A VA mortgage is one of the best options for borrowers that don't have a down payment for a home purchase. It is a loan program available to both active military and

veterans and is somewhat easier to qualify for than conventional mortgages. If you think you may be eligible for a VA loan here are 5 things you need to know:

1. Eligibility: Active military, veterans, reservist and National Guard members are eligible for VA financing. Active duty military usually qualify after 6 months of service. For Reservist and National guard the wait period is usually 6 years except during war time, then the wait period is only 90 days. Borrowers must obtain a Certificate of Eligibility before applying for a loan. I can help you with that easy process. 2. Advantages of VA financing vs FHA or conventional: VA financing allow the borrower to put less than 20% down and NOT have monthly mortgage insurance. With VA financing, in most cases, you can put 0% down. FHA requires a minimum of 3.5% down and conventional financing requires 5% down. FHA has monthly mortgage insurance regardless of the down payment percentage. 3. Fees: The lender, title, and escrow fees are the same for VA loans as they are for FHA and conventional. However, VA charges an upfront funding fee. This funding fee can be either paid at closing or can be financed into the loan. The funding fee is based on percentage of the loan amount. For Regular Military and first time use of VA financing, the funding fee is 2.15% of the loan amount if putting less than 5% down. If you are receiving VA disability benefits, your upfront funding fee is waived completely. 4. Underwriting Guidelines: You must have minimum 620 fico score. Chapter 7 bankruptcies must be at least 2 years from discharge date. Previous foreclosures and short sales must be seasoned 2 years. The property must be owner occupied within 60 days of closing escrow. 5. Loan Assumption Option: VA financing, like FHA, has this unique feature. As rates increase in the future, you can offer a VA eligible buyer the option to assume your lower rate loan. That buyer must be approved by the current lender for the assumption to be legal, but it can be a great selling feature.

O ne of the most difficult events in a human beings life is losing someone they love. On August

26, I lost a person that I loved dearly, my Grandma Amy. She was the woman who stepped in to be my mom, when I was

only 4 and my sister was 2. She had 96 years to make an impression on those around her and boy did she. She was a woman of few words, lived a simple life, loved travel adventures, gardening, quilting/embroidery and baked the best made from scratch bread you could ever imagine. She taught not by words but by being the roll model of all that is good about her generation. I loved and appreciated her and she knew it. Many of her talents lives on in each of those whose lives she touched. My life would have been much different if it were not for her being the unselfish, kind and loving person that she was. Thank you Grandma for always being you, no matter who was around and making a difference in so many lives. You will be truly missed.

What’s new in Real Estate? The week of November 24, the California Association

of Realtors will be rolling out a new residential purchase agreement. Two of the biggest changes are the buyer contingency period being extended from 17 days to 21 and the termite request is no longer on a separate form, but will become part of the request for repairs. If you are buying a home you will want to make sure your agent is using the most up to date form.

Renters can now initiate having their good rental history sent to the three credit bureaus through companies such as Denver based CreditKarma.com. Depending upon their current credit, a individual can see anywhere from a 15 to 100 point increase in their credit score, per Credit Karma.

Speaking about credit. In the past when an individual paid off an old debt, their credit score suffered. That never made sense to me. No more, the credit bureaus wised up and now when old debt is paid off the consumer can expect an increase in credit score.

W hen I tell people that I’m a Home Stager & Redesigner, I often hear, “What exactly is redesign?” Good question! I’ll then explain that staging utilizes

much of what you already own to create an inviting environment to attract buyers, and redesign uses items you already have to reimagine your home. The difference between staging and redesign is that staging is focused on depersonalizing a space, while redesign is using what you have to make a space that is personalized to your taste. Redesigners will rarely suggest major structural changes, which can be costly. The focus is usually on low-cost, but high impact changes that will transform the space into one you love.

There are a number of occasions that you may want to use the help of a redesigner. The first, and perhaps most obvious, is when you move into a new home. If you bought furniture specifically for your previous house, you might have difficulty making it work in your new place. A s you cross over San Diego Harbor to Coronado, at mid-span of the gentle curve of the Coronado Bridge, the red turrets of the Hotel Del Coronado jut above the island like ruby crowns. This gem, built during the Victorian Era in

Queen Anne Revival architecture, has graced the white sandy beaches of Coronado since 1888. At that time, it was the largest building to have electricity and has been the host to 11 presidents since its opening. Today, the Hotel Del, or “The Del” serves as a landmark resort for locals and tourists from around the world.

Enter through the main door and step into the nineteenth century lobby. A crown-shaped, multi-tiered crystal chandelier illuminates the rich coffee-colored Oregon oak paneling. Coffered ceilings soar above the catwalk gallery that overlooks the lobby. Diners eagerly await a sumptuous Sunday brunch in the elegant Crown Room.

