Hi all you wonderful, dedicated Members! October, November and December are such busy months with lots of great things hap-pening. Your Leaders have again, given their time and dedication to the FHBA with great attendance to the Fall Leadership Conference in Daytona Beach Shores. Always remem-ber we have power in numbers and need to stand up for the rights and wishes of our in-dustry needs. We have a great need to stay informed and always have a voice. Thank you to all who attended. We could not survive without your never ending service. Thank you, everyone who sold tickets for the 31st annual Reverse Draw and October Party and to Carolyn & Kelly, for another successful event. This is a lot of work to pull
everything together so smoothly, so when you see them, please say a special thank you! In October, the Members graciously volunteered to help the Educational Foundation of Lake County, build their new food pavilion in Tavares. Thank you to Andrew Nutt, of Holly Homes, George Hansford, of Prom-inent Construction, Cliff Libby & Luke Martineau with Kevco Builders, Jeanne Abernathy with Grizzard Real Es-tate and myself. We had the pleasure to work with a group of High School students who were very enthusiastic and great laborers. Getting to know people as you work together as a team was a true blessing. I have to thank Joe Ziler for sending Cliff and Luke as they were just good guys inside and out. The stories that are told on the job-site leave lasting impressions in us all. Speaking of gratitude, I would like to personally thank Clarence Tibbs, with STE Electrical Systems, for his many years of service and loyalty. Clarence joined the Association in 1990, was elected Associate of the Year in 2000 & 2002. He was instrumental as our Emerald Sponsor in the construction of our HBA office we call our home. Clarence has achieved Red Spike with 120 points, has been on the Board of Directors since 1998, became a Life Director in 2007, and has served as Associ-ate Vice President & Secretary Treasurer many times. He has always donated generously and is greatly appreciated. He earned his Angel Wings by helping the Elderly in midst of turmoil from the hurricanes with his Electrical talents. Ten Good Reasons To Sell a Home During The Holidays
Once October rolls around, it’s
officially the holiday season for
me, and I go into complete
‘prepare mode’ for all the
events and people I want to
connect with! But did you real-
ize that this is a great time to
sell homes? More homes are
sold during the last and first
quarter every year in our mar-
ket area. Here are ten excellent reasons to sell
homes during the holidays:
1. People who look for a home during the holi-
days are more serious buyers.
2. Serious buyers have fewer houses to
choose from during the holidays, so you have less
competition.
3. Houses “show” better when decorated for
the holidays. Throw a festive wreath on the front
door of your new construction!
4. Buyers are more emotional during the holi-
days.
5. Buyers have more time to look for a home
during the holidays.
6. Many people want to buy before the end of
the year for tax reasons.
7. January is traditionally the month for trans-
fers. Transferees can’t wait until spring to buy.
You must be on the market to capture that market.
8. You don’t need to be open on Christmas
day, but have brochures and your contact infor-
mation in an information box at your home for pro-
spects to pick up.
9. You can always take a contract now with
an extended closing date – maybe your home un-
der construction is worth the wait for a buyer who
may have a home to sell.
10. Selling now may fetch you a higher price
than in the spring when there is more competition.
The bottom line is to market your homes now,
even though you may have fewer inquiries, the
buyers are more qualified and more motivated.
You will stand out from the competition, because
there will be less competition, resulting in better
selling prices! Keep your marketing efforts con-
sistent this last quarter, and finish the year strong
in sales!

That is what we continue to do as plans continue to fall in place for the 2015 Pa-rade of Homes. As Parade co-chair and chairman of the Builder/Realtor committee, I, along with the other members of our committee, constantly strive to come up with ways to build and strengthen the Builder/Realtor alliance. For the 2015 Parade we will once again provide three coach buses to take REALTORS through the tour of Parade entries. Home Builders Association of Lake-Sumter's Associate Vice President Paul Swanson passed away October 28th. He died peacefully under Hospice care at his home in Wildwood after a heroic battle with Esophageal Can-cer. His wife Suzan Swanson was by his side at the time of his passing. Paul joined the Association in 2009. He served as a member of the Board of Directors for 3 years and worked tirelessly on the membership committee for
many years . His contagious smile and "Can Do" attitude were a couple of the many traits that set him apart. Paul inspired and touched lives around him right up until his very last days and he will be missed by so very many. Donation and Memorial details will be forthcoming as they become available.

