often receive.

How are net yields calculated?This is your net income expressed as a percentage of the purchase price after all overheads are deducted. The same overheads apply to practically every property in Florida. You must pay HOA fees, real estate taxes, property management fees and home insurance.

What are HOA fees?The Home Ownership Association is responsible for looking after the community as a whole – i.e. common areas and facilities such as the swimming pool, security personnel, pest control and rubbish collection. They are also responsible for the structures of the buildings within the community and insuring all common areas. Every property owner in each community pays HOA fees.

What are property taxes?Property taxes are calculated by the County Tax Appraiser and are based on local services, amenities and average property values within the vicinity. In October each year an estimate of the current years’ property taxes is published and you can view this estimate on the County Tax Appraisers website.

What exactly does a property management company do to earn its fees?Your management company is responsible for arranging lease agreements, liaising with your tenant, ensuring they pay on time, organising any repairs necessary, communicating with you on a regular basis, paying you the balance of your rent, providing income statements and placing new tenants whenever necessary.

When and how do I receive rental payments?Funds will be deposited directly into your bank account around the 10th of each month.

Is finance available? For investors, these are cash only deals. This is one of the few communities in Jacksonvile where finance is available for owner occupiers and US citizens purchasing as a second home. That means it´ll be one of the first to present an equity release opportunity to investors in the near future.

Can I use the property for lifestyle/holiday use in the future?Yes, many clients plan on doing this. However, if you are considering a few weeks use per year, you should consider renting your investment property 12 months every year and using the profits to rent somewhere else during your short visits.