Ride the metal-grated elevator to the floor below and browse through 17 unique shops. Sip cocktails in the Babcock and Story Bar or lunch at Sheerwater overlooking the Windsor Lawn and the azure Pacific beyond. Grab a drink and a sandwich at the Sun Deck Bar overlooking the beach and relax in lounge seating around a personal fire pit. Watch as sailboats tack across the sea toward Point Loma in the distance. Or sit at a table overlooking the turquoise pool. Lounge in maroon and white candy-striped cabanas on the sugary sands where Marilyn Monroe once cavorted during the filming of Some Like It Hot in 1958.

For the Holidays This holiday season, “The Del” is serving a lavish Thanksgiving feast with all the trimmings in the Crown Room and the oceanfront Ballroom. For Christmas, the hotel’s holiday theme is “Building Seaside Memories,” beginning with raising the chandelier in the lobby to accommodate a towering, live Christmas tree trimmed with elegant ocean-themed decorations. Visitors and guests can ice-skate on an outdoor skating rink on the Windsor Lawn, overlooking the Pacific. Throughout the holiday season, the lilting sounds of a harpist will entertain guests during a traditional Victorian Tea. On Wednesday, December 3, a special event will include fireworks and performances by students from Coronado schools. Santa and his elves will be there to delight children. The award-winning Lamb’s Players Theatre will perform their annual production of An American Christmas in the Ballroom. Guests will be entertained with stories, songs, and dances while dining on a four-course dinner. On Christmas Eve, a Victorian buffet dinner will be served in the Crown Room, and a traditional holiday buffet will be served in the Crown Room and the Ballroom on Christmas Day. So this holiday season, step back in time and enjoy all that “The Del” has to offer.

P eople who have experienced Aruba feel like they have their own secret hideaway. How it’s stayed under the radar of so many people is surprising to me. Of all the

Caribbean islands I’ve visited, this is my favorite by far! They must do something right in Aruba…it has the highest rate of return visitors of any destination in the Caribbean.

Aruba is a relatively small island. It’s only 20 miles long and slightly less than 6 miles across at its widest point. It’s one of the Dutch “ABC Islands” consisting of Aruba, Bonaire, and Curacao and only 19 miles off the north shore of Venezuela. It’s very easy to get around in Aruba whether you take public transportation or opt to rent a car or motorcycle. The architecture has a decidedly Dutch influence, with the multi-colored Caribbean color spectrum evident in its housing and buildings.

Aruba’s leading industry is relaxation! Its near-perfect weather with cool breezes and low humidity, coupled with miles of white sand beaches and crystal clear water make it a great place to vacation for all ages. Because it is situated far below the hurricane belt of the Caribbean, there’s never a bad time to visit. The weather is beautiful year-round.

Activities abound in Aruba. It’s a great place to snorkel, scuba dive, windsurf, explore or simply lay on the beach. When the evening rolls around, you can dine in some of the finest restaurants in the Caribbean. There’s also a night life with casinos, night clubs, and shows.

Yellow or green bell pepper

1 piece 2 inches green onion

1/4 cup Old El Paso Thick ‘n Chunky salsa

1/4 cup apricot preserves or orange marmalade

1 teaspoon chopped fresh cilantro

Assorted tortilla chips, crackers or sliced vegetables

Preparation Instructions

1. Cut block of cream cheese diagonally in half; arrange on plate with shallow rim to form triangle

2. Cut star out of bell pepper with star-shaped cookie cutter; place at top of tree. Place green onion piece at base of tree.

3. Mix salsa and preserves; spoon over cream cheese. Sprinkle with cilantro. Serve with tortilla chips, crackers or veggies.

nitty gritty ten things you might not know about insurance

I f you have renters or homeowners insurance, your personal property is covered around the world up to the limits and conditions of the policy. This does not include forgetting your camera or wallet at the Parisian café, but it would cover it if it was stolen from you or your hotel room.

1) Motorized vehicles for disabled persons may or may not be covered in your homeowner’s policy. This can be important if your mobility scooter or power chair is inside or attached to the vehicle. 2) Falling Space Debris crashes into your home. If it’s not excluded, it’s included. 3) You need to separately list and insure collections, jewelry, art, cameras, musical equipment, antiques and watches among other things. 4) If you use an antique for day to day use, it’s just furniture. 5) Your personal property is not covered by your auto insurance. So if your car is stolen and you don’t have renters insurance or homeowner’s insurance, there is no coverage for those items.

6) Dog bite claims, if to a minor, stay “open” until the minor is 20. The minor has 2 years to claim for pain, suffering and any other damage. Generally speaking, dog bites are a “one-and-done” even if you get a different dog. Insurers look at the dog-owner as a part of the problem. 7) If someone cuts you off in traffic and then brakes and you rear-end them….you are at fault. Give people space and let them cut in. 8) If a vehicle is blocking traffic or is stopped and you need to get around them, there are no laws that say the first person behind the stopped vehicle has precedence. If you are ahead of a motorcycle but they get past you and you hit them…..you are at fault….even though they ‘cut in line’ in front of you. 9) If you upgrade your kitchen and don’t tell your insurance company…and your house burns down…the insurance company will replace the old kitchen, not the new one.