Perspectives from FHBA CEO Paul Thompson
As my remaining time as FHBA’s CEO/EVP can now almost begin to be measured in days in-stead of months, a lot of people are asking if I’m having any mixed emotions about leaving the place where I’ve worked for more than 35 years. That answer would be no. Last week, I gladly yielded the big corner office with the spec-
tacular view of Park Avenue in downtown Tallahassee to my highly capable successor Rusty Payton and will spend be-tween now and the end of the year giving him “history lessons” that he may or may not find useful. I laughed when my mother-in-law asked if I was “training” him. Even if you didn’t already know that Rusty was the Florida Society of Association Executives (FSAE) Executive of the Year in 2014 for his stellar work at the Florida Dental Associa-tion, you wouldn’t have to be around him for long to see that he’s hit the ground running and won’t stop until FHBA is a better, strong-er association than it is today. I think back to the SEBC this summer in Orlando when Lt. Governor Carlos Lopez-Cantera, Agriculture Commissioner Adam Putnam, and Attorney General Pam Bon-di – three of the most powerful political figures in our state – all made guest appearances and presentations. When each one saw Rusty (who was a candidate for the FHBA CEO job at the time), it was like old home week with smiles, warm wishes, and mutual respect all around. It confirms that in Rusty, FHBA has hit the mark with the ideal person to be the “face” of the associ-ation. I believe FHBA got the best… and I wish Rusty the best. Paul Thompson, CAE, MIRM, is CEO/Executive Vice President of the Florida Home Builders Association and will retire from FHBA on December 31, 2014 .
NAHB Pushing for Code Par-
ticipation
The National Association of Home Builders (NAHB) and its more than 600 state and local
builders associations around the country are working to forge a stronger partnership with local building officials, especially those who cast votes on proposed code changes coming before theInternational Code Council (ICC). It involves a two-step process. First, local governments are being urged to join the ICC as Governmental Members, which requires a nominal annual fee, so they will be eligible for a certain num-ber of votes based on their population (for example, jurisdic-tions with a populations of greater than 150,000 have 12 votes). Second, those local governments are then encour-aged to have their representatives vote either in person or through a web-based voting process known as cdpACCESS. Both steps create an opportunity for more effective dialogue with building officials, who can be strong allies in assuring that affordability is considered when it comes to proposed changes to the code. The Home Builders Association Wood Commodity Index (Index) for October increased 0.4 percent to $338.80 with sheathings going up and lumber going down. One gives and the other takes away. This minimal price movement is probably an accurate re-flection of the mood in both housing, and the economy — just not much excitement. The mood of the country seems to be infected with an economic virus of uncertainty, which just cannot be shaken.
The dimensional portion of the Index dropped at the wholesale price level 2.7% to $401.89 as decliners led advancers by a 5-1 ratio. Wide width pine took the heavy hit with declines in pricing of 11% plus. 2x6 spruce advanced in certain sizes with $10 plus increases in 2x4 spruce popular sizes. Overall the mood is down, and with winter only weeks away, prospects for a price run look dim as the country exits hurricane and storm season unscathed. Activity and pricing picked up slightly in the sheathing portion of the Index, with CDX Pine Plywood Pric-ing remaining very strong, while OSB sheathing floundered at much lower levels. The mills for plywood have done a good job managing supply to demand, but in the case of OSB mills, there is simply too much supply. The spread between 15/32” OSB and CDX sheathing is $308 per thousand or $9.86 per sheet. At that difference you would expect builders to move away from plywood for residential roofing. Mills and manufacturers appear to be growing anxious over sales in the last quarter, and builders are beginning to see some cracks in pricing. Whether this continues depends entirely upon how well the supply and demand quotient is managed. There appears to be little in the way of housing demand to push pricing in a sustained, upward trend over the next 30 days. The Spike Club is an elite group of Association members recog-nized for outstanding achievement in membership recruitment. Simply put, you become a Spike by recruiting new members. Each new member recruit earns 1 credit towards a Spike. Each member retained earns 1/2 a credit. Each Affiliate member re-cruit earns a 1/2 credit. Recruiting an NAHB Council Member earns 1/2 a credit and retaining them earns a 1/4 credit. Blue Spike = 6 credits Life Spike = 25 credits Green Spike = 50 credits Red Spike = 100 credits Royal Spike = 150 creditsSuper Spike = 250 credits Statesman = 500 credits Grand Spike = 1000 Credits
